This is a ongoing problem with my apartment. I started in April 23 that my air wasnt working On July 27 A maintenance men came and got my air working.
They stated I need a air conditioner then on August 10 No AIR and maintenance man named Rob came and I had Air Now Yesterday September 2, NO AIR the maintenance man who came yesterday said I needed coolant (3 times in 3 months) and I had to wait until TUESDAY because they were short of workers and had no coolant WHAT. Code Enforcement has been in n my apartment and No one from The LEASING Office has called but I bet come Tuesday if my rent not paid I will have a note on my door with a extra fee Alisha doesnt work with you shes always referring how long she lives here and no problems.W

I complain about my air conditioner on July 27,2023 Booker and Chris came and repair my air conditioner I finally have air Thanks to Booker and Chris.I haven't heard from Corporate Office yet.
I have *** in my Kitchen ceiling that 's leaking my patio wood is weak I can't sit on it My filters hasn't been changed since 2019.
The Grounds and Trash are HORRIBLE. I have live here for 7 years and T&R Properties are Slum-Lords they only put tape on problems my apartment has never been painted my cheap carpet is worn out THE CHEAP flooring is coming up from the floor They sent out texts about blinds, clothes hanging on the patio railing ...They go up on rent and say Market Rent I can go on and on but This Properties is horrible

I notice that I am complaining about the same problem that I have complained about before for seven years I finally got a stove that works but after 7 years I DON'T have any Air I have put in a maintenance request in April again in May and now July its going to be 90 degrees on Wednesday July 5 I am 73/74 years old with underline medical condition. In April my rent went up an $100.00.
Why is trash, mattress outside my door. My apartment has never been painted before I moved in since I been living there.
I have talked to Alisha she surge her shoulder and said 25 people was ahead of me I called Saunda no response i left a message with management no response.
If I didn't pay rent by today I would have a letter on my door 3 day notice this has been going on for 7 years patching up is not because after a period of time that tape wears off. I am asking for some help. Come and inspect my apartment.
I have paid $1000.00 for 3 months without air Sectiom 8 tenants maintenance department is better than yours.
So what's the next step? I live in The Moors Apartments

My address is 7320 East Broad Street Black lick,Ohio . Wonderful townhomes.
Yet a new leasing agent came on board and below is list of harassment and pictures of office staff utilizing resident parking. In fact Van blocked entry to walkway to stairs.
1. October 1st or 2nd same day as rent due. Opened my door to go to work car was gone.
Of course I thought my car was stolen. Leasing officer had hired towing company same. Wee Bull Dog Towing to tow cars with expired tags. PROBLEM..no advance notice, had to pay for towing, missed work NO PAY..AND HAD TO PAY RENT LATE FEES.

Informed Leasing Officer about Resident having no where to park. Attached pictures shows response
3. On October 2nd asked Leasing Officer should I wait to see if automatic pull from Savings or pay (
(was not sure if had to be rendered for October payment paid on rent payment). Paid rent in office on 2nd, cleared my account, Thursday receive 3 day notice.
Spoke to staff gave receipt asked how it was possible no one saw payment. The following day no parking when arriving home with groceries and sidewalk blocked.

Ugh...This company is a ripoff!! My family and I faithfully lived at Emerald Lakes for 11 years and had nothing but problems. We never caused any problems, we tried to pay rent on time and help around our community. Gosh dont get me wrong, this place was really nice at one time; we loved it and referred people here... but as the time went on, this place went down hill. Prices went up and they charged you for EVERYTHING, dodgy neighbors moved in (I'm certain some creepers/possible sex offenders were in my neighborhood. My older Daughter had gotten stalked by a few very *** guys who followed her to our apartment and stood at our back door trying to look in. We didn't feel safe after that. My daughter refused to leave our apartment for a few weeks unless someone else was with her. We had the police around, but we still felt very unsafe. The staff did nothing ), and ugh... the staff turned rotten.
Cathy Hall is one of the worst mangers we've had in a long time at Emerald Lakes Apartments in Beavercreek Ohio. And trust me, we've had sooooo many people working there and were either quitting or getting fired, we can't even count. Why can't Emerald Lakes keep their staff??? Is it because they open their eyes and see what a place this is? Do they hire unprofessional, occasionally crazy, *** people off the street? Is this place cursed? Seriously! Cathy is so impersonal, cold and has a icy chip on her shoulder the size of an iceberg. She also has a stick up her *** the size of a tree. She's all business and doesn't actually seem to want to connect with her residents. Its all about money and her bonuses. Emerald Lakes needs new, better trained staff ASAP. The maintenance seemed okay, a few I didn't quite like or trust in my apartment though. They snoop, so keep an eye on not only them, but the manager/leasing people too.
There was so many bug problems we had. Ants mostly. They got in my pantry and in my food. They got in our beds. They crawled up walls. Ick.
And don't get me started on the ONE AND ONLY trash compactor for all 280 units, that's including the apartments and the townhouses. Oh gosh it always broke, resulting in piles of trash piling up outside of it. It was absolutely gross. It also caught on fire a few times. Oh dear it was even worse in the summertime because the trash would cook under the heat, making it smell like a landfill. Sometimes it smelled like rotting flesh, we weren't quite sure if something had actually died in it. The police were there a few times in all honesty, called by other residents because they too had wondered the same thing.
Then when it rained, the trash (some liquified, rotted trash) would run off into the street.There were occasionally mice, raccoons, birds, bugs, skunks, and possums digging through the trash too. Ohh, how I pity the poor souls living next to the trash compactor.
We had absolutely **disgusting black and green mold** growing in my daughters closet and in the other bedrooms closet. We used part of her closet for storage, but as soon as we moved a few boxes, there was fuzzy, black and green MOLD growing up the wall like a runaway science experiment! There was problems with mold and black mildew literally dripping down the wall in the kitchen because there was a vent problem outside that they said they couldn't fix. There was severe flooding of water coming in my daughters bedroom and the living room every time it rained, which created a horrible mildew under the carpet that smell like cat *** The flooding destroyed the carpeting and also made wood rot and rust under the carpet because the was no sub-flooring. My apartment wasn't the only one that had gotten flooding, there was so many places on the property itself that seemed to catch rain water outside which resulted in huge ponds of standing water outside.
We recently moved to a house (thank gods), but they are charging us for old carpeting that they said needed to be cleaned. We cleaned it, but *** it needed to replaced anyways because of the damned flooding we got. This mold and mildew was so gross, it was one of the leading causes of illness in our family, we told them about it but nothing was done. My husband has a partially collapsed lung, which was more than likely made worse because of this black mold. And on top of that, I have a daughter with downs syndrome who has a very sensitive immune system who got sick a lot because of this mold and mildew issue. Ever since we moved from that unhealthy environment, my husband and daughter seem to be feeling a lot better. Hm maybe I should send the health department a message about checking out Emerald Lakes Apartments due to health hazards? We would have done so beforehand when we were living there, but the manager Cathy Hall clearly hated us. We honestly feared getting evicted for turning them in. They accused us for things we didn't do, like having a cat. That animal smell they claim to smell (btw they are trying to charge us $300 for the cat we never had) was clearly that disgusting *** scented mildew under the carpet!
Don't ever ever EVER rent from this company. DO NOT GO TO EMERALD LAKES. Unless you enjoy mold, mildew, flooding, offenders, trash, having your money sucked out of you, horrible staff, bugs/vermin, and so much more.
If you enjoy living in *** then by all means, move the Emerald Lakes Apartments in Beavercreek Ohio. Cathy Hall and company makes the Devil himself look like a walk in the park. You've been warned.
Horrible! Maintenance doesn’t fix anything!
I called them on 10/23 regarding black mold and a leak around the shower. On 10/26 maintenance came by and said extensive damage would be an insurance claim.
10/30 still haven’t heard back so I went to office and again was told wasn’t sure when it would be fixed. This apartment is uninhabitable the bathroom is full of mold and stinks so bad and now the water moves through the ceiling and is pouring into the kitchen!
Me and my small children have been sick from the mildew and mold and they have nothing to say! I will be putting my rent in Escrow and moving out ASAP

This place is a joke.. It takes forever to get anything fixed.
I live in the Moores location in canal winchester. When we signed the lease it did state in the lease that we are responsible for pests in the apt. But one would assume it meant pests you brought in like bed bugs or roaches. But now they mean ALL pests.
there was ants when we moved in. And bees are all through the walls coming into the apartment through the light fixtures and yet that is still my problem to fix. They are tormenting my family and at least the family that lives above me. That was told to me by the regional manager.
The lights in the hallways have been out for 3 weeks. The lamp in the parking lot has also been out for 3 weeks. It is pitch black out there in the morning and at night. There are cops here almost every night looking into some kind of trouble.
A man was shot right outside my house. When i told them about the light and that i didn't feel safe all i was told was well they getting rid of a few people and that should help the problems.
and that the guy who shot that man didn't live here so that shouldn't be a issue either. If it wasn't for the fact that we are trying to buy a house in the next few years we would break the lease and move out now.

I have experienced very unprofessional practices from T & R Property, Tiffany Lakes. While living there my AC stopped working in May, my boyfriend is an HVAC licensed technician so he identified the problem right away.
I informed maintenance what had happened, there was a blockage in the lines and the thermometer wasn't regulated and needed to be replaced, and instead of doing any of that they changed the filter. Oh and they were rude to me because I called them when they were at a picnic, it was 90 + degrees and my poor puppy and I were cooking in our apartment but I am so sorry I interrupted their picnic. Ok so that being said, the problem was still not fixed so I contacted them again, and again, and again. They didn't come back and no one at the office returned my calls.
My electric that month and the following 6 months went from an average of $75/mo to $200/mo because the unit just ran non stop and if I turned it off my apartment, which due to the broken unit was already 80 degrees, would go up to 90 degrees. So finally when my lease was coming up for renewal I got a chance to speak with the manager, Stephanie D (I think it is Stephanie Delong but she never told me her last name) who apologized and informed me that they had fired the maintenance man and were in the process of hiring someone else. Ok I informed her about my electric bill increase and how uncomfortably hot my unit is and that at this point I was NOT renewing. She insisted that I give them time to fix it and until then after my lease expires, in about 3 weeks at this time, she would have us on month to month but at no extra charge than what we were paying already.
This seemed fair especially seeing as we had been paying about $130 extra a month in electric for the past 6 months due to bad maintenance. So I gave them about 2 more months then I had had enough. I moved out on Nov 30th and the AC unit was still not fixed at that time. Well now it is January and I just was informed that I owe them money for month to month fees that were not paid.
I called up the office at Tiffany Lakes and was told that not only did Stephanie get transferred but she also conveniently forgot about her agreement with me. But the new manager, Melissa, said that she could see that there was an agreement because the month to month fees were never collected and there were no fees prior to my departure. We always paid on time and if she hadn't had an agreement with me she definitely would have made some attempt to collect those fees or they could have evicted me or something. But like I said here is it January, I have been moved out for almost 2 months and this is the first I had heard of any owed fees, since May to November apparently.
I should be receiving some of my deposit back seeing as the only damage was *** in the floor due to a bad patch job prior to my moving in and my curious puppy liked to play with said bad patch job. But the Non refundable pet fee was $150, the refundable pet fee was $150, plus the refundable $300 deposit for moving in. But instead of paying me what is rightfully mine I am being penalized for Stephanie's negligence and they are trying to charge me an additional $181 for fees. Little to say I do not recommend, I insist consumers STAY AWAY from T & R Properties completely and I am pissed that people continue to be treated so poorly by rental companies.
There has to be better regulations and repercussions for such bad business. :( I can assess my losses as $130/mo X 6 months (due to broken AC unit running non stop) = $780Unpaid refund from deposit is $150 pet + $300 general = $450Total losses = $1230 *That's enough to take them to small claims court.

I moved into Bayside Commons and I wish I hadn't! Rent prices are reasonable; now I know why.
The staff and management at Bayside Commons are extremely unprofessional. Lisa is very nice, but she doesn't follow through, and has lied to more than one of us, consistently. If you request her to enforce rules with residents, she plays both sides, but lies to your face. Sabacca (or however you spell it..) is rude to residents once you're in a lease. I have personally witnessed mistreatment of other people waiting to talk to her, as well as myself and my husband. She does not want to handle anybody's complaints, and when you remind her that maintenance never came when it's been over a month, she gets very mean and rude. Laurie, who is the old manager, did not schedule or oversee that maintenance requests were performed in a timely manner, and it was better for her if they were ignored!
Bayside is only interested in doing business with you, as long as it's a one way street. For instance, even though I paid the deposit and rent for a garage, the opener (inside) broke, and I was unable to access it for 3 weeks or more. This was shortly after moving in, so i had tons of things I unloaded off the truck into the apartment, because we were tired. We had taken some things over to the garage, but not everything. A couple of days later went to move stuff into the garage, but couldn't. When maintenance finally made the call for the repair of the garage (and it was fixed), I opened it to find several boxes of china dumped on the floor. They were on a desk and 'somehow' they fell, and broke. But nobody took responsibility! When we first moved in, the air conditioning did not work, and I KNOW FOR A FACT THEY KNEW THIS. Via a neighbor, I was able to find out that the previous tenant moved out because they refused to fix the air conditioning, the shower, or her drains. Yet, they allowed me to move in, in AUGUST---PREGNANT, with no air, and a broken shower stall?????
We immediately told them about the broken shower stall. There was a crack in the floor, and I was afraid to shower- you could see like empty black space through the crack. Like there was no base or support or something. It also felt flimsy. Our repeated requests to fix the shower floor went ignored. Finally, Lisa informed us she scheduled Royal Finish to come out such and such day. They never showed up. I called to find out why. She said because they never showed up at the office, never called, etc. I find that hard to believe, and by the way, thanks for calling me to tell me I didn't have to vacate my apartment for 6 hours with a newborn baby for no reason.....
It was eventually scheduled again, but it took forever. We were there for over 3 months when they finally came out to fix the shower. I told Lisa several times that they needed to replace the bottom, not waste $$ on trying to repair. It would break again b/c there was no support underneath. And it did- so far, twice! I moved in the middle of August. It's now February, and it's broken again.
About 3 months after moving in, I started noticing a roach here and there. I keep my apartment extremely clean. Then we started seeing a few more. I am repulsed by these little creatures, so we detail cleaned and bleached the kitchen, top to bottom. We even pulled out all the appliances, including the hood, and cleaned and sprayed raid. While scrubbing the floor behind the fridge (which we had a request in to replace because our milk kept spoiling...), I saw a roach go under a floor tile, and I lifted it up. I must have been standing on the tile cleaning, because there were about 10-15 dead ones sticking to the bottom of the tile. I peeled more tiles back, and threw them away. We then sealed (ourselves, because the request, again, had been ingnored) all of the counters, cabinets, and any other crevices so that it would be impossible for the roaches to hide.
I now have a dishwasher that has been out of service for several months. I dislike washing dishes by hand every day for several months, for a family of 6 people...
The apartment also smelled like dog, and dog *** when we moved in. The gal before us apparently had two dogs. Whoever cleaned the carpets, only used steam, no shampoo, and they smelled awful! The bathrooms....whoever cleaned the apartment didn't clean the outsides or bases of the toilets, or scrub out the showers. There was still hair and mold from the previous tenant. Speaking of mold, there is mold in my laundry room, on the wall, which has also not been addressed.
We also had a master bedroom window that did not lock, that's a safety issue. It was eventually fixed, but not for several months.
We were told when we moved in, by LISA, that rent was due on or before the 4th. Several months after living here, we were informed, it was due on the 3rd, and since it was the 4th (we went to drop off rent), we owed them late fees for every month. Lisa denied saying this, but I specifically remember her saying that, and so does my husband. So, we were forced to pay late fees for every month we'd been there. When I asked why, after so many months they decided to say something, I got no response. We paid the rent and the late fees, but it was later returned to us with an eviction notice on our door, because 'they don't take partial rent payments'.
Funny how they took a supposed 'partial' payment from us EVERY MONTH (since they claim we owed them late fees) and it was never returned then! You must also pay the water bill directly to them, not the water company. This month they informed us that our water bill would be going up to $95.00 a month, because it was $20 a person per month. What?? That doesn't even make sense! The water company charges per cubit unit, not per person, and somebody needs to go back to math class!
They also told us this month (we are putting rent in escrow), that if the rent was late, there was a late fee, and on top of that, a $44 dollar fee for the garage...wow. That's not in my lease, but I guess they think they can make things up along the way.
The apartments are under new management, but most of the old employees are still there. The new manager seems nice, but that is yet to be seen. Things are still not getting done on time. She's been there for about a month, maybe a little more. Since she's been there, I've requested for my dishwasher to be fixed/replaced about 3 times...it has yet to be done.
Overall, T&R Properties are BAD NEWS. You are treated like you don't matter, and like I said, they expect your rent in full, on time, but they do not live up to what a landlord should have to. The only thing nice about this place is the maintenance staff, who at least smile and are friendly when they visit your apartment.
There is also a problem with trash. They had the audacity to tell me to remove the blankets from my windows because it looked 'trashy' (heat is set at 75 degrees, and we still get wind coming thru the patio doors, and bedrooms are cold, I have 4 kids!), but, they say and do nothing about things that look trashy-er, like garbage and furniture thrown on the grass and left for months......
Yep, their priorities are definitely backwards. DO NOT RENT FROM T&R.
