Do not use this company as your property manager! We have had Waterfront Vacation Rentals as our property manager for two and a half years now and have been unhappy with several issues. They don't take a deposit from the tenants so if there is anything missing or damaged they have to go back and "charge" the tenants, which they are extremely reluctant to do. So they tell you they can't "prove" it or that we, the owners, are lying. They do not check to see if anything is missing when the tenant leaves so things were often missing or damaged. Most recently we had two area rugs go missing and they said the tenant must have "packed" them or that they were damaged and thrown out and they don't know anything about it and didn't even realize they were missing. Needless to say they have not reimbursed us for the cost of them. Their maintenance person charged twice as much for any job than they should have and we ended up telling them we would hire our own maintenance person so then every time something happened we had to be in the middle making arrangements which we weren't supposed to have to do. They did not follow their own rules and contact us when there were repairs needed one time and spent more than the agreed upon $150 maximum before calling. They claimed it was an emergency, but they had time to contact us before spending $1000 and they didn't. When I tried to work through these issues and, in fact any issues, the owner would not call me back and the office staff passes me around and doesn't do anything. I had to call them several times to ask them what they were doing to market our house and most times after that they found a tenant, but not before I called and told them we were concerned that the house hadn't been rented. During some discussions working through issues, they called my husband and me liars. They did not treat us right as a client and we wish we had never hired them.
