The property was listed as an auction and best offer on xome and it was listed on realtor website too...when i called agent @***.com that i want to buy that property he said i cant becoz its going for an auction on xome. What was the reason to post that property on realtor with the price u dont want to sell??

New home listed
This site is a scam, a home I just bought at the end of April 2023 is currently listed as up for auction on this site. However I've checked with moth mine and the previous owners title companies and the home is not under foreclosure. They are scamming people.

I contacted these people to correct a mistake they made and instead they got so pissed off they harassed me threatened me and they deliberately change the information against my house to make it worse these people are vindictive cruel they hate women and they hate police dont hire them theyre *** bags

They made me fly to my home where the appraisal had to be done. I had a lot of travel expenses and after they showing up at my home to get the appraisal done.
They called 2 days later saying that they canceled the appraisal. But the person assigned to do the appraisal came already to my home and was working on my appraisal. I called Xome to get a copy of the appraisal or let me contact the person that came to my house to do the appraisal to get more info, and they won't let me. This is awful.
They made waste a lot of time and money on travel expenses. I am just asking to get the appraisal or get in touch with the person assigned to do the appraisal.
NO ONE IS PAYING ME FOR MY WASTED TIME OR TRAVEL EXPENSES. AND I AM NOT ASKING FOR MUCH I JUST WANT MY APPRAISAL

I called you regarding a property that is at 4555 West 58th Street in Chicago Illinois and the price or As I understood the reservation, it was much less what they just put now. Now they put a very inflated price of 353400, but a property that is up for auction, I think something is wrong. Can you contact me, please?
Uneven Playing Field
I am a 15 year real estate investor and broker- have sold over 150 homes in this area with an average sale price of $2.2m. The Xome foreclosure auction I participated in was really a waste of time.
The whole process is is riddled with inconsistencies and a lack of transparency. The auctioneer keeps bidding against you and running the auction up and if they dont get the price they want, another auction is scheduled. This has happened twice now. However, the property I was bidding on was a large house in a popular suburb of San Francisco.
The AVM value on the property (which is what they cross reference their BPO with) was way off due to its size. The broker who did the BPO doesnt do business in this area. Anyway- back to the auction process- the auctioneer can bid against you and but you dont know which is his bid and which is another bid. The agent then said that the seller was counter offering thru this bidding process, but the bids kept going up- how is that a counter offer if the number keeps moving away from you?
Bottom line is I think that the real estate sales experience will be more efficient with auctions, but there needs to be much greater transparency- we need to know who is bidding is it another buyer or the auctioneer? Last- the "5% buyers fee" was $92,000 in this auction. The buyers agent fee is 1%; we had to do a whole suite of inspections and evaluation just to get to the starting gate.
Seriously- how is this an improvement in the way real estate is sold. Simple answer is- its not.

Won auction but was turned down
We won but did not get house . It was a cash offer .
Was told it will go back up for sale in a week ..They have my deposit still . Total bs

CROOKS!!!!
Its been almost 6 weeks and to this date although they allowed us into the home to retrieve some of his possessions, when allowed in we found the home trashed, we are still waiting to hear when we can retrieve the rest however we are being stone walled by Mr. Cooper and Xome the company hired to remove him from the home.
Most of the furniture removed from the home by Xome the company that evicted him is damaged beyond repair and numerous items are missing. Status is unresolved.
Yesterday representative showed up at our sons home the removed him from the property that he desperately has been trying to save he has three children they removed all his possessions put them in a storage unit and now there are three children ages 6 and under who have no beds clothing toys they took everything. He was given a phone number to call for his things we were on hold over 4 hours then got a recording they're closed.The storage unit owner refuses to get involved Xome rented the unit we were told that the person that has the keys is no where to be found. These people are beyond heartless.

Real estate auction scam to get your sign-up fee $1000.00
When I signed up this time for a Xome online real estate auction the high bid was $87,000 and it had been sitting there for most of the day.
After I had signed up (which took all of 3 minutes) I was charged $1000.00 to my Credit card to qualify for bidding and I was asked to bid right away.
Only one problem:
During these three minutes the auction had miraculously jumped to $123,500....a physical impossibility with $7000.00 bid increments.
Naturally I was not interested any longer, called Xome and explained my concerns to a supervisor by the name of Alex.
I got nowhere getting my $1000.00 refunded.

The properties listed are a complied list of public info available to everyone. Purchasing a home is stressful enough without predator looking to scam YOU.
The website is full of miss leading and false information.
Please do your homework before you buy any property and stay away from these guys, Once they have your money....................
in addition they are selling houses which they are forcing, scamming, or harassing the occupants. (Read the fine print) So sad.

The 1% rip off
I have held back on this review as I did not want to write it out of anger. however, I can honestly say that this company is definitely about the money.
There was a contract written with Xome for 1% Commission in the event the property was sold on their auction site. the property ended up with an offer prior to the property being listed to Xome and their auction site. therefore xome is not entitled to any commission at all. I have been fighting with Xome for a while now regarding this issue.
Nora Castro was my contact person, but I would always talk with a gentleman named Brandon. Brandon told me that Nora was on top of the situation and will be in touch with the closing agent regarding this issue to remove the 1% as that is not how their company do business. I was later informed from the closing agent that Xome had reached out to them to make sure the 1% was on the HUD statement.
Unfortunately for my situation this company has represented itself as one of greed, deceit, low integrity, and poor business practices. I would not recommend Xome to anyone because it is about their interest not the client.

Scam!!!!
Won auction through nationstar owned website xome.com where they signed contract with us to close on foreclosure. After lies bullying and deceit they have made it quite clear that we cannot have the house.
They tried to steal our earnest money by twice sending us a release contract saying we would get $0.00 back after paying them $3,000. This company is full of crooks right down to their realtors.
The contract we signed states that the seller has no legal recourse against them and they can default on the contract with little consequence to them. Do not bid on Xome.com or have any dealings with Nationstar or they will try to take advantage of you!
