EROSION

There is erosion at the corner of my apartment unit at 300 Woerner Rd Houston Texas 77090. The hole is 2feet wide and 2 to 4 feet deep.

They have not fixed it and it's is a safety Hazzard. It's located under a drain and runs underneath my bedroom. Joyce the regional manager will not cooperate and let me out of my lease even though they are in the wrong it's not fixed within 7 business days and I have sent over three work requests. They have breached the contract.

Property code Section 92.056. If I could give zero stars I would.

The constantly lie it takes for ever to get anything fixed but the one or two maintenance men that showed up were great but weeks later they showed email that they just received

They find ways of taking money and yet never providing service

I've used many property management companies over the years in several states. Hands down this is the worst one I have dealt with.

The team members are rude and sullen if you walk in to see them (the management hides behind closed doors make the admins take the ire of all the unhappy clients who walk in). They will convince you that you owe more money than you do for deposits, etc. and expect to NEVER see that money again.

They NEVER give refunds and the management disappears when it's time to send the checks back to honest clients. I highly encourage others to go through any other property management company as the long-term experience will out weigh anything positive they may offer on the front end.

Absolutely no service, do not repair or fix anything, and beyond rude

I have never before been treated in the appalling manner that the Wilms brothers and their staff at Summit Property Management company. You cannot get them on the phone at all.

They refuse to answer and they don't call back. It took me 12 calls and voice mailed as well as emails to just lease a property, and even then I was told I couldn't see the property and if I wanted to lease it I would have to pay the app fee and a security deposit of a month in advance immediately and then I could see the property in 2 weeks. However, the property was unoccupied and just sat there. I should have know from the deplorable way that acted at the beginning that they would be even worse to their tenants and that has proven correct.

They do not fix or repair anything. You call, you email, and you get no response. Their solution to a very apparent water leak was to send someone to paint over it. And that was only after I have emailed multiple times over a three month period.

And the appalling service continued. Plus, they do not provide pest control spraying. If you want that, you as the tenant are responsible for it. When you move out you as the tenant are responsible for having the carpets professionally cleaned and are required to provide proof of the service or they will charge you.

And the list could go on and on. I would not recommend Summit Property Management Company to anyone - not my worst enemy. I have no idea how they even have a business.

Do not lease from them and I would never allow them to manage a property for me either. Beyond terrible.

Agreed. Have rented from them in Nashville, and they are the absolute worst property management company I've ever encountered.

I am a responsible tenant, and this company only cares about protecting their own bottom line.

Horrible customer service and cut corners cleaning/repairing properties. DO NOT RECOMMEND!

The only way to be sure you get a call back from any of those boys at Summit Property is to put your phone number on the bathroom wall at Tribe and write "call for a good time"

Summit Property Management focuses on fees not service

Summit Property Management has to be one of the biggest scammers in middle Tennessee! Summit Property Management is headed by Cory Willms.

This is pure family cooking! Summit Property Management , Cory Willms, and his kid brother Matthew Willms spend thier days dodging phone calls while they screen thier emails and text messages so they don't have to acknowledge the reality of thier business practices. Cory Willms show us a property when I contacted Summit Property Management. He sent his baby brother to the appointment.

He came in, hardly spoke and focused on his blackberry while some woman sat in the car waiting for him. Amazingly unprofessional conduct, that was just the beginning. Cory Willms called back asking that we immediately submit a "application fee" so that we could get the lease for a property under management by Summit Property Management under way. They processed the fee and that was the last we heard from them.

It turns out that this is a standard practice for Summit Property Management. I had no idea these types of companies could even conduct business like this but Summit Property does. Cory Willms, Matthew Willms and the rest of the team at Summit Property Management have a reputation in Nashville for providing almost no customer service. I have also learned from homeowners that have assigned properties to them that they almost totally ignore thier clients except for collecting fees.

I know two homeowners out in Westhaven that had to fight to get control of thier property back. Homeowners and renters need to know about Summit Property Management. Cory Willms, Matthew Willms and thier team make money off of people and provide little service.

Summit Property Management, Cory Willms and Matthew Willms have a smooth pitch but deliver almost nothing. Be ware of the "pitch" and DO NOT pay any fee to this company.

I just had the same bad experience. Up front fee to apply for leasing a condo.

I had already qualified with a mortgage company to buy a $275,000 house but decided to wait. Summit pushed me to send a cashiers check for $1500 without telling me that my application was accepted or not. When I told them I would not send the $1500 until I knew if we got the deal, I was told my FICO score doesn't meet their minimum credit requirement of 700 -- A FICO score of 700 is the highest credit standard anyone could hope for and much higher than the average. It would have been great to have been told about this up front.

They never mentioned it in writing or in their ad for the property on zillow. They told me that they leased to 240 people last year, but we all know they collected fees from 1,000s of others who unwittingly wasted their money.

Wow that sounds like a pretty good business model. I like collecting fees! Summit Property Management won't be around long if that is how they treat their customers.
