Buyer beware: deceptive effective dates and hidden payout caps. I signed up in Dec 2025 with knowledge of a 60-day waiting period, so my effective start date is Feb 10, 2026.
The Regency agent over the phone never mentioned that after the start date, there is an additional 90-day clause (Section 11.17) that limits claims to only $175. Their own sales rep admitted this 'waiting period on top of a waiting period' wasn't disclosed to me over the phone. Now it's March, and I am capped for a water leak.
If you have a claim in these additional 90 days, don't expect them to pay more than $175.
And yes, I asked the sales rep exactly—after the 60-day waiting period, if I have a claim, will I be approved for the max allowance on the work?
He said yes. He never said, 'Well, there is an additional 90 days, then you can be covered to the max allowance.

Paid extra to cover tankless water heater. Tech came out and said it needs to be replaced and its been two weeks.
I have called several times and they keep saying they will contact the claims department and they will email me. No solution or communication yet.

Company fixed the issue and I have been provided with settlement agreement. After a 7 month delay, which seemed to have been intentional on the part of Regency, they refunded me my money LONG, LONG OVERDUE. A V O I D doing business with this SORRY ASSED COMPANY...PERIODTTttt.

My account was closed 2-14-25, with the promise of receiving my refund within 2-8 weeks. Today is 8-16-25, AND STILL NO RESPONSE.
YOU BECAME "A GHOST AND MR. CHICKEN" type person, in that you have evaded contact with me. This is the sorriest of customer service.
It seems that you have intentionally withheld the refund due unto me.
Be advised that I HAVE REPORTED YOUR, seemingly, scam operations to the Federal Trade Commission for investigation. You will also be reported to the office of Alabama
State Attorney General.
I will eventually initiate a lawsuit against you for punitive damage, undue durress, and negative impact upon my health condition. You have been completely callous in your regard to make availabe to me money owed, to help me purchase the needed oven replacement that you literally denied.
Your business integrity is lacking professional character.
You have shown no consideration of my health status, as has been clearly explained to you. You have refused to communicate in written form, and have ghosted telephone calls.
I am demanded that you step up to the plate and close out this pending matter via returning the money you owe me to my banking account in an exoeditious manner.

I have been insulted by distractors of truth sharing--some have called me STUPID; some have called me a FOOL; and even stated my NEED TO HAVE A 3rd GRADER to write my reviews.
There are many of us CONSUMERS WHO SHARE OUR EXPERIENCES IN HOPES OF GIVING FAIR WARNINGS about corporate manipulation and exploits TO OTHER CREDIT WORTHY REVIEWERS.
CURRENTLY, I am waiting for Regency Total Home Warranty to refund me an appropriate prorated refund amount of 95% of $1199, paid upfront for a 3-year plan that did not work for me.
{{Redacted}} was a disgustingly big letdown, from being one so kind to get me to sign up with this company. He has GHOSTED ME since April, my point of cancellation in order to get my money to finance needed appliances.
This saga does nit end here!!..I thank pissedconsumer for their platform that gives voice to We the little people who are trying to bring back an element of humanity into American business dealings.

Your question to the sales agent about max allowance after the 60 days sounded ominous and calculating. His reply as a result was truthful (c’mon man he knew your game), it just placed a period after “yes”. Rather than an elaboration of “yes for days 61-90”.
