EVERY MONTH FOR THE PAST FIVE MONTHS RESIDENTS HAVE BEEN GIVEN 24-36 HOUR NOTICES TO EMPTY OUT THEIR KITCHENS (COMPLETELY), & UNDER THEIR KITCHEN & BATHROOM SINKS FOR AN EXTERMINATOR. I HAVE ONLY SEEN A ROACH IN MY APT.

MAYBE TWICE DURING THIS 5 MONTH PERIOD. THIS IS NOT AN EASY TASK AND THEY NEED TO GIVE MORE NOTICE. ALSO DID A SEARCH ON BEDBUGS & ROACHES & WHAT COMPANY TAKES 5 MONTHS TO GET RID OF THESE THINGS? NO ONE USES SPRAYS ANYMORE- USE BORIC ACID OR DIAOTOMACIAS EARTH.

IN THIER NOTES THEY SAY DO NOT MAKE A CLUTTER, REALLY? WHERE DO YOU THINK A KITCHEN FULL OF STUFF IS GOING TO GO? YOU GO EMPTY OUT YOUR KITCHEN EVERY MONTH & EVERY MONTH PUT IT BACK THEN NEXT MONTH TAKE IT ALL OUT AGAIN, THEN PUT IT BACK, ETC & SEE HOW LONG IT TAKES BEFORE YOU GET ANNOYED!!! THIS PLACE IS ALWAYS, EVERY MONTH IN YOUR APARTMENT FOR ONE REASON OR ANOTHER.

THE OUTSIDE IS WELL MAINTAINED BUT INSIDE IS NO PEACE. YOU HAVE TO COVER $100.000.

INSURANCE ON THEIR PROPERTY PLUS YOUR OWN , PAY FOR YOUR OWN WATER, GARBAGE IS NEXT. YOU ARE BETTER OFF RENTING OR BUYING A HOUSE.

I'm extremely unhappy living here. Management does absolutley nothing in regards to residents dogs back here.

They offer dog *** bags and little cans to put the bags in but that's it. Their are tenants back here that have their dogs off of their leashes as well as them not cleaning up after their dog(s). If we want any plants, flowers or anything of that nature, we have to buy them. Okay, so we go drop $50.00 to $100.00 and the tenants allow their dogs to walk up into your flowerbed and deficate on what you just planted.

I've contacted management about it and nothing at all gets taken care of. I'm extremely irritated with management. I guess my only option as of right now is to endure it because I'm well aware that nothing will be handled. Also, they advertise that these units are remodeled with new appliances and ceiling fans.

That is so not true. We've had thing after thing break in here and it takes maintenance 3 weeks to come and address your issues and for the ceiling fans, we have one and it's in the dining room. I'm so disappointed with this place. You'd think that they would be on top of everything considering what we pay in rent and having to pay seperatly water and gas, the gas isn't through any electric company.

It's ludicrous and down right ridiculous. I can't wait until our lease is up!

IF THEY REALLY CARED ABOUT THE ISSUE THEY WOULD GIVE PROPER NOTICE TO THE TENANTS TO ENSURE SUCCESS AND KEEP COSTS DOWN.

I live at Wood Grove Point in Colerain, OH. This is the 5th month in a row our building has been issued 24 to 36 hour notices to empty our entire kitchen and bathrooms, not an easy task.

Earlier this month we had to empty our kitchen, bathrooms, bedroom and hall closets so they could add water meters to all apartments. As soon as we put our stuff back we get another notice to pull it all out again. Either they need a new exterminator or they are greatly infested! There is no peace here.

I feel like I should charge them rent! They should. Advise us ahead of time with more than a day and a half notice. Getting a notice after 5:00 on on Wed.

To be ready by 9;00 am Friday is not enough time.

Residents are not sitting in their apartments eagerly awaiting your next note. Since i am already 1/2 packed I am looking for a new apartment.

There is a great turn around here, people do not stay, in & out can bring roaches & those who stay bear the hardship. Management does not care about it's tenants, they have a revolving door.

You have to pay the companies insurance, water & garbage is next so it is pure income. Your are better off buying a home outside of a community with association fees.

Move out fee scam - No matter what it goes 4 times more than security deposit

They will create situations and circumstances to mint money from you. When you ask them questions about why we have been charged such a high fee...the property management manager and his boss Jeremy Kanter A.K.A owner of the company will say things like " That's how it is and that's how it works" we can't help you.

You better do this etc. etc. They are very rude. BEWARE ANYONE BEFORE RENTING THIS PLACE.....They will charge you a very heavy fee before you move out...and trust me they will create some story...that they want you to believe however when you will ask for proofs they will never be able to provide any.

You are left helpless with the fear of late payment charge that's all. Please do not rent this place in Sharonville...just don't if you don't want to be robbed and scammed by Rookwood properties at THE PINES.

Landlord breech of agreement

paid for upgraded unit did not receive it, poor workmanship management owners. My deposit was increased by 500.00 the day of signing lease.

I wrote a check that was cashed memo reads rent deposit paid in full, now months later new manager they say I didn't pay correct deposit and they aren't excepting my rent if I don't pay this money I don't owe. I also am paying 20 dollars more a month than what the advertisement was at time of application for a supposed upgraded unit, It wasn't cleaned or painted there is pubic hair stuck on the walls in bathrooms that was paid to be renovated, Water leak since day one mold growing in cabinets in kitchen. laundry vent was clogged ran my utilities sky high, and continuing harassment by manager.

Rookwood Properties

Do NOT rent from Rookwood Properties; they are completely unreasonable when it comes to returning the security deposit. They told me I hadn't paid all of the utility bills, so they took it out of the deposit.

They couldn't prove this though, and I know it was all paid. Also, I HAD to pay an extra $30 on top of the deposit because they claimed the stove was dirty. I had that place professionally cleaned!!

Avoid the ridiculousness and rent from somewhere else. I would hate for someone else to be taken advantage of because this company drains every dime out of their tenants.
