Extremely deceptive property management practices! Immediately after submitting a formal, documented dispute regarding illegal trash adjustment fees for charges that were already paid, the management office manually uploaded a duplicate, fake July rent charge to my ledger through Conservice.

Someone from the local leasing office has to manually enter that data to give to Conservice; they don't invent it out of thin air. To make matters worse, their payment portal is locked down to an "all-or-nothing" setting, forcing you to pay the full fake amount or your real rent and utilities will be marked late. They intentionally use their billing software as a weapon to force fraudulent, duplicate payments. Standard corporate retaliation and tenant harassment.On top of the billing nightmare, the physical property is falling apart and dangerous.

The plumbing is terrible, with extremely low water pressure and piping residue coming straight out of the bathtub faucet. Smoking policies are completely unenforced, and noise complaints are ignored—the General Manager’s actual response to a severe noise complaint was simply telling me that people are allowed to play their music.

To make matters worse, the parking garage has falling structural debris, and people were literally shooting off fireworks inside the garage, completely endangering residents and the property while management does nothing. Do not move here; they treat tenants with malice.

I deeply regret signing a lease at Sorrel at ***. Do not let the luxury marketing fool you!

The current Waterton management team (minus 1-2 exceptions) is entirely unprofessional, arrogant, and creates a hostile living environment.
On top of the toxic environment, they engage in predatory financial practices, hidden billing, and blatant transparency violations. They snuck a $20 charge onto my bill for their own in-house rental insurance without any warning or notification that they required an updated document. To make it worse, they intentionally left this forced insurance fee off the standard itemized monthly rent ledger to hide it! I only discovered it because the total math on my bill didn't add up.

Had I actually been notified about it, I would have easily provided the documentation last month, but they prefer to surprise you with hidden fees instead of communicating.
When I confronted office staff about this un-itemized $20 surcharge, I was given a textbook runaround and told to come down to the office to get a printout monthly because their online system doesn't include everything. Interesting that it included everything but that fee. Forcing a tenant to walk into an office to get a manual printout of a hidden financial charge instead of providing a lawful, digital itemized statement upfront is a shady, deceptive, and completely unacceptable business practice. On top of that, they aggressively try to force tenants into paying exclusively through the Bilt app.

California law (Civil Code § 1947.3) requires them to accept non-electronic payment methods like physical checks! They completely reject legal, direct, physical payment methods just to force you into their proprietary tracking systems.
They also rely on third-party billing through Conservice to sneak in ridiculous, unjustified fees. On top of paying separate monthly charges for BOTH standard trash ($60.59) and valet trash ($15.15), they tacked on a massive, unexplained retroactive $42.72 "Trash Adjustment" fee from months ago with zero itemization or justification. They are forcing tenants to double-pay for basic services while hiding fees to drain your bank account.

Total slumlords.
Furthermore, I am being charged premium rent for absolute crap appliances. Their washing machine has torn numerous items of my clothing, bedding, and towels. This is now the second machine they have given me that has done this, resulting in ongoing property damage that they expect me to just absorb while paying luxury prices.
Meanwhile, the parking lot on the 5th, 6th, and 7th floors looks like an ashtray. The 7th floor of the garage is treated like an abandoned dumping ground.

Management allows biohazard waste and exposed sharp hazards to sit on the roof for weeks at a time without any cleanup, posing a massive physical safety liability. (I can't post photos on here due to the guidelines, but I have them.)
I have a documented paper trail of ongoing secondhand smoke pouring into my apartment through unsealed ventilation vents, which is a major health hazard, in addition to people vaping and smoking on balconies. Management ignores it and clearly does not enforce their own non-smoking policies. To add to the toxic environment, staff regularly spray heavy, suffocating chemical aerosols in enclosed hallways, and right outside my unit.

When I politely asked them to stop, the Maintenance Supervisor got a major attitude in the leasing office, mockingly asking if I was "actually allergic or just didn't like it."
The management team has zero respect for resident boundaries. The Maintenance Supervisor intentionally sent outside vendors to my apartment at the exact time I explicitly told him not to, completely disrupting an important business meeting. When I brought this up to the Community Manager, he completely brushed it off, casually saying, "I heard about that," with no apology or accountability. When I reminded him that my opinion as a paying resident should be the priority, the Community Manager flatly told me he "doesn't agree with that."
Furthermore, the Maintenance Technician sent to my unit has been incredibly hostile and disrespectful inside my home, throwing tools all over my counters and ignoring my boundaries.

When I told the Community Manager I felt unsafe being left alone, and find this behavior offensive and disturbing, he gaslighted me and told me to leave my own home so this hostile worker could have unsupervised access to my space.

Protecting rude staff, ignoring health hazards, hiding illegal fees, and telling a paying resident that their opinion doesn't matter is disgusting behavior for a property. Save your money and your peace of mind - do not move here!
