Andy Dekraker - Trident Appraisals Hudsonville Michigan

Andy Dekraker performed an appraisal on my home. He did not look under my home before noting in the appraisal that my home is sitting on a dirt foundation. My home is in fact NOT sitting on a dirt foundation. I suspect that he only opened the access door to the crawl space and saw dirt near the entry area and then noted in the appraisal that my house was sitting on a dirt foundation. Any professional appraiser would have questioned how on earth a home that was built in 1998 could be situated on a dirt foundation, it's not legal to do so, nor would the township where I reside ever have allowed the home to be put on a dirt foundation. When I asked him about it, he said oh yeah that did weigh pretty heavily on my mind that it had a dirt foundation. Seems like he would have had an obligation to the township to notify them of this ordinance non-compliance concern he had. Because of the incorrect appraisal, the buyers who paid him $400.00 for the appraisal backed out of purchasing my home, which created a huge domino affect on the home we intended to purchase and costed us thousands of dollars on inspections and non-refundable deposits. He is refusing to do anything to correct the issue. I don't know what his affiliation is with Trident Appraisals, but that is the name he used on the Appraisal itself.
