Good Lip Service Little to No Work Completed

I moved into The Canopy Apartment Villas in Lake Fredrica Section of Orlando, FL on June 20, 2018. Of course move in is wonderful until...

general maintenance repairs need to be completed. A rusted corroded faucet in the bathroom that leaks, toilet constantly running, water line in the bathroom busts at 1:30am that just the recent stuff. Let’s talk about my livingroom ceiling that needs to be painted since June 20th 2018 when I was promised that they will do it but waiting for the primer to dry. I guess that takes about 4 months to dry.

Went on vacation made arrangements 1 month in advance to prepare I move stuff out of the rooms to paint and the story is they re-primed the same section. They won’t do it because my furniture is in the area. I moved all the furniture and stuff out prior to going on vacation. They never stepped foot in the apartment.

Made an excuse. Then the Supervisor of maintenance “Fabian” lies to the Asst Manager of the property that I was completed. It was never done. The toilet was still leaking the bathroom faucet was still leaking, and my connected ceilings weren’t painted.

So now I have to call in a professional painter and do the job, call a plumber to fix my toilet, and they aren’t getting next months rent because it’s going to be maintenance receipts of all the stuff they didn’t do. In the state of Florida they have 7 days to complete the tasks. They’ve been fudging every report.

If they can’t do the job then they don’t need to be here. The problem is it’s not there home so they don’t care, well NEWS FLASH Robbins Property Associates a complaint has been filed with the State and Consumer Affairs.

You go for it, give them a receipt for reimbursement on everything you had to do. I rent off a slumlord, and I have to do this *** too. *** I make the *** pay for my postage.

Over the course of the last 4 months I noticed inconsistencies in my billing invoices. My lease ended this July 1st.

I have requested twice a new lease for the upcoming 6 months. I’ve yet to receive my new leasing contract. The date is August 1st. I have enjoyed my time here it has been a relatively nice community.

The inconsistencies that I see in my billing invoice however are very frustrating. Lucky for me I do still have my original leasing agreement for my 12 month tenure. The inconsistencies include: inflation of valet trash prices, month to month charges, and rent total.

In the past 4 months my rent has gone up substantially from $925 to $1063, valet trash from $8.85 to $22.85 and month to month charges from $125.81 to $150. I’m sure I won’t get much attention here but I have been in contact with our property supervisor and I do hope this helps some else.

Robbins Property Associates - LEASE

I have renewed my lease at South Pointe Apts and they can not seem to get it inputed that my new rental rate is $904 it currently shows for next month my rent is $1085.00 and valet trash is $30.00 which I just paid last month $25.00 for Valet trash and $20.00 conditional rent and $10.00 Amenity fee. Please help if there is any help with this.

I have reached out to the front office and get nothing. They told me that I could cancel my lease but I choose not to do so.

I do not have anywhere to go at this moment so I chose to stay in the apartment complex. I would just like to have my billing done correctly and some type of communication.

I have been evicted for nonpayment, when I did pay, they turned outside lights off and I fell and broke two ribs and busted my implant. Eviction papers they gave the wrong address and the judge still honor them everything is broke down and nasty here I did it YouTube where they admit the address is a different one Google South Pointe Dallas Texas on YouTube I went right into the office and Caleb is talking on the phone

Lease breakage

Hi, I have reached out to the SouthPark Madison, Charlotte management on my lease breakage details. Provided all the needed documents.

As well as reached out Robbins property online for help on same. Reached out the Customer Care too which was of no use as I was asked to leave a message. Did not get any help from the local Property management. No one is ready to listen to problems we are having.

Also I have still not received any replies to any of my emails.

Are even customer emails valued? I am really frustrated by the professionalism showed by all the Robbins property associates.

I am paying 35.00 a month for trash. I am paying 20.00 for valet trash which and i am currently having to take out my trash at least twice a week.

I live at landmark at amelia ridge. 1500lawnmont dr. round rock tx. 78664.

apt.1213. ronald d. tinsley. I have complianed to the manager several times and called the number she gave me 813443****.

I have a trash bin about 30 feet from my apartment.

My complaint is at Belmont apartments.... Charged for"valet"trash but I carry my own out..

This is NOT the issue the issue is piles and I do not mean a bag or two I mean piles of garbage and furniture on the ground where the too small for the buildings dumpster use to be... It's disgusting.. I've complained about this issue ever since I was handed the keys to an apartment that had not been cleaned.. Painted or even looked at by management before I received the keys..I was not allowed to view apartment until 2 days prior to movers coming and had no choice but to stay..

The management made an "attempt" to right the issues by spot painting while I was moving in but has yet 9 months later to complete what they said they would do..I have pictures of the apartment on day one and I have pictures of ongoing garbage issues...

People have actually seen rats and with good reason.. Plenty of food for them here

Management does not address nor resolve complaints reported to them! We are supposed to be a Gated Community and the gates have been beokenn for months!

Cars broken down and cars without tags are parked on the peoperty, excessive noise made by beighboes! The leasing office does not do their jobs nor care about the residents!

This is the worst takeover ever! I wouldnt recommend it to anyone!!

After doing time in this place for almost 2 years I moved in March 2016. It is now going on 10 months and I still have yet to receive my refund.

I have called, emailed, reached out on social media and no one from this place will help me. Considering all the B.S. I had to endure while living there this is just the cherry on top. Do not move here, they don't handle complaints about others and turn a blind eye to shady behavior.

All the green areas are covered in animal waste and God help you if you live near one of the pools. And yeah,apparently they like to keep peoples money as well.

Are you talking about your security deposit? In most states, they have 30 days to do so.

I just checked and in Florida, it's 60 days. They have to either return your deposit or give an accounting of why you are not getting it back. Contact the Consumer Protection Division of the Florida Attorney General's Office. Go to myfloridalegal.com and click on Quick Links.

Next select CONSUMER PROTECTION and fill out the form. You can probably also call.

I just picked up the mail and I opened the rent invoice. I am being billed for "New Charges " that are NOT in the lease agreement I signed!

Corrupt management and staff. I am not going to pay it and I will be contacting an investigative company to look into this matter.

I have been living in this complex since March with my fiancé and my child. At first we thought it was nice and quiet, living in the back of the complex and everything.

Recently, we had a break in. Our screen was ripped open and the sliding glass door shattered. Things were stolen. When explaining what had happened, it soon turned into an interrogation type of conversation between us and the manager.

They showed absolutely no compassion and made us feel as though we were the only residents this could ever happen to. I've asked them repeatedly to fix my screen, yet it's still ripped. Even after voicing my concern for our safety. The maintenance staff have the same nonchalant attitude toward the situation as well.

Even after the glass was replaced we were left to clean up the mess. They don't care. This is by far the worst place I've lived.

You're just an apartment number. Just keep your head down and pay rent.

I have asked several times from the managers of Waters Pointe, Pasadena, Fl for her supervisors name and address to file a complaints for weeks now but she refuses to give it to me. She wants you to keep quiet about any probelms you have, the office never apologize for anything that goes wrong, the office staff are never friendly, the office as a "we dont care" attitude so residents give up on sharing their concerns.

I wanted to post a community neighboorhood watch about previous vandalisms in the area and a Exit door continously being broken so someone could sneak into our building - the office manager said no FYI's can be posted because they only want positive posting and stopped me from posting the information to other residents. It is a beautiful property and the maintenance men are so friendly but it has horrible office staff.

I have been stressed out living there and feel unsafe which I have emailed the manager several times about but she doesnt care and refuses to give me her supervisors contact information. I have read other reviews from other properties of Robbins Porperty and they seem to all be the same that no one cares about the residents only you paying rent on time.

Highpoint Club Apartments and Robbins Management Charged us Over $600 after Move-Out

I lived in Highpoint Club for three years with my fiance. When we first moved in, the property was quiet, clean, had friendly staff, and was affordable.

Six months into living there, Robbins took over. They increased our rent. The put a gate in one entrance and exit and blocked the second entrance and exit off so it was useless, and did not give any residents passcodes, just gate openers. Our gate openers had to be exchanged twice because they did not work.

We asked for a passcode but they did not provide one. Therefore, when guests came over, they had to wait at the gate for another car to open it. The gate was supposed to be attached to our phones but we tried this several times and the gate never called either of us. Robbins also established "valet trash" which was $20 a month.

We asked to be removed from that because we had no issues taking our trash to the dumpster. We were told we could not avoid this fee. "Valet trash" did not come every day and when they did, they would leave behind bags and boxes with no explanation, play their music so loud we could hear it from the second story, and park their truck behind other cars illegally, blocking those people from leaving. We ended up having to take the trash they didn't pick up to the dumpster ourselves, while still paying the fee.

After almost a year here, constrcution started on Rouse Rd. This was done by the city, but Highpoint Club also started their own construction on their property, removing the woods that provided privacy from the road. They removed endangered cypress trees and displaced several species. They claimed the city was responsible, but the city website clearly defined their construction and Highpoint Club is a private property that is not attached to Rouse Rd, and therefore it was Highpoint's plan to start the construction.

Workers with heavy machinery were a foot away from our windows 5 days a week, starting at 6 AM. Highpoint Club put in a pond, which they never completed. It ended up being a gigantic hole in the ground that workers threw their trash into. The smell was disgusting and it was an eyesore to the residents who lived near it.

Our carpet was so thin that once when I vacuumed, it left behind a bald spot. Stains from soda or sauce could not be easily removed, whereas I was able to remove them from high quaility carpet in previous residences. The painting was obviously done by spraying, as it ended up all over cabinets, doors, floorboards, and other things it should not have been on. When I used a Magic Eraser to clean the walls, the paint came off.

Robbins put in new laminate flooring in the kitchen and bathroom and we were forced to remove all of our belongings from those rooms for a week while they worked. We paid a $150 pet fee for one cat upon move-in and then $10 a month after that. Robbins allowed students to live in the complex, which led to noise, bad tenants, and a general feeling of being unsafe in our own community. Upon move-out, we were charged over $600 for carpet replacement, cleaning, and pet cleaning.

We had a total of 3 half-inch stains on our carpet. What we didn't clean was dust off the fan blades and the inside of the oven, which we have never been required to do in any of the 5 apartments we have lived in. We were also charged for the mold in the tub, a plastic tub that had mold in it upon move-in. In every apartment I've lived in, I have been told that the pet fee was for clean up after move-out.

When I told the manager this, she said her pet fee was a convenience. So we will have to pay the over-$600 charge or they told us they will send our account to a collection agency.
