Rented a condo from Vacation Rental Pros

My wife and I shared this condo (1000 Cinnamon Beach Way, unit #965, Palm Coast, FL 32137) with another couple. Our first impression of the condo was the carpets were stained and needed cleaned, the tile floors were sticky, the balcony needed cleaned of dirt and spider webs, the sliding glass door didn't lock, the dining room table had 2 chairs with legs that were extremely loose and wobbly, 2nd bedroom ceiling fan only worked on low speed, shower heads were useless for the wives to wash there hair and the bath vent fans were very loud.

When we stripped the beds when leaving my wife's pillow was very stained from what was probably others drool.

The worst thing was on our last night, the unit below us (which vacation rental pros also rents) had smoke alarms going off. I called the rental company 3 times to ask them to send someone out to investigate. A women called me from your company after the 3rd call and basically told me she had the gate guard check to make sure the door wasn't hot and there was no fire in the unit. She told me the gate guard didn't go into the unit.

If I were the owner of this unit, I would fire vacation rental pros immediately. Someone should have entered the condo to verify that no fire was present. I was also told that she was not sending anyone out to repair the issue till the morning. She told me the maintenance man had worked all day and was in bed sleeping.

I told her that we could hear it in our unit and it was disturbing us. That did not matter to her.

I have emailed Steve Milo who is the owner of vacation rental pros and he nor anyone else has yet to call or email us about our bad experience. My advice is not to rent from this company, they do not care about the guests.

I was on the phone today with Vacation Rental Pros for two hours trying to get through. They are so grossly understaffed its not doubt they cant handle the simplest things.

The people on Ft. Myers beach have no idea what they are doing. The head woman, she claimed it anyway was loud and rude. She sat and blamed others, the cleaners this, the maintenance people that, still no results.

What a day!!!

I heard they used to have a good group, from what I got today, I guess not so much. Lets hope they either get the old group back or find some competent folks.

With the smoke detector, this was something beyond our control. The faulty smoke detector was in a unit two floors beneath you, and it is not a condo we manage nor did we have access to it. There was, unfortunately, not anything that we could do other than contact the association. We did contact the association immediately, and they corrected the smoke detector the next morning.

We wish you had contacted us right away about any cleaning or mechanical issues as we would have made every attempt to fix them while you were here.

I understand that our guest relations director has contacted you and is trying to contact the primary renter of this reservation to talk about what we could do better.

Again, we are very sorry that your vacation was disappointing. We hope you will consider staying in one of our vacation homes again so we can show you a much better experience.

Miscellaneous Property Management Expenses

I purchased a resort condo managed by Vacation Rental Pros and agreed to honor reservations previously booked which meant they would continue to manage the property for about a month over two billing periods. I signed a contract allowing them to among other things spend up to $ x dollars without my permission to maintain the condo. It was in original condition and was scheduled for a full renovation when the last guest left.

The first month I was charged $60 for washing a comforter, $30 for changing light bulbs and $15 for delivering a coffee maker. The second month I was charged $40 for a touch up after an owners visit (previous owner). After complaining, they removed the washing charge. Another complaint and they said they would remove the touch up charge. They subsequently reversed themselves claiming my complaint was unprofessional. My sense of it was they didn't like the light I was shinning on this practice.

I wonder how many of these charges would appear over the course of a year? Could be substantial. I wonder how many of these charges Vacation Rental Pros generates in a year given the number of properties they manage?

Vacation Rental Pros had a contract allowing them to charge me. In my mind they also had an obligation and the type of charges suggests they ignored the obligation to the customer.

Other property owners that have their condos managed by management companies like Vacation Rental Pros need to be mindful of this practice when making a decision.

Vacation Rental Pros is in the business of ripping off owners. I know, I used to be one of them and couldn't wait to get rid of them.

The arrival of their monthly statements in my email used to give me ulcers. Line by line, they add ridiculously high charges to the owner for anything and everything they can think of.

I have an excellent pest contol company, for example, with whom I have an annual contract for $225, and they show up regularly to spray for ants, etc. During our time with VRP, I would receive monthly charges for insect spraying. I called repeatedly to beg them to stop, or at least to call my contracted company for the service.

But no, they have their own company who charges $80 per visit. I swear, there are kickbacks involved.

The billing department is excellent at overcharging the owner for everything. Calls to the owner of VRP were met with rude, bullying, beligerant responses and threats of lawsuits. My WiFi was tampered with to accomodate their own passwords, I was charged for a new refrigerator (even though the old one was 5 years old), a new washer and dryer and countless other items that could have been repaired instead of replaced.

The entire program is designed to extract as much money from the property owner (and the customer) as possible. Have you ever tallied up their total rental charges and fees? "Amenity Fees" of 6%.. What is that?

They never did explain it because they couldn't.

$195 for a "Damage Waiver Fee" that costs them $45. Ridiculous.

Stay away from this company, period.

Its funny how you complain after renting for a fair rate im sure. Staff and vendors must be paid for the dedication and hard work, keeping guest satisfaction high.

It sounds like your the first one upon arrival to a location to complain and want things free. Gas costs money, the vendors that service vacation homes are some of the best in the hospitality industry.

I hope you find a company who charges you nothing, im sure your property will be in the dumps in no time.

Putting suspect charges on an owners condo is not maintaining the condo just increasing the profitability of the manager. This response looks like it may have come from the management company in question?

Well run management companies seldom get called into question about their maintenance efforts and charges.

Looks like the original post was a legitimate effort at a heads up for property owners when dealing with management companies. This looks like an effort to discredit the original post which has not succeeded.

Owner of a Cleaning Service

Did a cleaning job for them in December 2012. Charged a $150.00 for the cleaning service and they charged the customer who paid them.

It is now February 2013 and they have not paid my company for the service. Talked to numerous individuals spoke to Sarah the receptionist and she told me I need to talk to Amy, who never called me back. I have gone as far as leaving a message with the owner Steve Milo who has not returned my call.

If this is how they treat their vendors imagine how they treat their customers Do not do business with this company!! They do not pay their bills!!

Having been frequent clients (vacation renters) on the beaches of NE Florida for eleven years now I feel I can fairly give a raving review for Anastasia 716 with Vacation Rental Pros! It ranks at the top for cleanliness, décor, design and function.

For the price, it is tops for location and spaciousness. Appliances, amenities and kitchen provisions were outstanding....the kitchen being the best equipped of any rental (including many much more expensive ones) condo we have ever used. The only negative was (and this only due to our personal preferences...both couples) the discomfort of the beds because of foam padding; we removed these toppings from both beds and stored them in the closets until we left. Without the foam paddings the beds were EXCELLENT!

We so enjoyed this condo that we extended our four-day/night stay to a full week of pleasure; the rental agent was gracious and very helpful in making this change at such a sort notice. We will certainly vacation with them again!

They treat their customers the same way, so your post does not surprise me about Vacation Rental Pros.

We committed to a condo last April and when we got there, it was unavailable. They put us in another unit but it wasn't as nice.

And then they had the audacity to charge us an Amenity Fee of 4.9% and a Security Damage Waiver Fee which we couldn't opt out of and then hit us with 10% on top of that. And their ads online are very deceiving. They advertise a condo in St Augustine and it's really 20 miles south of there.

Vacation rental pros - managment co

if you own a condo or home in Palm Coast or NE Florida that is managed by Vacation Rental Pros, i have a word of warning. get a second opinion on all estimates. typically, company calls owner, usually out of state, to say that something has broken down like an air conditioning unit, thermostat, or appliance. the work has to be done immediately as a renter is coming in. you pay for service or replacement that sometimes is not warranted.

I have been told by several that kickbacks are required for them to do work. you know who is paying that expense.

i was called about mold in my unit. the estimates ranged from $4800 to 5000. i got a second opinion and used my own vendors and work was done for under $1500.

another owner was called to say washing machine needed replacement. a second opinion confirmed that only a minor repair was warranted.

get a second opinion on any major expense!!

Avoid this company whether you are an owner or a renter because they rip off both sides! Owners are hit with never-ending maintenance charges, "linen exchange programs" and excessive monthly procurement of expensive contractors like insect control, for example. And potential renters and consumers need to be especially aware of:

1) High rental amounts

2) Sky-high Cleaning Fees

3) Non-refundable $195 "Security Damage Waiver Fees"

4) 5% "Amenity Fees" on top of all of the above

5) Added Florida 10% taxes on all of the above.

After completeing cleaning of 2 condo and recieveing the check a week later the check was not correct. I contacted Maria in payroll and emailed her a snapshot of the amount to be paid from the app Behome.

She contacted the Palm Coast office and was told by Bonnie and Alena that the app was changed after I had accepted the job and that the rate was lower. In the mean time I accepted another condo clean from them not realizing that there was a problem getting paid on the first one. I am now out $45.00 of pay that is due to me. I have emailed copies of the job site pay from their app and still they are refusing to pay what they owe.

Do not do work for this company.

They change the rate of pay after the job is complete and money is due.And there is absolutley NO help or communication from the Palm Coast office where the work had been completed for. Very poorly run office and I had to snap shot everything to do with the jobs as they seem to think it okay ripping people off.

Horrible Lying Company

We rented a condo from them in Clearwater Beach this year as the condo and service were horrible. The condo was not fixed up properly before we got there and they never returned their calls when you did have an issue.

They did contact me about fixing the issues but when I sent them my replies back they totally ignored me and never got back to me. They even entered our condo 2 or 3 times without our permission when we were out and went through all our private stuff.

Beware of this company VRP and their owner Steve Milo con artist. We asked that several issues be fixed in this condo but they never returned any of their calls to us.

HORRIBLE COMPANY...BEWARE!!!

We arrived Saturday to our rental at 3133 S Ponte Vedra Blvd, Ponte Vedra, FL 32082 and were shocked! An inspector came in about fifteen minutes after we arrived and we told her about all the issues which included the house being dirty, downstairs bathroom shower having a big hole in the bottom of the wall with insulation hanging out, lights and plugs not working, the deck being unsafe in areas, a broken bed, no internet, stained pillows, linens and covers, the entire house stank...literally. The inspector said that she would contact the office and have a cleaning crew come back and that she would have them get in touch with us.

After a few hours and no word from anyone my husband called and spoke with someone and they said they could relocate us. We drove to the other unit and on the way the relocation specialist called us and said that the property was a lower quality than the one we originally rented and that we probably wouldn’t be happy. Well, she was right. I only had to pull in the driveway to see that. While we originally had a beachfront rental, the second was not and the house...pitiful. One of the bedrooms was in the garage and another one you had to go out on the deck to get to.

We left and headed back to the original home and called the relocation specialist back. She said she could have maintenance crew come first thing in the morning and that we would be compensated for the trouble. I was very angry and upset and didn’t act like much of a lady but after driving over 12 hours with six teenagers and a nine-year-old I was exhausted and overwhelmed.

Sunday morning, I tried to call her back and got no answer so I emailed her and apologized for being so hateful and asked her when the maintenance would be out and what type of refund we would receive. She replied back stating that due to our using a third-party (VRBO) she would have to wait until Monday to find out. We never heard back from her.

Also Sunday morning I called maintenance about the internet because it wasn’t working and I had to complete payroll on Monday. I was told that maintenance would be out and that they would take care of the internet as well as the other issues. By late afternoon it was apparent that no one was coming so I started cleaning and fixing what we could. Shortly after that we noticed the lights on the router blinking and the internet started to work but only for a few hours and it went out again. We never received a phone call or an email back.

In the meantime, we purchased cleaning supplies and mop and I washed bed linens, cleaned and mopped floors and washed walls and baseboards. Monday rolled around and I had to go to Barnes & Noble to complete payroll.

On Wednesday we called again about the internet and a man showed up and said that he was an inspector as well. He said a work order had been put in for a new tower before we ever arrived. And that he would go and pick it up and hook it up. We told him about all the issues and while standing in the living room he called his office and told them that they needed to send someone out or have someone call us because we were very unhappy and angry. He left to get the equipment and we never heard from him again.

We stayed from Saturday, July 21 thru Saturday, July 28th and to say we called or emailed every day is an understatement. We are home now and have never heard anything back from anyone despite still trying to get answers. It seems as if everyone in this company says what they need to in order to get away from you and then they avoid you at all costs.

Xanadu a-20 hilton head island

Hello, my name is Gwyn Barker and I am writing to tell you again about our horrible experience with our first experience with the Diamond Luxury home selection. We reserved the Xanadu A-20 in Hilton Head Island for June 4th through the 11th.

From the minute we arrived it was a disaster. Hilton Head Rentals & Golf Inc (800-445-****) did not have our parking pass as they were misplaced either by them or the management company. The manager suggested we purchase replacements and hope to get our money back. I said this was not okay with us.

After a few phone calls our parking passes were found but we had to follow the agent across town to pick them up. They gave us 1 key fob for 7 people, and a code for the gate and the building. this would have been fine, but the code box on our building was broke, so you had to have the key fob to get in. it was crazy trying to keep each of us in sync so we could get in our building.

HH rentals assured us they would have more for us the next day. That was not the case, they said the owner only allowed one fob, but the building manager which is (INC Resort Services INC ,843-785-****) informed me when I called that the owners have up to ten fobs. They said they couldn't do anything about it.

Once we got into the building, the place was outdated and not very clean. I personally saw 2 cockroaches in the living room.

We spent two days, after we called HHRentals, pouring pitchers of water in our toilet to get it to flush. This was finally repaired. The biggest kicker was, the dishwasher was broke and the repairman came and said that it needed replaced and that it had been broke for a while. While I don't mind doing dishes by hand, our daughter in law and grandson have serious cases of Celiac and everything has to be washed at high heat to eliminate any chance of cross contamination.

So we couldn't use any of the kitchen pans or plates or anything because of this. We went out and bought paper plates,cups and silverware to use. I called HHRentals everyday and no response ….Finally on Friday they offered to move us to another unit, but we had a 3 bedroom unit and there were none available and we were leaving Monday morning. On Thursday, the code to the gate quit working so we even had to use the fob to get into the place.

I spent two days being sick because I was so upset about this place.

It was a nightmare. Never again will I book without looking at reviews, as the pictures on website does not tell the real story.

None of the cable TV's did not work. Cables hanging everywhere.

Internet was so slow, we had to all turn our phones off when someone streamed a movie.

"Gourmet" kitchen had tons of pot lids but very few pans and none of the lids fit. Stove had all markings off so we had to guess which burner and what was high/ low heat when we turned it on.

property misrepresented. No lanai as advertised.

Hot tub never worked properly, though an attempt to fix was made after 2 tries at contacting Vacation Rental Pros. (We could only use for 1 day) I was told a financial adjustmemt would be make to compensate the inconvenience...waiting to see if it will actually happen. Mattresses were very poor condition. Overall condition of property run down....window off its track and unable to open in eating area of kitchen (which they considered the "formal diningroom", screen doors had gaps and let in bugs, furniture beat up, handle on bathtub fell off water wouldn't shut off...

handyman hubby fixed since he had his tools.

We have come to Cinnamon Beach for 9 years renting a condo. I will not rent this property again and wait to see if I book through Vacation Rental Pros again.

Terrible customer service

We booked a condo in Florida using Vacation Rental Pros. 7 months after we booked it (4 months before our scheduled vacation) with payment already made, they call to tell us that they double booked the condo and we would need to move.

They wanted to move us to a worse condo as well. After we pushed the issue questioning how they could have double booked and why it took so long to figure out (their excuse - “computer glitch”), they called back and said that it was never double booked (so they lied), but that the owner of the condo decided they wanted to stay there that week, and “demanded” (their words) we be moved. So why now - a month and a half after this conversation- is that SAME condo available for rent on the same week we originally had it booked for?!

Unbelievable. I’ve emailed the owner of Vacation Rental Pros with no response from the company.

I booked a condo for spring break in siesta key with vacation rental pros. I just got a call at just over 2 months away to inform me that the homeowners association changed their policy to one month rentals only and that the situation was out of their hands.

Sarah at the company said she did a search and there was nothing left in siesta key, only in Venice. We are traveling with a large group of extended family and need to stay in siesta key. She also said she did a quick vrbo search and I could look there but had no regard for my budget, time, etc. She unapologetically informed me all she could do was refund my money.

People scrape, save and plan for a long time to take vacations with their families and to call someone with so little time before a busy season to inform them they have no place to stay is ludicrous. I would NOT recommend using this company unless you want to be scrambling right before your trip to find accommodations or sleeping on the beach come vacation time.

I can not go into details this time, but RUN from this company. I wish I could explain the nightmare we are have gone through, but are unable to at this time.

There are so many other companies that you can use, there's no reason to put yourself through misery and pain with this company.I can not say it enough find another company, save yourself the frustration. You deserve to enjoy our vacation, and don't need headaches while on vacation. Look elsewhere, again you deserve it. Don't be sorry for using them, and will never use them again.

We had rented a 6 bedroom home via vacation rental pro. We had spoken to them several times over the phone confirming our reservation.

On the Vacation Rental Pro app it had also showed our rental date and information. When we had arrived at the property there was a family already staying there. Just to mention we had 6 families driving more than 6 hours with small babies to get there. We had called vacation rental pros and there answer to us was “ oh that property is now managed by another company so it’s doubled book.

VRP has booked it for you and the other company booked it for the other party.” So I asked what they could do about this situation and all they could say is that I’m sorry but everything we have is rented out. So we had asked if they can get us a hotel or something but VRP said NO we can not do that. All six our families were stranded outside with no place to go and since it was a long weekend mostly all hotels on the island was booked. The next morning when the VRP office opened we went there demanding to talk to someone.

After a lot of arguing and finally being able to talk to a supervisor they agreed to give us a small 3 bedroom house they had. This was a great inconvenience for us all of the families wouldn’t fit so some of them had to leave.

The vacation was ruined for all of us. NEVER book from VACATION RENTAL PROs

Too angry to say!

This is not the first time that we have had problems with the maintenance staff at VPR. We had a screen ripped off our Condo but during Hurricane Irma.

VPR maintanance called and told us about the damages done to the Condo. They fixed the damages to our Condo that were inside the unit, but no SCREEN DOOR! We have called six times re: repairs or replacement. No call back.

I am calling vendors on my own now and finding VPR had not called or communicated with them what so ever......grrrrrrrr...... I don't need them lying to us about supposed repairs, I need someone I can trust to take care of our unit.

I rented a vacation condo from Brett and Shannon Adam in North Myrtle Beach. The name of the condo unit is Windy Hills Dunes.

We were scheduled to begin our vacation on the same day that hurricane Irma was moving into South Carolina. The owners contacted me and offered to push back our arrival date by a week which would have been after the hurricane. In order to preserve our vacation rental money, we agreed to do so. Needless to say, changing dates became problematic.

The owner would not work with us on a fair settlement and what not provide a link so that we could leave a review. He also did not offer vacation insurance at the time we were booking. I believe that South Carolina laws require an owner to do so.

We have more grievances with this owner which would be too lengthy to list. Bottom line, we would not recommend booking with owners Brett and Shannon Adam, Windy Hill Dunes #1003.

Booked, $ Deposited, Signed Contract.... only to cancel a month later

A bunch of families booked at the same hotel in Indiana Shores Florida for spring Break 2018. I booked with Vacation Rental Pros.

There were only a few condos left in the complex when I booked. I signed the contract. They confirmed and took my money. A month later they called and said they couldn't rent to me.

The owner had rented it using another rental agency. This company is a sham. They have ruined our families spring break vacation for 2018.

Vacation Rental Pros is so unprofessional that they knew about this for over 3 weeks and didn't call me. I would stay as far away from this company as possible.
