I am a homeowner in a property built by Ryder Homes in Santa Rosa, California and I would like to share my experience publicly to help other consumers make informed decisions.
Since taking possession of my home 2+ years ago, I have encountered multiple issues related to craftsmanship quality, material durability, and overall construction standards. This is particularly concerning as Ryder advertises their homes as being luxury homes and most are selling for close to, if not over, 1 million dollars.
Some of the problems I have personally experienced include:
Issue #1- Premature cracking in interior drywall and exterior stucco. While I am aware cracking is a normal occurrence over time, the rate and amount with which we have experienced is excessive. Only one interior crack has been repaired.
Issue #2- Improper grading of concrete in the garage foundation. Since the foundation was a one- slab pour, the only remedy to this was to have an epoxy poured over the top and sanded to be a correct level.
This was experienced by multiple homeowners.
Issue #3- Shingles on the roof were improperly placed. This caused a leak at a bathroom vent. This has been corrected. I had to insist that the attic be inspected to ensure no water damage or mold was caused as the result of this leak.
Issue #4- Dry rot in the drywall/ sheetrock and black mold in the guest bathroom This was the result of a two piece tub/shower installation.
Ryder claims that it was the owner's responsibility to re-caulk the base of the walls but it was never disclosed that the shower/tub comb was two pieces and required this. It is scheduled to be repaired, but the developer couldnt promise that the issue will not reoccur.
Issue #5- Cheap materials used in exterior fencing. It is unknown if Ryder Homes were required to apply for a use permit under a design review. However, the fences are panels held together by staples, not nails, and the wood has already begun to crack and bow.
It is unclear if posts have been sunk in concrete in the ground.
Issue #6- Poor communication and transparency. a. Initially, prior to the purchase of the lots and construction of homes, Ryder Homes told prospective buyers that the land behind their homes would be flanked by a knoll, sidewalk, street, sidewalk and knoll. This ended up being untrue and a large townhome community has been approved to be built within 10 ft of back fences.
Buyers would have purchased other lots had communication been transparent. b. Response time to items placed in the warranty portal were inefficient and excessive as well as inspections and repairs not being timely. Some homeowners have items in their warranty portal from a year ago.
Issue #6- Dead trees and plants in landscaping.
I waited almost a year for a tree to be replaced. The other foliage I just replaced myself.
Issue #7- Incorrect brick used on the front exterior of the house. The color of brick on the front of the house was mismatched completely. The top lip had to be torn down and replaced.
The workers left streaks of grey grout on the surrounding white stucco around the new brick.
Issue #8- Electrical wiring issues in the kitchen.- The pendant light fixtures above the kitchen island would not dim properly. The entire wall switch box had to be rewired on the inside and even after that, the lighting does not equally distribute across the three pendants evenly.
Issue #9- Poor quality materials in general.- paint that easily chips and is difficult to clean, kitchen island plywood is original color underneath, paper stripping under overhead stove fan peeling away, bathroom countertops stain easily (even water stains), kitchen quartz countertops chip easily, paint wearing away on upgraded white kitchen cabinets, purchased upgraded cabinets that were shown with underlights in the model home but wasnt given them, super difficult to clean behind the standing bathtub- too close to the window/wall, grout in tile of master shower already coming out,
These issues appeared much earlier than expected for a newly completed home and have caused significant stress, additional repair costs, and concerns about long-term structural performance as well as future resale value. I have been a homeowner before of properties significantly older than my current home. I never had the structural issues that I have with those properties.
I have contacted Ryder Homes multiple times through the owner warranty portal as well as via email regarding these concerns.
I have even shown up to the planning committee meeting and expressed my concerns to the city planner. The response has been mixed and the problems remain partially/fully unresolved. I am not alone in this experience as many homeowners in the development have encountered similar or worse issues.
I am sharing this information so that prospective homebuyers are aware of the experience I have had.
My intention is to highlight potential quality issues, encourage more transparency in the industry and to hopefully prompt corrective action or improved standards from the developer.
I have photographs and documentation as well as neighbor testimonies available if needed and am willing to provide more details to consumer-protection groups, journalists, or other affected homeowners.
I am requesting appropriate remediation of the defects noted above that have not been addressed and better accountability and communication from the developer regarding construction quality.
I spent my entire life savings as a single mother on building the home of my dreams, but I most certainly didnt get what I was promised.

Preferred solution: I would like to inform homebuyers of my experience working with Ryder Homes so they can make educated decisions.
