Brian Gingras at Unity Property Investments, LLC; G3 Estates, LLC first started with a predatorial contract that wouldn't allow me to get my earnest money back in the case that we disagreed on anything. My broker warned me about it and suggested that i recommend a contract that she uses all the time. He denied the request. After agreeing to the contract he snickered that I wouldn't like what happend if someone came along with a cash offer. I was in a desperate situation and reluctantly was forced into agreeing to signing the contract. Even if I would've had a pool inspection before closing... if he didn't like what he heard... he could've backed out of the deal and kept the money. When being shown the property by Brian Gingras (owner/seller) we happened to visit the pool area. I noticed the water was cloudy so I couldn't see the bottom of the pool. I asked if there was anything wrong with the pool to which Brian replie, " absolutely nothing, you are going to love this pool." After the final closing, i moved in to discover that the bottom of the pool is in horrible condition and it leaked. I contacted a local pool servicing company, they sent a technician to check out the shape of everything... they mentioned that the pool bottom needs to be resurfaced, there were two major leaks inside the pool that was forcing me to add water every couple of days. They also, found several leaks in the piping leading from the pump to the filter as well as the chlorinator. This is all documented for proof by the company. Brian also, kept left over money that was supposed to go towards updates on the property. We agreed to a price that was lower than the loan amount to cushion closing costs and repairs. When it came time for him to pay me the difference he said that he paid for the taxes outside of closing costs and kept the money. I attempted many times to recoop this money and I never responded. Hed was contacted by my broker and agreed that he owes money but, he didn't like the way i handled the situation so, he is going to keep the money. He owes me for the pool and for the leftover money after closing costs. Brian Gingras is a scammer. Buyer beware!
