Predatory company
Beware of renting from this company. They are absolutely predatory.
They make promises they have absolutely no intention of keeping. They don't even stick to the rules in their own leases. They allow rampant drug selling, and use in their buildings. Their staff is absolutely unprofessional.
They will never call you, email you, or even certified mail you in return. Stay away from this company.

Verified Reviewer |TERRIBLE COMPANY OWNERS
THE ARBORS AT CAROLINA FOREST IS A NO! Tenants upstairs has a dog who runs around like it's a dog park & heavily stomping, dragging noises, loud bangs that shake my apartment because they throw/drop heavy stuff constantly.
Their door slamming is just as bad. We are woken up all hours of the night DAILY. They scream & cuss at each other when fighting. They blast t.v & music & holler "WOOO!" "Yeah!" late hours.
They make rhythm beats and knock on their floor, which goes through my ceiling & they know this. I sent multiple complaints & videos to be told a note was given & were spoken to, but no changes! I was told to talk to the tenants myself, but uncomfortable doing so due to an incident where I had to call the cops because the man was having a party from early morning to almost 8pm. Banging on the floor, screaming & cussing.
Cop knocked & the guy shouted *** off", cop knocked again & I heard a guest state how someone is at the door to which he responded "I DON'T GIVE A *** After a few more knocks, he answered the door drunk. That behavior is unacceptable & I will not put myself in that position. Tenants shouldn't deal with unpleasant living, disturbance & inconsiderate tenants. Lease states pets & tenants should not be a disturbance to others.
The good reviews are mostly about the lease signing process. Of course, all they care about is money. Afterwards, complaints are dismissed, resolving is prolonged & excuses regardless what the lease contract states. Their to go saying is "it's apartment living".
Even when I had roach issues! Company does not hold up on their end of the contract. Tenants I'm dealing with ignore the complaints & worse. It's intentional, instigating & harassing.
I was told I'm just "sensitive to noise". Terrible tenants do not get held accountable. There are more affordable places that care & take care of the residents AFTER signing a lease.
I DO NOT RECOMMEND ANY APARTMENTS THIS COMPANY OWNS! READ THE BBB REVIEWS!

Mistreatment
I can not exprés my frustration with this apartment complex. They just care about the money and do not the tenant. Very rude letter to collect late payment and they charge you extra for everything.

Because it ain't right
Well I live there for over 4 years at watercourse apartment homes in Graham North Carolina building 2000 apartment 107 I left there in March of 2023 and my roommate is still there with my name on the lease which I'm not happy about this is August
late fee & rental insurance
Hello I living in Brittany place of LaGrange and I have been living since October 2019. There are two reasons why I contact customer service.
1.Late fee I got late fee paper through mail box Although the contract was made under my name, the company is paying for the rental fee. So I've never been late, and I've never received a piece of paper like this. So I contacted the company's accounting team and asked them to check why this situation happened, and the conclusion was that I didn't pay the rental fee late, but it was simply a apt manager mistake. So I wanted to contact Jodie Key Community Manager, the apartment manager, to see why this problem occurred.
Even the late fee was $100, but it's already charged and She never replied to my e-mails when i wanted to know if she was charging money without simply checking and why this happened as a resident. That's why I'm contacting the customer. 2.Insurance pay From the beginning of October 2019, I was paying the rental insurance through a private insurance company, not an apartment. Since the beginning of this year, I have inquired about the rental insurance cost in the apartment system, and the apartment staff said that the name of the apartment manager should be added to the three companies I kept contacting you because the amount was added, but the apartment finally replied when I sent 10 or more emails.
In conclusion, I registered the name of the apartment manager late and was charged for 10 months. And I personally kept paying the rental insurance amount. I've been paying the amount through Geico and I've also been charged 10 months on the apartment's website.
I would like to ask if there is a way to process the rental insurance amount charged by the apartment. If you have any question please let me know Thanks
Told misinformation that lead to a denial of my app & loss of my money
Prior to applying to Brentwood Apts in Lincolnton, I went to the Palisades in Loncolnton NC, both of whom are owned by Southwood Realty. I was told by the agent that was taking our information to complete an apartment that I only had to have 2.5 times the rent to qualify, and I asked this before the process begin due to just being denied for 3xs the rent (I told her specifically that I wanted to know that up front what the stipulations were so that before I even put money down because we were just denied and she asked me how much was the ratio (2xs; 3xs; etc) of funds we had to be making to qualify and where I applied to and I told her!
But with this knowledge she still told me that all we needed was 2.5xs the rent!!! I get a call from her yesterday saying that we were denied and she gave no reason why and said that I would get a letter in my email as to why (of which we did not). So I called up SR headquarters and spoke to someone there whom gave me the number to the 3rd party that handles their background investigations and we were told by that company that we were denied because of debt to income ratio. And I asked how when we had almost 3xs the rent so we called SR back to find out what they had to say and she kept trying to tell me something about a formula that SR uses (she didnt know what it was) but this was her reason.
And after still trying to make it a point that we were told the income requirement was 2.5xs the rent she kept trying to cover for the lady that told us all we needed was 2.5 times the rent, saying it had nothing to do with her but its all based on debt to income ratio! I asked her how many berms they have she said 1, 2, & 3s so I asked her if the debt to income ratio for a 1 bdrm is the same as the debt to income ratio for a 3 bdrm and she said (no I dont think so) so I told her that I was going to place a complaint with the commissioner since it seems that a person representing their Southwood Realty Co can tell a flat out lie and put people in jams with no regard to the situations their putting people in, and take their money based on a lie and not make that situation right. I wouldve NEVER applied to another reality company (especially knowing how strict these realty companies are compared to going through a landlord) knowing that Id already been turned down for the same reason, just to do it again knowing that I would have the same results.
On top of that, Brentwood and the Palisades are owned by the same company! I ADVISE EVERYONE TO RUN FROM THESE PLACES ESP THE REALTY COMPANY BECAUSE THEYRE BAD FOR BUSINESS AND WILL LEAVE YOU HIGH AND DRY AND IN A BAD SITUATION WITH NO RESOLUTION, YOULL JUST BE OUT ON YOUR A#S!

My credit card was compromised because of fraud. I was charged a $100 late fee and was denied a credit by the apartment complex, even though I paid with a cashier's check as soon as the weekend was over and before my new credit card was issued.
Their corporate office kept referred me to the following number for customer service, where there was only a recording.
I was not called back to discuss my dilemma. 704-867-****

Consumer Awareness
We have had a similar experience with Southwood Realty, there is no respect or transparency with this company. They will hang up you, add charges to your account and will not provide a proper explanation.
They all blame each other instead of someone taking accountability. I can't believe this company allows such behavior in the workplace and that just truly shows the culture of this company. You definitely need to do your homework on any company and look into their history the same way companies do credit checks.
Especially in NC there are barely any laws to protect tenants. There is such a lack of oversight and there definitely need to be some new laws implemented that also serves the renter.

ms shamia is a very lowdown dirty person she sits in that office and talk about the tenants to each other what she need to do is clean these nasty apartments outside and all this mold she is so unprofessional running her mouth like she own these apartments she talks too much these apartments are filthy outside we wish you send her to another complex not trying to get her fired she has such nasty attitude
walking around here with her nose turned up and when she does her inspection she only go into the apartment the people she does not like talking about these tenents to each ms jadah is so sweet and professional why didn;t you all give her the position anyway where move at least everyone would have been happy .

They operate in several states North Carolina, South Carolina and Georgia with their Corporate office being located at 165 S York St 28052 Gastonia North Carolina.
The property my family and I lived at was Avalon at Sweeten Creek apartments located in Asheville North Carolina . The property mangers name at this property at the time was name Whitney Bowers.
Unfortunately Whitney Bowers is racist and when she was called out about being racist she retaliated starting w our dogs..too much to list considering this case will now be heading to court. Feel free to read the reviews on Google Avalon at Sweeten Creek Arden North Carolina
