Didn't install the drain to our drip pain for our washer properly so we have a leak going from our upstairs laundry room into our kitchen down stairs. Our home is just now 3 years old and they won't warranty the problem.

2015 I have purchased a house in Tampa, Florida this house is our first house and at beginning (before signing that important document) sales personnel and construction manager was so nice and professional I felt that I could trust them to get things done in satisfactory way.

Even before that faithful day signing of the document to take over the house as ours, there were a issue that needed to be addressed (curb grading, standing water at the front of the drive way, street water was not draining completely to sewer (storm drain) that was on July 2015. sales person Debbie and the construction manager Rick assured me it will be fixed before you know it so go ahead sign it with confidence that we will take care of it now Oct. 2016 the issue has not been resolved by Calatlantic homes, today after approximately 15 emails and same amount of phone calls (only answered four times) matter of fact today for my surprise got through to warranty office and spoke to the person who is handling my community and all of Tampa's warranty service.

I have mention (asked) did you received my emails and all the voice mail and text left on your phone with pictures showing the problem, she reply she did but no answer as to when and how they will address the issues at hand for pass year and three months. While we were conversing whether issues will be taken care of, suddenly she called some one to get into conversation to see if he could answer my question, oh if you noticed I have used a issue (singular) but as I write it changed to issues (plural) if I list things gone wrong after moving in since 2015 wow I need a book to describe all and need sequel to list them all.

1. curb grading (Standing Water issues since 2015)

2. Shower floor (buckling and broken seal around the floor) that guy told me not to use shower until plumber come out and fix but no timeline, was requested to be warranty service two months ago.

after I mention legal action he got upset started to raise his voice and tells me not to use the shower and implying that I am a *** by not understanding if the shower floor is broke why would you use it so told him if you would have fixed it when I requested back in two months ago we would not having this conversation, then she cut in to tell me she is calling plumber to come out today.

Plumber did come out and assessed the problem, he told me shower floor has to be ripped out of the shower and tiles on the lower part of wall needs to be taken out to fix the issues the right way, he and I contacted warranty person and she told me tile need to be order and it will be my guessing is this issue like the first issue will take forever.

I did not mentioned all the *** workmanship two weeks ago had a roof leaked through ceiling and roofing person came out and told us whole one row of shingles are missing and both of the vent cover was not installed when they finished the house in 2015 , cheap materials used in expensive houses, worst warranty services, no way I'm going to recommend building a house with this company. terrible company to purchase house with.

Do not buy a Ryland/CalAtlantic home! We purchased a pre-construction home from them in the Tampa area and have had nothing but problems!

These issues range from superficial (such as missing grout in our tile floors, streaky and dripping paint jobs, paint sticking and peeling off of all the doors, scratched mirrors and glass, crooked trim, crooked towel racks, and holes in the walls where they put up shelving and then moved it) to structural (pocket doors that are not lined up to close or lock correctly, crooked and uneven window cut outs, floor and walls in the rooms around the AC unit noticeably vibrate when the unit is running, sagging roof over the garage). After moving in, several of these issues were fixed after almost 3 months of complaining and moving higher and higher up the chain of command at Ryland/CalAtlantic. However, many of these issues are still pending. Our biggest issue has been our master bathroom shower, which I have not been able to use for almost 12 weeks not.

A few weeks after we had moved in, we noticed that each time we used the shower, the tile grout surrounding the outside of the shower would be wet. Once we finally got them to send someone to come out and look at it, we discovered that the shower wasn’t sealed properly and water was leaking out under the floor tiles. They sent someone to pull up the tile and bring in fans and dehumidifiers to dry out all the wet drywall around the shower for several days. They then sent out Coastal Floors (which is the company they use for all their builds in the Tampa area) to re-tile the parts of the shower floor and wall that had been ripped out.

This company did a horrible job fixing our shower. The tiles were all uneven and crooked, they only replaced one piece of marble around the outside border of the shower so it didn’t match the other piece, and they sloppily ground down the corner to make it fit together. In addition to this, the floor of the shower itself was uneven and bumpy. After further escalating the situation, someone from Ryland/CalAtlantic came out to look at the shower and agreed it did not look good.

They also discovered other areas where water had been leaking. They sent someone out again to rip out more tile and bring the fans and dehumidifiers back in for several days. Once everything was dried out, we did not hear from anyone at Ryland/CalAtlantic for several weeks, despite many calls to different people. We finally had someone contact us and set up for Coastal Floors to come back out and re-do the shower (despite our requests that a different company come out to do the tile, since Coastal Floors obviously does sloppy, careless work).

They came out (3 hours later than the time they said they would be here) and did half of the shower and were supposed to come back to finish it today. As I sit here writing this, they are 4 hours late and our calls to the supervisor have been unreturned. Many of our communications with Ryland/CalAtlantic have also gotten no response, even after several emails and phone calls. They do not keep us updated about the status of our repairs, nor do they seem concerned with resolving our issues.

We have been in our house since December and still have many of the same unresolved issues that we had when we moved in. They are obviously lacking in their ability to choose reliable, quality contractors to complete their work and in their ability to communicate with their customers and resolve issues in a timely manner.

I am extremely disappointed in the quality of my home, and will be discouraging everyone I know to not purchase a Ryland/CalAtlantic home.

I bought a pre construction home and my master bathroom shower walls was not waterproof. Now I have mold and have to pay now $4000.00 to fix Ryland's mistakes on POOR, negligence from builder.

What is wrong with this country when a City lets all the Things done wrong in building codes Pass?As i asked!And the response was this(we hire a company to check the work being done)

What does this mean?

The builder can hire unskilled Subcontractors,meaning that the Subs don't have to pass a state exam . I don't know if you can sleep at night!But i can't because you CalAtlantic did a Judas on me.

My issues started year and three months ago and have not been resolved yet, other issues took many emails and phone calls, like issues with shower seem common thing with this company, every issues they took care of it took several months a issues. terrible company to deal with, even intimidating tactics used, no communication is their answer.

I waited 8 years to be able to buy a Ryland built house, I heard they were a great company and had wonderful customer support. Don't spend your money on a landscape package or cement patio off sliding doors.

I spent an additional $1400.00 of hard earned money to make my first Ryland home look polished from the street and have a patio off my back sliders so the dogs would not track mud into the house. When I had my walk-through second week of Oct 2013, the patio and landscaping were missing. They didn't even have my patio on the sheet but was told it would be laid before my move in the following week. It took til the end of Oct for the landscape about six/eight plants and trees to be planted - looked real nice til the frost came early and kill two of the shrubs.

Gentleman, Chris D?, that came out during my first year end review agreed the planting happened way past Ryland planting season and stated it would be taken care of the following spring (2014). It is now going into the spring of 2016 with no resolution. I even wrote to the president of Ryland Homes in California with no success! I even sent color photos of the problems.

I have tried writing, calling and even spoke to one of the general contractors about it numerous times and nothing. Oh yeah, the patio was poured and the supports were most likely taken out too early as there are gaps under the edges of the cement and jagged pieces around the edges. Again was promised it would be cared for, but still nothing. Still the way it was almost 2 1/2 years ago.

I love my house, but not so much the outside.

Update: 2018, Foxy323 here, it's been four years since I moved in. No one from Ryland Homes has ever contacted me regarding my complaint.

Buyers beware before purchasing landscape/patio packages. Ryland will take your money and run.

I would have settled for a portion of my original $1400.00, but nothing has ever been done to make my home look nice from the street. Ryland has now been bought by a new developer - I doubt they are looking to help out past home owners.

POOR QUALITY, HORRIBLE CUSTOMER SERVICE & FOLLOW-UP

The quality of our home is poor to start with but the lack of customer service is even worse. Warranty issues have gone unaddressed for months even with persistent phone calls and emails.

Either there is no upper management or they don't care if the people they hire do their job. We were told that our wall was crooked because sometimes walls need to be adjusted for piping. How about the construction plans allot for piping and the walls are straight?? The excuses that we have been given are unbelievable.

And those are only the few we could get responses back on! Do not invest with this company.

Ryland Homes has a new name. Same Poor Quality?

I also have a Ryland home and it has multiple issues but the reason I am writing is to link Ryland Homes to their new name. It appears Ryland was merged, purchased by, or they purchased the company CalAtlantic Homes and are now operating under that company name.

Most online references to Ryland outside of complaints now link to CalAtlantic homes. CalAtlantic is rated by the Better Business Bureau and has a fair history.

Unfortunately that doesn't speak to how their future will be.

For those curious about my issues with Ryland, I have had no luck dealing with their warranty on multiple occasions. I have called for a low voltage electrical issue (phone lines), a leaking basement (poured wall foundation cracked in less than 5 years), the fact they walled in the water heater that had to be replaced, the fact the front door was hung in a manner you couldn't latch it in Summer and most recently for an electrical issue that was discovered when I tried installing a new ceiling fan.

Ryland Homes took my $8200 down payment never paid it back

We were approved to build a home with Ryland Homes, we were tolled to pay the down payment first in order to start building, ($8200) .. 2 weeks before closing on the house we were disqualified for the loan, my wife and my 2 kids were devastated.... The strange think we were tolled by the sales person (Cheryl) if we got disqualified for any reason, we will get a our down payment back... WE GOT NOTHING.

Just be careful before you build new home with Ryland Homes..

Same issue here in Minnesota. We could not follow through with the purchase because of a job transfer that would take us states away.

They insisted that we broke the contract because we do not follow through in closing the loan on the home.

Still fighting with them, such an exhausting experience! We would NEVER do business with CalAtlantic ever again.

We recently signed and I remember clearly on the docs, that if your financing falls through, they can look into finding you financing up to a certain rate (it's a ridiculous 6%). If you fail to qualify for the loan they find you, then and only then can you get out of the contract with your earnest money.

If you refuse the loan they find you, then you are subject to losing the down-payment. It's really clearly stated on the contract of sale.

Sale counselor Ms. Heather Issac talks to us in an intimidating way after we paid money.

The new townhouse has 23 problems based on professional inspection. My husband and I closed/purchased our townhouse on May 31st, 2016. After we moved in, we have found that the stairs cannot be walked on because of nails, the windows cannot be opened because of no screens, the bathroom cannot be used because of pipe breakdown and molds. After we told Ryland and Calatlantic the problems, they ignored us.

Until we complained on BBB, they began to come and repair problems in an inefficient way.

Last week and just this afternoon, their sales counselor Ms. Heather humiliated and bluffed us through emails and verbal languages.

Their contracts force you to close before they fix anything! Builders should be held accountable for their poor craftsmanship! Period!

If you purchase a car and the a door fell off a month later, you'd want it fixed under warranty! It's called accountability and they do not stand behind their product, they choose to stand behind their attorney instead!

RYLAND ABSOLUTELY SUCKS! We signed a contract in Nov.

2013 in Cedar Park and moved in July 2014 despite a LONG list of things that were not done/completed/correct. I have been calling and emailing for ten months—the phone number on warranty stuff rings a "funny" busy 24/7, and emails go unanswered—NOT bounced—UNANSWERED. Hey Ryland, it's 2016 and you can FWD phone calls and emails to your current manager, CalAtlantic Homes! COMPLETELY unacceptable to just walk away from customers with NO email, letter, phone call telling owners **WHO** to call to fix my leaky roof, broken pipe in the attic, leaky sink, unpainted baseboards, rocking toilets, etc.

HORRIBLE!

DO NOT BUILD WITH RYLAND!!! YOU'LL E SORRRRRRRY!!!

No Quality control or oversite of sub-contractors

We recently bought a Ryland home in Golden Colorado. This is an experience that I recommend any person considering a new home AVOID.

Understandingly large builders have to rely on sub-contractors and cant watch over every part of the construction, but there seemed to be little to NO oversight by Ryland's superintendents and project managers - if you want to call them that.

The mistakes include lights that were not lined up, plumbing clean-outs covered up and broken off, 3 months of no roof that the structure was allowed to have excessive water infiltration, interior was not even painted in areas (just primed drywall), plumbing holes in exterior walls that excusions wouldn't cover, dishwasher mis-installed, microwave bracket screwed in with one, yes one 1-1/4" drywall screw and not even to a stud.

I could go on and on but trust me after the time and costs this builder has wasted of mine - I would suggest doing very careful research before you consider buying a home from this builder. Maybe they are better in other areas of the country but they did an awful job at constructing our home by a fair and reasonable expectation.

I do agree that they construction superintendent is not exist. We recently closed a house with them and this is our fifth homes.

By far this is the worst we have encounter.

from Jan/16 til 7/6 and we still trying to knock off the correction lists. If someone starting class action we would jump within second.

You may have noticed that we already did the closing of our house? or not?

Seriously, I can not find words to express something that is so hard to say.

I will not find enough words to say that experience in buying our house with Ryland Homes (CalAtlantic) is the worst experience that can happen someone who is making one of the most important purchases in your life.

1. Lousy communication between people involved in the operation.

2. Horrible image of a company that completely loses track of information among vendors who leave their job in Ryland Homes (CalAtlantic) and in the end there is no reliable data.

3. After going through 3 different "representatives", the third is a completely inept person to be in charge of an office and completely void of positive and professional attitude, the results are noticeable being fully home sales stagnated in community "at Augusta Pines Retreat"

4. Complete lack of supervision and quality controls that make seeing Ryland Homes (CalAtlantic) really as a company totally out of reality, it became clear that they do not know what the right "Zip Code" from the they are selling or rather trying to sell, why they will not sell in that community? For even at sites like Zillow, Trulia even in your webpage, etc, home address appear with the wrong zip code, it is ridiculous that no one in the company has realized such kind of error. Because of this we lost hours at the office of Titles, as they had to change the contracts at that time they realized the fatal error.

5. On our closing, there was no one from Ryland Homes (CalAtlantic) to at least have the courtesy to give us the keys to our house, or someone has been, or someone had called to congratulate us or at least to provide information about services, key mail, information HOA and a lot of information that can be useful, of course someone like Jason I do not expect, but hoped the people above him to supervise these details, which cause a bad impression for the rest of his days. They do not realize that it is an extra special event for the new owners?

I do not want to continue with this it makes me feel so bad, I will prepare a report to deliver it to someone in Customer Service and publish it on social networks so that a new buyer be very careful before making decisions.

Please consider this information to improve their development in the future, that with us it was a really terrible experience, which would not wish on anyone. I will copy to you.

Wow...an eyeopener here. So hard to find a good builder that can deliver from start to finish to have pride in upscale ownership.

Houses are not worth the price tag no matter where they are built.

It has been the demise in most business to be over the top on profits in relation to services rendered and product delivered. This is corp.

greed, not just a lack of Communication, Cooperation and Collaboration (TM).

Driveway Cracking

Ryland Homes,

I need someone in Under management me contact about this driveway cracking, I have said before this start before the year had end for the warranty. I move into this home at 6015 Quiet Night Lane, Converse, TX 78109 on about 10 or 18 May 2015, today is 18 Jul 2016. Before I get some legal advice about this issue with Ryland Homes Builder. I have spoken with SAWS they refer with back to my Builder Ryland homes. I do believe the poor construction was done in put the this drive way to be crack before a year had end. Maybe I need to contact BBB to help me with this problems.

My sales person Cal-Atlantic only told half-truths. Just said enough to pull me in, then when challenged at a later date he would say “I didn’t think I had to explain the whole thing”.

It was like this pretty much through the entire process and when I talked to his boss and told her the issues, she backed him even though she knew his was misleading.

I then called the corporate office and the big boss got things corrected immediately.

It was a constant struggle, kind of like babysitting a five year old. In my opinion it isn’t worth it to have to constantly be putting so much energy into a process that should an exciting time.

We are just as pissed.....
