We were on a 30 year contract Weeks with Raintree purchased in Puerto Vallarta in 1996, and had been looking for a way to withdraw from our contract for 23 of those years. We were told that signing a new contract (in 2019) switching to points enabled us to withdraw by simply not paying our maintenance fees for two years; this is written into the contract.
Subsequently in 2020 we were duped into signing a further contract on the understanding that Raintree no longer dealt with the company through which the previous contract was established; this appears to have been a bare-faced lie.
These two changes of contract cost us $5000 and $6000 US, respectively. Now Raintree are insisting that they will send collection agencies after us to collect the fees, despite every agent assuring us hitherto that this would not happen.

On December 22, 2017, my family and I travelled to Cancun and stayed at Terra Caribe Boutique and Resorts. Upon checking in we were approached by a friendly young lady by the name of Stephanie Torres.
Ms. Torres offered us tours for half price which captured our attention. She asked us if it was our first time visiting Cancun, after establishing that it was our first time, she then proceeded to invite us to go to a presentation of 90 minutes with breakfast included the following morning to a Club Regina, she told us it was new and they were looking to promote it should we were interested in staying there for our next stay at accessible rates. The following morning, December 23rs, 2017, she proceeded to call a taxi to escort us to Club Regina.
When we arrived, we were told that we needed to register and we were asked for our credit cards, passports, hotel name and room number to establish that we were indeed invited to attend the tour. We were escorted by friendly people and introduced to Alejandro Carballo who was to give us a tour of the surroundings. We had breakfast along with Carballo and during the breakfast we were told that a survey was going to be made to find out about how we vacationed. After the survey, he then took us to a suite and told us that the club offered rooms similar to those to future guests that would like to stay.
By this time, my husband and I along with my mother and daughter were very much enthusiastic and fell in love with the location. Carballo then introduced to us a platform called Beyond Experience. The platform consisted of showing low prices for hotels all over the world at lower prices than regular booking sites. At that point we still did not know what we were being offered.
After that tour, that lasted for 1.30 hrs, Carballo then turned us on to a sales representative by the name of Alan Lagos, he explained the benefits of vacationing and proceeded to offer us a package of becoming a member of the club for 30 yrs at an exorbitant cost in USD. Since this was out of our means, we said no, Lagos proceeded to introduce to us the manager by the name of Osvaldo Aquino. Mr. Aquino was very professional and very accommodating with us.
At that point I was tired and moved away from my husband’s side to check on our daughter who was playing at the kids section situated in the club Regina. When I returned from checking my daughter, the presentation was going on and another lady whom I am unable to identify came to explain to us that we are required to pay maintenance fee in 60 installments of 193 USD and an annual fee that will be charged starting 2021 for the next 7 years because the first three years were not required. At that moment I wanted to stop the presentation because I was not in accordance with paying so many fees. I realized that during my absence, my husband had already paid the deposit of $1,092.00 USD.
I asked him how did he paid the deposit without my consent. He said that he was asked for his credit card that he has as a supplementary card under my account. He was told that they were going to check his credit score and was asked for his pin which he voluntarily gave under the pretence that all they were doing was checking for his credit.We were both under pressure and were presented with a contract for my husband to sign. I was upset at the moment and very nervous.
Unfortunately he had signed the contract without reading it and under pressure. That same night we called Osvaldo Aquino to cancel the contract, we were denied the cancellation. On Tuesday December 26th, 2017 at 9:00 a.m we went back to Club Regina to cancel the contract in person, but we were denied the cancellation by Mr. Osvaldo Aquino and was told that we had to pay an additional 4,000 USD to Raintree Vacation Club for cancelling the contract.
This intimidated us and was once again told to keep the contract until March 2018, in other words, to pay two additional installments and then Osvaldo Aquino would help us to cancel the timeshare we had unknowingly purchased. This experience has been very traumatic because the way the sale was done was done under pressure and psychological manipulation.
I would definitely not want anyone to go through this unfortunate experience. I log on to Beyond experience but there is nothing to purchase from it since there are no reward points as promised.

Club Regina Timeshare Scam
I acquired a timeshare membership in 1993, With the company that at that time was called "CLUB REGINA" and because what they offered seemed to me fair and real. In addition the development at that time had three destinations: Cancún, Puerto Vallarta and Los Cabos, it was next to the Westin Regina Hotel and we could as club members make use of the facilities of the hotels in each destination.
During the first years we enjoyed in family the benefits of vacations in almost ideal circumstances; But with the time the company was sold or associated with another (s) and then when it was called RAINTREE VACATION CLUB , That's where the problems started. The first thing they did was not to let us use the hotel facilities, they separated the facilities with a wall. Then we observed that some people who were their employees and who were also excellent in their care were dismissed. The new employees did not treat us any well, there was a lady who made us feel like beggars and we did not deserve what we had purchased and she was quite rude, so I had to write a letter to the corporate complaining about that behavior.
But she is still working there. The company raises maintenance fees and special assessments, arguing that the insurance they have is not enough to cover such expenses, and then the partners had to pay. It was then that I started to find a way to end the problem that was beginning to wear me down, both economically and emotionally. I talked to several people from there to find a solution but no one answered the emails or phone calls.
Until searching the internet I found the Mexican Timeshare Solutions, I immediately wrote them explaining my problem, and they also immediately communicated with me to give me a clear and satisfactory explanation to my doubts.
They also assured me that the matter would be resolved in an understandable time. At first I had some doubts, but the certainty of finding them all over the internet and answering my mails or my calls were clearing those doubts and when I received the written notification of the cancellation of my contract I could not find the words to express my gratitude

One of my friend was written up because the manger went into her apartment and saw a puppy that she was not allowed so she got written up and had to get rid of the puppy but many other in the building have puppy and they get to keep their dog what I do not understand she goes into that tenant apartment while the woman at work saying she was checking for ants the woman did not reported she had an ants problem and she was suppose to leave a note that she would been checking for ants the next day but that was not done she invaded the woman privacy the manger is completely in the wrong she give favoritism to some of the tenant they should all be treated equally We should (RESPECT
one another privacy.

I am pissed about ever time I go to take a shower it's either ice cold or only last a few minutes and now I sit here just after cutting my hair and once again I have ice cold water so I called mantiance and was told it's not a mantiance emer. So I now have to now boil water to rinse offy hair this is an ongoing problem and because of money I really can't move I just wish that if ur going to have one boiler for everone make sure the *** thing works
Raintree Vacation - Westin Puerto Vallarta -- bunch of lies
Attended a timeshare presentation at Raintree Vacation Clubs - a division of Westin @ Puerto Vallarta (actually Marina Vallarta). Was promised all kinds of things -- "bonus week", ability to trade to "anywhere", opportunity to sell back whenever I wanted -- it went on and on.
As always, if it sounds too good to be true, it is too good to be true. I am stuck with a lousy investment and many broken promises. When I called to review the situation and complain, I was told my sales agent was no longer employed there and there was nothing they could do.
Do Not Even Think Of Dealing With These People!!!!
