I didn't have her skills, so I hired a property manager. He provided a bad tenant family that caused over $8000 damage to the rental.
The tenants were told they must return the property to livable condition and were told what needed to be done to get their deposit back. They left but did not fix anything. Their deposit was not returned, and they sued us in Small Claims Court to get the deposit back.

I bet you did not provide a letter to the tenants with in the 30 days it is your fault for not knowing the law. You are lucky you are in a state the requires you to pay 3x the deposit.
