Need a bank statement soon as possible

I was accused of if I should be purchasing things with my own money and I think it's unfair I need access back to my account asap because this is unimportant I'm apparently the owner of my sable account now its causing a delay In my life and money out of my pockets I should get a discount on my orders and have them shipped overnight for this.

Absolute worse builder in SW michigan

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full

I would give this company a 0 star if i could. This has been the worse experience my wife & I have ever had with building & purchasing a new home.

To start with the project manager is about as unprofessional & uneducated within the building field as they come. It’s hard to tell if he was joking or really just that oblivious to his responsibilities. At one point he hung up no trespassing signs & stated we were not to go to the house until after closing because it was not our house. We found well over 50 issues from the building plans we signed to the product they tried to give us.

Cross your T's & dot your I's when dealing with Sable. Sable OVER PROMISES & UNDER DELIVERS like every one of these reviews read. They constantly promise one thing then back out or just flat out do not it. I have had nothing but issues with the cosmetics of my home since day one.

They have had warranty work done on my home consistently every month since day one of moving in. We have had water entering the basement—it leaked behind the stone & siding on the front of the house and into the basement. Sable did not show up to the residence for over a week to inspect the ongoing leak during a week it rained nonstop. Their only “fix” was only to extend the house wrap down to the sill plate but only behind the siding of course.

I was told that "we have seen this issue before." Don’t you think a builder would correct those mistakes so it never happen again??? Not Sable. They go by the approach of “we will just see if they find the issue.” I have videos of where trim was removed around the living room window & day light apparent yet they claim energy efficient homes. I have had drainage issues since day one within the property with standing water within the lot--the issue is ongoing with no resolution.

Sable’s response is when the grass grows the lot should drain better. Heck the general manager Bryan even told me & I quote “Yes technically a child can drown in one inch of water, but standing water on a property is not abnormal and it is not the builder or developer’s responsibility to teach children to avoid the dangers of the world. I would hardly say a 10” puddle is a serious danger to a child, but if a parent perceives this to be a danger, they should keep their kids away from it.” Even though its roughly 2' higher at the front of the lot where the water is directed to drain, i have photos availible if reached at Dylan.lawrence91@***.com for anyone in question of this statement. Hopefully if you buy a sable home you like weekend projects because your brand new house will keep you as busy as a weekend DYI project.

Do not buy too nice of tools for those projects though--these homes only have 100AMP service panels. So you can forget about adding that hot tub & pool to the property. Did i mention the drywall joints cracking, paint peeling off doors, electrical sockets held in with drywall screws, shingles flying off? Oh, and make sure you enjoy that 1/2" drywall they put on the ceiling that starts to bow & sag between the trusses within just 6 months!

You will also enjoy nails popping through your sub floor wrecking your brand new flooring in your beautiful kitchen. You can forget about finished basement bedrooms with the ranch floor plans as well. Truth is without tearing out the entire basement ceiling to add duct work for heat or adding additional heating source you will never be able to get to that. Also, the furnace & AC Sable installs will not have the CFM capacity to heat or cool those unfinished areas.

Bottom line—you are better off buying a manufactured home or Allen Edwin.

My hope this helps you in deciding whether or not to buy a Sable home.

This review will be on Facebook, News 8, News 3 & any other neighborhoods or open houses, Home shows sable attends.

Wouldn't do it again

Sable Homes - Wouldn't do it again

Honestly, if I had to do it again I wouldn’t use them! In my opinion, their construction quality was horrible.

Being a retired builder, I had to supervise the construction of my own house. There were footings missing on load bearing walls, incorrectly framed doors, and walls, flooring joists, and improperly installed trusses. There were so many things done incorrectly and not to industry standards I would not have enough room to list them. All these items were missed by the superintendent and passed by the inspector.

If you have no construction experience you wouldn’t notice these issues. Sable’s finish contractors are very good. If you walked in a home that was already finished, the floor, counters, drywall and trim are good. It’s the structural things behind the walls that you don’t see that I would be worried about.

I always follow the chain of command with any business. My complaints started with the superintendent, then went to the sales manager, then went to the general manager. The general manager never bothered to call me back or return my email. She didn’t even bother to show up to the two meetings I had scheduled with her and the sales manager.

At that point I reached out to the owner of the company. I made 3 phone calls and sent 2 emails to the owner - he also never once took the time to get back to me. I finally got a message through the sales manager stating that the Sable owner said it was not his job to talk to me and didn’t care but wanted the salesman to handle it. I have been in business for 40 years myself, and I have never heard of an owner not being concerned about a customer’s complaint or concerns.

From there, I went to the Leighton Township supervisor for help. He got involved and the owner never would call him back for 5 months either. There were many items on the warranty list that took over 1 ½ years to get resolved also. Two of the items, missing insulation in the living room and two improper load bearing posts on the deck never got resolved.

I had no choice but to file a claim with the State of Michigan Construction Division (LARA) in order to try and get my house repaired. On my last check they have not responded to the state yet either. In my opinion, this was the poorest quality work that I have ever seen in my 40 years of business.

My house is correct because of me supervising the construction. If you would like more details feel free to reach out to me through IM.
