Wyvernwood Garden Apartments

My complaints to you the mayor, hud and other authorities have finally compelled you to begin to initiate repairs to the sidewalks and walkways. It has taken nearly a decade to achieve this.

I have further noted that repairs to the walkways and common areas are happening in areas that are far outside the areas that are necessary for me to traverse safely. I take these actions as not only being retaliatory but spiteful and immature.

The filthiness in which you keep Wyvernwood makes it difficult to understand why you continue to manage a place you clearly do not care about. Further, as you know you have done nothing to correct the violations in regards to smoking within your facility. There is no doubt that I am protected under the ADA due to my extensive lists of disabilities.

You are once again violating the law and violating my rights. Not only does this include the Ada, it violates the warranty of habitability as well as the quiet enjoyment of the premises. There is also no doubt that it is severely impacting my health and causing me to rapidly deteriorate.

Your new maintenance manager, has done a terrible job at making repairs to my apartment. As you know, the left side of the kitchen sink has been floodingand unusable as is the bathroom sink and there is a slow leak of the toilet, etc.

There is no doubt that this is a dangerous situation for a normal person let alone for someone like me who has for decades sufferee from severe vertigo issues as well as loss of balance issues. You have clearly created an environment that is hostile and dangerous to me and there have clearly been a series of preventable falls. Further, due to your bait and switch since day 1 of us moving in to your facility and denying me reasonable accomodation, which I lost due to your fraud, again resulting in a series of preventable falls due to your gross negligence as it is obvious to even the most uneducated layman that you have better traction on carpeting as well as a reduced impact from falling if you have that carpeting. I continue to demand that you honor ALL of my rights even the ones that I am not directly adressing in this email.

There is no room for doubt that there has been a deliberate and concerted effort to deliberately cause me emotional and physical duress and harm including but not limited to denial of services all in an attempt to retaliate against me, deny me my rights and cause me to self evict.

If you are so determined to force me to move, you should instead work on coming to a fair and equitable conclusion for all the trauma,abuse and suffering that I have endured for my nearly 10 years at Wyvernwood. As always, there is no way I can catalogue the volumous troubles and issues that are never ending here on your premises.

This notice will make no attempt to account for every issue we’ve had, it is designed to inform you that there are serious and deeply concerning safety retaliation and discrimination against the disabled. The management for the apartment complex denied/stalled/harassed/intimidated the ability to obtain a parking permit as they repeatedly pretended that I didn’t file and or complete all the appropriate paperwork required.

Despite my further repeated requests, they have declined to assist and or establish in obtaining providing or requesting that additional disabled parking spots be created designated or assigned to the premises. I have been informed by staff and management that there are over 100 residents in this facility to have only one street-level disabled parking spot (seems to be rude, crude, abusive, negligent and flat-out discriminatory as Wyvernwood staff and management should be all aware of exactly how many disabled people there are on the premises. It is obvious to anyone & everyone on the premises and residing here is very well aware of the hazardous dangerous and negligent situation that exists with parking, and this premise. A situation that only compounds the negligence and discrimination they have wrought upon me and the other disabled people that reside here.

Its really very simple; We are annoyances that they do not wish to deal with.

It is apparent to anyone who wishes to observe the obvious as Wyvernwood negligent and willful malicious indifference to my disabilities only serves to compound my already incredibly difficult life. As it is many times difficult and or dangerous for me and other disabled people to park at a substantial distance from their apartment. To further compound this situation they are horrible at maintaining the grounds and common area in a safe. As often times there is debris, trash, sand rubble cracked sidewalks and gashes in the ground etc.

Whenever any attempt is made to drop off disabled passengers closer to their unit, security is very ready, willing and able to abuse strike fear in and to threaten in disabled residence. Moreover, there is a high level of disrepair, as stated earlier, in the common areas, walkways, paths, and sidewalks are damaged, littered or otherwise obstructed to make it difficult, dangerous and impossible for a disabled person to navigate safely. I have been hurt and injured many times trying to navigate this makeshift haphazard crudely constructed minefield myself.

There is no doubt that this environment has led to a significant deterioration in my health, created undue stress, caused damage to my wheelchair and body and has forced me to exist in an incredibly hostile environment. I have been flat out told by security ET AL that I am not to use my wheelchair here. To add serious and very dangerous insult to injury, there are ZERO curb cuts expressly designed for wheelchairs within the Wyvernwood complex which only heightens the stress, the danger, the wear & tear to my body and to my wheelchair. Being forced to drive over and or navigate the streets [not the sidewalk] being forced to go in traffic and compete with cars in order to navigate anywhere safely, this is clearly rude, crude, abusive, negligent and discriminatory to all disabled people on this premise since. Wyvernwood blames you and the city of Los Angeles for all of the negligence, abuse, and discrimination I have suffered here over the approx 8 years I have resided here. Please take notice I feel the city of LA et AL has discriminated against me under reasonable accommodations, the ADA and very likely other civil rights violations. In no way does this notice address all the various ways I have suffered been abused nor discriminated against while I have resided here.

This letter makes no attempt to cover the volumes of issues here at Wyvernwood. No does it even scratch the surface of the terrible and consistent disrepair which I must exist under in my unit. The stove was red-tagged 4 time the heating system 3 they were so inept at making repairs (gas and carbon monoxide kills) that they could not be trusted to make appropriate repairs (we have not had a stove garbage disposal (broke & never replaced) for 4 or 5 years. The kitchen sink did not work for a year and we used buckets to clean our dishes the bathroom and kitchen window was badly broken and took 8 months to repair, The bathroom sink constantly flood leaks and/or drips as does the toilet that has caused me to injure myself multiple times.

(I already have a HUGE problem and fall on my own often without any assistance) This place is gross and disgusting and Wyvernwood NEVER blames themselves it is ALWAYS somehow YOUR fault. Even our neighbors and others are allowed to smoke where they wish I and my family are highly allergic to second-hand smoke.

They are terrible people that will surely retaliate (as they have done every time in the past) once they realize I have submitted this complaint to you.

The rent goes up and services continue to go down including untimely localized blackouts and water shutoffs.

TERRIBLE! Fear based living situation I have been run over several times by their golf carts which do not follow traffic laws.

Sadly I was upset when the MOST recent situation a cart almost ran me over (they assume there is no video & no wittiness) their lawyers wrote me a letter that was 100% BS crossed the line and made slanderous & defaming statements (sent by their attorney), made accusation of me being racist. (wow, I have many family members from all over the world) I said "STUPIDO" to myself because I should have known better to RAPIDLY move out of the way of these illegal drivers as they have ZERO regard for you safety and when he missed me he turned and came rapidly back in my direction it became clear to me he was ready to attack, (not sure why he came dangerously close to me in the first place-but it is typical of them) I blame myself because I know how dangerous they are and I should have hide right away. ADA violation no fair use of wheelchair no comfort dog despite doctors letter no bathroom window for 8 months no working kitchen sink, roaches get in refrigerator crap everywhere. No matter what goes wrong it is YOUR fault.

I am much too ill to argue with them. Funny how they missed mentioning the other 5 very recent dangerous occurrences that occurred. The smoking makes us all sick and is out of control, their place is highly sub par and worsen my disabilities. The forced walking hey have made me do over the years as taken an irreparable toll on my broken body.

it acerbates my TBI and seizures and their sneaky denial of a comfort dog has caused me to have greatly increased seizure (a comfort dog reduces seizures for me). There are no curb cut the sidewalks mostly so smashed it is always dangerous to use your wheelchair, the lack of curb cuts forces you into the streets to get anywhere. The lights and water have cut out many many times over the years resulting in damaging including but not limited to total loss of food in fridge etc. I am scared to death of security and I believe they would have no compunctions in taking their conduct to violence.

I have AT LEAST 3 employees threaten me there, too MAY problems to cover their employees follow me around including security to Dollar tree & Starbucks it sure feels like intimidation. Toilet barely flushes and place is filled with mold their repairs are terrible

With that logic applied the ‘15 Group’ are quacks that shouldn’t have the license to practice real estate development.

We are all for renovating this place, we are totally against Wyvernwood, FPI Management and the “15 Group” doing it. You

can’t trust them. We would no more go to them to renovate this place then we would go to a shoe salesmen to have our dental

work done. “It IS a question of trust and ethics, NOT simply a matter of is it a good idea,” states Zaybastian, a long time

resident. “Sure a good idea done by incredibly corrupt and incompetent people. That’s what’s been missing from the

argument. Wyvernwood strategy is to harass those giving them a hard time and letting everyone else slide.” He Adds. In

other words being a brown nose to the brown people--and once they get approved-they’ll get rid of you. They won‘t need you

anymore. “We noticed a huge change in the policy for allowing dogs-now anyone can own one. OH--except me,” states

Zaybastian “Since I need an assistance/comfort dog due to my disability and have 2 doctor’s letters saying so. If we get

one I’m told my family gets evicted.” So Wyvernwood rules exist ONLY to be punitive to those they wish to lash out against.

Nice. Seems like trustworthy folks doesn’t it? And of course the residents of Wyvernwood fall for it--“well they don’t do

that to me.” Of course not, they are kissing your &*^%.; and we’re being good little puppets.

This is all in an attempt to win the tenants over: let them have parties, let them play music, let them drink beer in the

parking lot! Let them eat cake! Yes, the same lot we can not use my wheelchair in, the same lot we can not load and unload

my laundry/groceries. Win the middle people over and get rid of those ‘trouble makers’. Then once they do win you over,

they will get rid of you. Some say they have gotten rid of over 300 such “trouble makers” thru Illegal evictions. The

promises Wyvenrwood is making is ONLY enforceable by lawsuit. If they break their agreement with The Mexicans, The Mexicans

will sue? No, they wont. Wyvernwood sure as heck knows that. You think there will be apartment/homes starting in 90K? How

funny--we bet you a million dollars this project will run into ‘progressive cost over runs’ and the price will go from

110k, 150k, 250k, till all of us brown people will be priced out of the new white market. Yes, we know then you’ll sue,

Right? You won’t even file complaints with the Department of Health or Code Enforcement. According to one attorney there

have only been 4 complaints filed in the entire history of Wyvernwood and 3 of them were mine. Yeah, you’ll sue? The 15

group KNOWS there’s no way you will. SO they are having a good laugh at our expense.

Let’s find a land developer we can trust and we’ll keep the 2 story, down home feel--we don’t need silver high-rise gilded

cages that make them money and keep us away from one another. Breaking apart the community--divide and conquer right? We

like knowing our neighbors even when we don’t like them or agree with them. We don’t want to live in a world full of shiny

glossy hi-rise strangers. We need more communities like Wyvernwood, not less. Let’s us NOT confuse the owners with the

property. If the property needs work maybe it’s time for new owners NOT a new property. Isn’t the property like a gun?

Properties don’t kill, the owners do and make no mistake about these owners are killing us.

They want to say ‘so many repairs need to be made that’s why we want to renovate’ --uh, who let it get this way in the 1st

place? Wasn’t that you? Didn’t you do that so YOU could make this very argument? And have everyone so sick of living this

way we will all be clamoring for change? Their whole divide and conquer strategy, again. Well not us folks; you want to

renovate? We are on YOUR side--You want it to stay the same? We are on your side, too! Hmm, here’s an idea; let’s do both,

let us renovate AND get rid of the Wyvernwood owners--let us make the changes, just not with the incompetent & the

untrustworthy 15 group.

We support an improved 2 story, park based community, where neighbors are able to know one another-their argument can’t

possibly be that they have to build shiny high-rise buildings because rats and roaches are afraid of heights? It’s clear

that there must be a new construction plan, one which caters to a strong Mexican community where the buildings are only 2

story high and foster the spirit of community. Building dead, callous, soulless, 20 story buildings will not serve the

community, it will create separation and distance. So simply by having these plans proves that the 15 group does not

understand how important family and culture values are to our neighborhood. At every turn the 15 Group shows they do not

know what they are doing and worse that they do not care--Yes, let’s rebuild Wyvernwood and make it OUR own image and let’s

do it without the untrustworthy 15 Group.
