Gross Predatory Loans

My mom has one of these ridiculous loans. I am definitely willing to pursue litigation.

What do you have in mind? How many victims do we need to qualify for class action?

I have a loan with them; and have been for over 15 years; I have been ripped off for over 228k if not more. Not to mention payments that was not filed correctly; Escrow Fraud (Insurance and Taxes) I was sold a home for 54k and was told if I purchased that Home I could get it for that price well they took upon themselves to change the amount after signing and never received my packet like I was told 15 years ago of the contract I signed with Green Attorneys.

and not to mention credit check fraud; they determine your interest rate based on your credit score when they evaluate it each month and their Escrow Analysis is BS. I had to pay out of pocket after a storm and never received my money not all of it any way; the insurance company sent a check in VMF name and I had to sign and sent it back before they would sign over any funds which is *** I only got half back that was it; I had even sent in receipts; pictures; contractors who did the job receipts but why would their name be on a check for my homeowners' insurance; why? because it was their insurance company they use and they will not let you change it. I am in!!!

I have a notebook full of proof and receipts; emails; and every statements; also when you look on your statement the charge you fees for stuff you never even asked for; I am on a fixed rate and it just changes all the time and no one knows why. its so much fraud in this company and they take advantage of the poor and the middle class this was my first home I bought and I was told I got a first time home buyers loan but they actually approved me for a conventional loan which I didn't know then when I signed the paperwork either.

They lie at clayton homes and VMF. BE WARE!!!

Its time for all of us to join together as one,,, Together we can put them out of business after they pay all our money that have been taken illegally or thru deceitfulness. I know I've had my share of dealing with them, I've gotten a expensive home, over $100k which I've had so many problems with terrible unprofessional workmanship,, Unbelievable me its been one thing after another, furnace/ac/electric an plumbing.

The cost of repairs an out of pocket expense is appalling.. Then to have to deal with the sales men/office people is so unprofessional that it actually smells of dishonesty done on purpose thru lies. I have filed a lawsuit against them.

They will be brought to court an i cant wait, My attorney says its a very strong case an that the company should be reprimanded and investigated n being dishonest in their practices. My day is coming for the judgement..

20 YEAR LOAN

I had almost lost my home once and Vanderbilt was going to take it from me. The contract was in 2000 and my loan is 20 years but I still owe over $17,000.00. How can they do this to people? I purchased this mobile home back in 1997 and had loan changed to Vanderbilt in 2000. I really don't have much good to say about this. I thought that this would be the last year to be paying for this but it looks like I'm not. I asked Vanderbilt when this loan is supposed to be paid off and they have not got back to me. On account it shows that I have to pay a fee for this. THIS REALLY MAKES ME ANGRY

You have the right to be furnished a complete listing of all of your payments from the inception of the mortgage to the present. This should list each payment and how and where it was applied to show the remaining balance after each payment.

Contact them again, and you might need to do so in writing. If they don't comply then file a complaint with your state's banking and regulation agency---find it at your state's main web site.

I suspect your 20 year mortgage became a longer one due to missed payments, etc. You would know something like this.

How could their loan become longer or extended with missing $17,000 in payments? Vanderbilt would foreclosed long beforehand.

Just remember, Warren Buffett owns Clayton Homes, Vanderbilt, and every insurance company they use to insure your home. It's a monopoly. They could care less if you ever pay off your home. Let's say your mortgage is for $60,000 and you pay diligently for 5 years.

You will have paid down your principle to about $59,000. With $60,000 going to interest. There are literally many thousands of people who fall into this trap because Clayton Homes makes it appear so nice and easy. Take a yellow highlighter to your closing and read every page before you sign.

This will infuriate the title company and Clayton, but don't be afraid to do this. It's your money being hijacked.

Everything you highlight on the contract, get answers. Make the title company redo the contract and proof it again to make certain they made all the changes.

My wife and I purchased a modular home from Clayton and financed by Vanderbilt we closed in 2008 and just recently learned that Vanderbilt neglected to file paperwork with the county clerk. We’ve made several attempts to contact Vanderbilt and have repeatedly hit a dead end. They’ve denied us due process violated civil rights and have refused to file the paperwork. They have road blocked us from refinancing telling lenders our house is a mobile when clearly it’s a modular. We can’t even sell our house because of this because we are HOA restricted. Filing paperwork today to start the paper trail and consulting with legal council Add our names to the list Dan and Lorna Keller West Virginia

Ripoffs

I have a 20 year loan that was supposed to start on 2/14/2000 and end in 2/14/2020. I called Vanderbilt and was told 118 payments left on the loan. This would mean 110 more payments past that date. I do not see how they can get away with this. I'll just turn it over to Government Agencies that are there to check into predatory lending practices. They messed with the wrong people and by the other people posting their experiences gives me faith that they are held responsible for cheating people.

Frustrated

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full
While having Vanderbilt. We constantly had to prove through bank statements that payments were made even months later. Finally, 6 months ago our mortgage was bought out by a different company and things have been fine. Until today we get foreclosure papers. The new company is stating that Vanderbilt told them that we missed 4 payments prior to new company taking over. So, again we have to prove we made payments from 6 months ago.

20 YEAR LOAN

I purchased a mobile home through Vanderbilt and this contract was February 2000. I contacted them to ask when the upcoming year when it would be paid for. The person told me that I owed 18 more payment and that the mobile wouldn't paid for until nine more years. This angers me because to start with it was 12% interest and they dropped the interest to 8.6%. I filed a complaint with the BBB. They basically told me that another $25,000.00 was owed. If they want a fight I'll stick with this. The term was 20 years.

They increase my payments with bogus reasons. I'm retired and on pension and that was the only reason I used them due to the low home payments. Now they have just about forced me into foreclosure

Stealing my land!

They have been trying to take my home for a long time. They don't want the home, but some how they tied my land up in it, so it's my land they want, not the house. They charged me more in interest than what the house cost, more! How do they get away with this stuff?! I didn't even know my land was in the deal. They sent me some paperwork which they said i put my initials, but i did not initial it, & told them that was not my handwriting, but all they said was, well, we have paperwork that shows you did. How can they do that!

I just found out; this happen to me; I paid 2500 down cash on a 54k home and found out that they put 250 dollars and put my land up for the loan. They do what ever they want; this is how the guy who owns it is rich. He scams from the poor and he has crooked attorneys who he pays to deal with it.

Predatory Lenders

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full

After paying Vanderbilt Mortgage to do a title search on the property that my father gave me to use a collateral on my home, they never did the title search. I found out that it wasn't done when I tried to sell my home and discovered that a session had never been done on the property.

They still allowed me to use the property as collateral.

If a search had been done, they would have discovered that the property was still in my grandfathers name who has been deceased since 1998. This was property that my father inherited from my grandfather at the time of his death. Please beware of these predatory lenders! I am confidante that there will soon be a class action lawsuit against this company.

Many customers may not know this, but there is a clause in your closing documents that states that you cann't bring a class action suit against this company. Please review the finding of Mahany Law Firm.

God bless and please continue praying for the demise of these crooks! Peace and Blessing!
