Agreeing with all the other negative posts here. UPM is the worst management company I have ever dealt with. I have lived in the apartment for seven years, the last five of which they have "managed." I pay my rent on time every single month. Their office staff is astonishingly rude and unprofessional. Maintenance is essentially non-existent; they have raised the rent twice in the last six months, claiming "below market value." However, their units are ALSO "below market quality." The building is falling apart, they employed maintenance personnel who blatantly steal from apartments. They do not screen their tenants except financially. Out of state fugitive with pending Rx Fraud charges? Come on over, UPM will not even bother with a ten second Google search on you. Drug dealers welcome! Do not bother with a "noise complaint" because they will tell you there is nothing they can do. (Untrue, btw). But you can be dang sure they will look into your income, and as long as you can pay the deposit and first month, you are GOLDEN. After that, you will become just another revolving door tenant ripe for eviction. They will not care, they will just evict you to move another trash tenant in and get their deposit and month 1. Apartment has not been painted in seven years, carpet is at least that old, appliances are *** Outside maintenance is mostly non-existent. Overgrown bushes, trees, parking lot if filled with trash and potholes. Snow removal is non-existent. Broken furnace? Tough. Coldest night of the year? Tough. Avoid this "business" at all costs.

the staff is terrible and treat you like crap once you sign the lease. The maintenance is lower than sub-par and they give you a run around on what will be fixed and when. I have such buyers remorse and feel like I was duped. I would not recommend upscale properties to my worst enemy. If it tells you how frustrating and annoyed I am with them, think about this...I took the time to search out a site where I could tell someone how bad they are. Heed my warning, this “business” does NOT care about the tenant. DO NOT RENT FROM THEM!!!

Little to no screening before move in. Squatters took over heroin addicts apartment after she was arrested at property. Endless parade of derelict trash tenants who are eventually evicted or disappear. No maintenance unless you hound them for months. Run from this slumlord.

Horrible when it comes to getting help with problems. They're building on Edgewood Drive in Nicholasville has a terrible mold problem which they won't fix, their washer has caught fire on the 1st floor and the fire department had to come, it took them forever to replace, they upped their price on their washers and dryers, they upped their rent and charge the people who have been there longer a lower rate and as new people move in theirs gets raised, they've had their hot water heaters bust multiple times back to back, they have a security door on the front and back and the codes have been the same old ones forever so any and everyone can get in that has previously lived there or visited and used the codes, now the front door doesn't even lock so there's no security from the codes door because the part where it catches is jammed, not once do they appear on the premises to make sure everyone is not in need of anything or check on their property is doesn't matter how many calls they get, the maintenance men complain if they have to come out and do any kind of work or fix anything, their plug ins and power to the apartments kick off all the time and it takes at the least three days without power before they're fixed,they wouldn't fix a gas leak that had occurred for two days, water leaks in the bathtub and has for over a month and still hasn't been fixed, in almost every apartment the bathroom ceiling tiles are falling threw, the carpet smells terrible due to they just placed new carpet over molding animal urine and didn't clean them first, the floors creak and are off level, the closet doors won't stay on track they wasn't even on upon moving in and they never showed up to fix them like promised, the smokee detectors are out of date and didn't even alarm or make a sound when the washer caught fire, it's not up to code and definitely out of date in every aspect, multiple apartments have been broken into and the police have been notified about it, the parking lot is gravel and it's almost completely gone so there's terrible mud holes that are very very deep, they won't fill them in at all or refill the gravel or replace with blacktop or concrete, multiple car vandalism and break ins have occurred but they've not tried to place and security cameras or do anything to make the tenants feel more comfortable even after the multiple car and apartment break ins. Over all it's a very old out of date building that shouldn't be able to be lived in.

Upscale Property Management - Sanitary Conditions Review

I live at 179 lakeshore drive and i am here to let you know upscale properties is not upscale. My apartment is filled with bed bugs and mold! I reported the situation to upscale properties at first and they came and painted over the mold and accused me of bringing in the bed bugs! They know they have been here before that! I bought a air bed after i moved in and laundered all of my clothes before i moved in. Resulting in having to have code enforcement involved causing me health problems! They have a emergency order to have this removed in 5 days! Watch the manager sandra because she is filled with lies! Go to city gram and look it up and you will find that is the truth! 179 lakeshore drive! Upscale properties is down scale properties!

Go online to domyownpestcontrol or even a professional exterminator website and get professional strength products and take care of it yourself. Maybe your City will reimburse you or even help pay for the treatment so do a little research.I had bedbugs over 10 years ago - nightmare from ***.

A pest control company came in and used a spray derived from Mum flowers and it worked - after 2 visits I have never seen or been bitten by another bedbug. I threw out almost everything in my house, including bed,couch,curtains,bedding and clothing. As far as the mold goes, bleach the *** out of all areas and use fans at all times in the apartment to keep air circulating. Keep the windows open whenever possible.

Sunlight kills bacteria! If you can handle a paint brush, get some special antimicrobial paint and continue using fans throughout your tenancy. I do my own handiwork in my apt.

though I am also a renter. If you want things to be better, do it yourself !

I told these people that i was disabled and i was sick and they promised me they would be quiet before i signed the lease now i have animals from other tenants running around above me all night long. I have neurontin and very sick. The animals are unleashed they use the yard for a litterbox. Not on leashes one even allows their dog to go out by itself and it tried to steal my steak off of the grill. I have another surgery to go through and i might have bladder cancer! I call emailed them and they said they were not a hospital and i can move but owe them 3 times the amount of rent! It sounds discriminating to me! They cant take my social security check or sue me! I would have a little compassion after all they lied to me and i made my condition clear before signing that lease!

Kept deposit....just because they could

I was waiting for a condo that had some major work done on it and had been unoccupied for over a year to be finished. I called a few times and the leasing agent said that without an application for it it wouldnt make it to the top of the list for repairs. She assure me it would be finished. I put in the application and deposit under advisement that it would hurry things up. I went back several times only to find more things that hadnt been finished. The kitchen window didnt have a storm window, while not only all windows in that unit had them the entire community had storm windows. They refused to replace itand they never finished the unit and when I didnt want to move in they kept my deposit unfairly . It still isnt finished and I am out 895.00 Stay away from this company. They have no clue what upscale is.

These are some of the nastiest people I've ever encountered, you should have taken them to court about your money, they are now trying to keep my deposit, and I'm going to try my best to see that doesn't happen
