My company is being harmed by another company named PROPERTY SPECIALISTS.

My company, Property Specialists, Inc. is located in Arlington, Virginia.

All the complaints on this site are for another company with the same name in Chicago, Il. We have the legal right to the name in Virginia, District of Columbia, and Maryland. We are not affiliated. We are a property management company serving mostly the Foreign Service community.

We are licensed in Virginia, District of Columbia, and Maryland. We find tenants for and care for out client's homes while they are serving in embassies around the world.

We have nothing to do with mortgages (one complaint). We have a terrific reputation in the Foreign Service community.

Property Specialists under investigation by state of Illinois for negligence

I live in a condo association managed by Property Specialists. It is stunning that a company in the property management business can't get repairs to our building completed in 11 months. There negligence and incompetence has led to the deterioration of our buildings and grounds. In this particular instance (one of many issues) we're talking about an 8-unit building with a roof leak that damaged one unit. Because of their failure to act, the building developed a mold problem requiring extensive mold remediation on 2 separated occasions. Almost all of the second story had to be gutted and all the insulation, trimwork and carpeting was contaminated and had to be removed. This is all Common Elements so it is going to cost our unit owners plenty!

The leak occurred and was reported on Feb 18, 2014 yet as of this writing on Jan 13, 2015 my unit is still unlivable. They only just applied for the roof repair permit in September - 7 months after the leak! I still had water coming in through the roof in July! They didn't get the insulation and drywall permit till almost December. The contractor they hired did such shoddy work it hasn't even passed village inspection. When I pointed that out the guy walked away from the job and hasn't come back. You wouldn't believe the Bozo's they sent out in the first place - lying about their qualifications and experience and refusing to get permits. When I asked for proof of mold remediation quals they disappeared and never came back. PSI won't return calls, won't answer emails and hides behind a switchboard. This is how PSI works. They try to bully unit owners into submission.

I can't live in my unit and I can't sell it in its current condition. At one of our other units, a retaining wall holding up the building was declared unsound by a structural engineer in 2013, yet nothing has been done to repair it or stabilize the building. It's the perfect storm of an incompetent, lazy board and a negligent property manager. If you own a condo, or know someone who does, this could happen to you/them until the state enforces the Illinois Condominium Act and provides a method of dispute resolution - otherwise every unit owner is on their own.

Our association has a quarter million dollars sitting in one account in one bank. FDIC insurance only covers 100k, so we could loose 150k because they're too lazy to do the paperwork! PSI has unethical relationships with preferred contractors and no-bid practices - that they profit from but don't tell you that.

This is why we need the Condominium ombudsman bill to pass in our state legislature. It was recently introduced by Representative Nekritz of Northbrook. Please contact your legislator and tell them to pass this law. One recourse is to report your negligent/incompetent property manager to the Illinois Department of Financial and Professional Regulation which now oversees their licensing.

And if you have Property Specialists as your management company fire them and hire ANYONE else.

FIRST OFF THEY OPERATE UNDER 2 NAMES MORTGAGE CRISIS SOLUTIONS BEFORE YOU ENROLL IN THE PROGRAM AND THATS THE NAME THEY TRY TO KEEP CLEAN, THEN ONCE YOU ARE ENROLLED ALL CHECKS ARE MADE TO PROPERTY SOLUTIONS SPECIALISTS THAT WAY BY THE TIME YOU REALIZE YOU HAVE BEEN SCAMMED OUT OF THOUSANDS OF DOLLARS YOU HAVE BEEN PAYING PROPERTY SOLUTIONS SPECIALISTS FOR MONTHS AND THAT IS WHO YOU ARE MOST LIKELY TO FILE COMPLAINTS AGAINST AND THAT IS WHY MORTGAGE CRISIS SOLUTIONS IS NOT REGISTERED WITH THE BETTER BUSINESS BEAREU AND IF YOU CHECK PROPERTY SOLUTIONS SPECIALISTS WITH THE BBB THEY HAVE ONLY BEEN REGISTERED SINCE MAY,28,2008 AND ALREADY HAVE 7 COMPLAINTS AND THAT NUMBER IS GROWING.

THE COMPANY HAS ACTUALLY BEEN IN BUSINESS FOR LESS THEN A YEAR HOWEVER THEY WILL DELIBERATELY LIE ABOUT THAT, THEY ALSO WILL SHOW YOU A LINK ON THE MIAMI-DABE COUNTY WEBPAGE OF A CASE THEY HANDLED AND FILE SEVERAL MOTIONS ON BEHALF OF THE HOMEOWNER STARTING IN 2006 ENDING IN 2008 THIS IS COMPLETELY FAKE THEY NEVER HAD ANYTHING TO DO WITH THIS CASE AND THE BUSINESS WAS NOT EVEN STARTED UNTIL LATE 2007.

THEY WILL CHARGE YOU 1495.00 IF YOU HAVE NOT RECIEVED FORECLOSURE PAPERS AND 2995.00 IF YOU HAVE RECIEVED FORECLOSURE PAPERS AND SET YOU UP ON A MONTHLY PAYMENT RANGING FROM 500-950.00 A MONTH DEPENDING ON HOW MUCH THEY THINK THEY CAN GET OUT OF YOU BASED ON YOUR MORTGAGE PAYMENT THAT, THEY WILL TELL YOU, YOU NO LONGER HAVE TO PAY WHILE IN THE PROGRAM. THERE IS REALLY NO DIFFERENCE BETWEEN THE PEOPLE PAYING 1495.00 AND THE PEOPLE PAYING 2995.00 OTHER THEN THEY FIGURE IF YOU HAVE RECIEVED FORECLOSURE PAPERS YOU ARE A LITTLE MORE DESPERATE AND WILLING TO PAY MORE, BECAUSE THE PEOPLE THAT ENROLL FOR 1495.00 ARE TOLD NOT TO MAKE THEIR MORTGAGE PAYMENTS AND ARE GOING STRAIGHT INTO FORECLOSURE ANYWAY.

ONCE YOU DO FACE A SALE DATE THEY WILL STOP IT TO KEEP THE MONTHLY PAYMENTS ROLLING IN, AND THE WAY THEY DO IT IS SEND YOU THE FORMS FOR A DO IT YOURSELF SUGGESTION OF BANKRUPTCY YOU HAVE TO FILL OUT THE FORMS TAKE THEM TO YOUR LOCAL COURTHOUSE AND PAY THE FILING FEES SO YOU ARE PAYING THOUSANDS OF DOLLARS FOR THESE FORMS THAT YOU COULD GET FROM LOCAL COURT CLERK FOR FREE.

THIS AN ABSOLUTE TOTAL CONGAME ALOT OF UNSUSPECTING HOMEOWNERS DONT REALIZE IF YOU FILE BANKRUPT YOU WILL BE IN YOUR HOME FOR OVER A YEAR WITHOUT MAKING A PAYMENT ANYWAY AND THESE PEOPLE ARE CONNING HOMEOWNERS OUT OF THOUSANDS OF DOLLARS FOR SOMETHING THEY CAN DO ON THEIR OWN FREE.

THEIR SCAMMING DOES NOT STOP WITH THE HOMEOWNERS EITHER ITS A DOUBLE EDGED SWORD ONE SIDE FOR THE HOMEOWNERS ANOTHER SIDE FOR THE EMPLOYEES , IF A SALESMAN ONLY HAS A FEW SALES THEY ARE FIRED AND THEY REFUSE TO PAY THEM COMMISSION DUE AND ITS THE SAME WHEN AN EMPLOYEE QUITS ANY COMMISSION DUE IS NOT PAID THESE PEOPLE ARE NOTHING BUT *** MEN STAY AWAY FROM THEM. AND YES I AM WILLING TO TALK TO ANY TYPE OF LAW ENFORCEMENT THAT IS INTERESTED THESE PEOPLE MUST BE STOPPED

Property Management Specialists, Inc. - Worst, Rude, Unprofessional, Unethical Customer Service

The worst customer and professional service I've ever encountered - one of their managers who manages the property I own is non-responsive, rude, unprofessional, accusatory and borders on harassment with the tone and manner she uses to interact with you. I can't say much more since I am talking to my lawyer about the current situation I am in, but I will share with you that I am personally being attacked and fined unjustly for things that do not apply to my property and PSI is trying to put the burden of proof on me to prove otherwise.

With only 67 employees this company has had 7 complaints filed about them in the past 36 months - none of the customers who filed the complaints accepted the resolution proposed by PSI.

This company is still considered satisfactory by the BBB, because satisfactory means the following: "a company must be in business for at least 12 months, properly and promptly address matters referred to it by the BBB, and be free from an unusual volume or pattern of complaints and law enforcement action involving its marketplace conduct. There are two companies with the name Property Specialists, Inc. One is in Ill.

and the other is in Va. Most of the bad reviews, as the one above, are directed toward the company in Ill. which is completely independent of the one in Va.
