Sharing my review with other property owners

I signed the contract with them after being attracted by the $100 flat fee per month. As soon as the contract was signed, I received an unbelievable list of items that needed repairs.

Not only did this list have more items requiring repairs compared to the list I received from another company, but they also marked up the prices for their profit. As a result, I disapproved of the work project. I emailed them to cancel the contract within two weeks of signing it.

I thought I would not be charged for breaking the contract within 30 days, but they still charged me $300 for the cancellation fee, $30 for legal and professional fees, and $100 for visiting the property and providing the repair list.

Having said that, for property owners, stay away from this company at all costs. You should read all the negative reviews before signing a contract with them.

This place is a joke. We lived in one of their places for three years and the place needed to be painted which after we moved out they put this as a charge to us.

Only two light bulbs in the whole house when we moved in and they are trying to charge us for light bulbs.

The basement had furniture left in it and we just moved it up to one of the rooms and yes charging us for removing along with porch furniture that was already there. We had just used it.

Horrible Service

RPM Midwest takes “horrible service” to a new level. Service is completely non-existent. I just pulled all of my properties from RPM. They will nickel and dime the owner for anything and everything and not take care of tenant issues or property issues.

It is virtually impossible to get a hold of anyone at the company. The phone will ring for literally days before anyone answers the call. Even then you get sent to a voicemail which never gets returned.

My house sat vacant for 8 months with zero showings. They had the nerve to call and tell me to lower the monthly rent to attract more tenants. Enough is enough! I gave them plenty of time to rent my house. I know what the monthly rent on my house is worth.

My new management company was able to rent the house within 1 week. Yes, 1 week without lowering the rent, in fact, they rented my house within one week and increased the rent by $50/month. RPM charged me a management fee during the 8 vacant months. Just what did they manage during those months? Apparently, not a whole lot of anything!

Additionally, there were always “maintenance” charges on my monthly statement that were suspicious. It seemed that repairs were always needed and done by the same company, Blue Bear Repair. After doing some research online, I discovered that Blue Bear Repair was owned by Sam T. Sam T. is also the same person that owns RPM Midwest. WOW! This would not have been a big deal if it was disclosed upfront. Additionally, the repairs made were very shoddy at best.

Tenants were always upset because their issues weren’t being taken care of. If you are an owner or a tenant, stay far, far away from this company. It is a drain on your emotions and your bank account.

My new management company was able to rent my house within 1 week at a higher rent than I wanted. They did that within 1 week, while RPM couldn’t do it in 8 months. Are you kidding me?? That alone cost me over $6,000 over an 8 month period.

Sam, you are an embarrassment at best. Get your act together! The “service” your company provides is horrendous! That is an under statement.

I know RPM Midwest has recently launched an advertisement campaign to solicit positive online reviews. I wonder why? I would advise all tenants and property owners to do their own research before hiring this company for anything.

Is it possible that my experience with RPM Midwest is an isolated case? Not a chance! I would advise all future property owners and tenants to read reviews other than my own to make their own decision. I would advise you to meet them face to face and ask many, many questions. I would advise you to review their BBB complaints. I’m very certain that my case is not isolated at all! I am quite certain that you will also come to the same conclusion as myself!

Supposedly, RPM Midwest is the largest franchisee of RPM corporate. That says a lot about both corporate RPM and RPM Midwest.

it is unfortunate that they cost you a lot, but definitely a different company you had this very bad experience with, i even tried to log in to their website then i found out when their website couldnt recognise my mail address and password, RPM Ohio has beautiful and helpful people. very prompt and very helpful to be honest, they rented my property in just a week time as soon as after renovation.

Great Experience

I didn't have any trouble with them. I'm not sure what this other people are complaingin about, but we had a $1000 rental (995 actually) and we got back all of it.

The company told us what to do about 30 days out, you know when we told them that we were moving, all the stuff that we signed that was in our lease, to get our deposit back. We did that stuff, basically leave it in the condition it was in when we rented it, except small stuff like minor holes in the wall or marks on the walls they said were ok because they had to paint anyway... And then when we turned in the keys and we had no issues.

I just hate to see these people get a bad wrap. I guess everyones experience is different.

RPM Midwest

This place will rip you off of your security deposit. I gave them $1200 dollar security deposit they returned $500 dollars.

They charged me for holes in the wall from nails that were already there. They charged me for a garage door opener and said they gave me two when they only gave me one. I paid $200 dollars to get the carpets cleaned and took a day off work to make sure all the appliances were clean and they charged me $110 dollars in cleaning. When we moved into the place I had to clean the whole thing because it looked like *** and was dirty...so i know they didnt use my 110 dollars to clean.

Beware any renters and do not rent from them!!! They are shady!!!

i have always been a good renter and paid on time and never had any place ever withhold money...Use another company. If you are in Ohio, columbus, cincinnatti, kentuckey on indiana..Do not use this company!!!!

I had same problem. This company is terrible and extremely dishonest.

They are now soliciting good reviews to counter the bad ones. I will never use this company again.
