There are property management firms that focus on great customer service while others that prioritize profit above all else. After hiring PSA and suffering losses in excess of $10k in lost rent and damages, It is my opinion that PSA upper management focuses on their bottom line, not yours. Prepare to sue in court with PSA.

When we contracted with PSA to manage our small rental house in Marietta, Georgia, we thought our rental problems were "a thing of the past". Boy, were we wrong!
We are now preparing a lawsuit to recover four months of lost rent and damages to our property. When a property manager fails to communicate with a tenant, you are just asking for problems!

My wife and I are extremely dissatisfied with the results of our management agreement with PSA to the point of taking them to court.
Perhaps a class action lawsuit will wake them up?
After six months of "management", PSA upper management still refuses to acknowledge that our losses in the thousands of dollars in lost rent and property damages is in any way their fault. In our opinion, it was PSA's inability or unwillingness to communicate with an unhappy tenant that caused a majority of these losses. PSA upper management denies any responsibility for any problems and they still want their monthly fees with interest even when the rent was not collected!
Be careful when selecting a property management company that focuses on their own financial needs instead of your own. Just like a marriage, you will have to live with your decision. Research this company well BEFORE hiring them to manage your property.

Do your research on this company. Even with multiple client complaints over the years, the local BBB rates this company an A+. An A+ rating was a major reason for my wife and I chosing this company.

My advice to anyone contemplating hiring this property management company in Marietta is to shop around. Not all property management companies are focused on their bottom line at your expense. Unfortunately, after working with upper management, we learned our lesson the hard way.

Bad attuitude

I rented a home for 1 year when time came for the final walk through it was terrible she had a very nasty attitude. she came in looking for something to complaint about.I call made appointment for the final walk through then she call day of the walk through to say she need to cancel because a storm came through last night so its more important to go see about that.
I told her the lights will be turn off you told me not to turn the light off until after the walk through so I scheduled light off the next day after the walk through. the house was clean better then it was when I move in.
I don't recommend no one to do business with P.S. of Atlantic...

Rent Collectors not a management company

I leased out a very small one level home , there were some things like the disposal that never worked and and toilet and they were never fixed. the one time they did have to come out was during a huge snow storm and the heat went out and i had a newborn.
The ppl who own the property kept trying to do hald job to the place like the roof that a spot that would leak they even said they would fix it right away if we agreed to cover a portion of the cost. at one point they tried to get an animal out of the attack with gasoline soaked moth balls in the ceiling. after a yr some money issues came we were 5 days late bc of how the pay cycle was working out at the new job. Well an eviction notice was filed and we paid the amount with late fee on day 6 and and had the case dismissed.
I dont know who they know around there to get eviction notices sent for being late less than a week but they do. And every since we left them . we had to deal with fact that there was a dismissal over something that was 5 days late . They tried to say we damaged things like the shower head when we accidentally left one of our replacements in a bathroom.
It was the actually a better shower head than the 1970's oe on there that had 2 shower heads, with an attachment arm. They billed me 350.00. luckly my husband took video of things and argued our way out of it.
But you can kiss your deposit good bye with them. keep all email interactions too when it comes to things not fixed
Nickel and Diming

PSA is efficient, they respond quickly to inquiries/issues, but boy do they nickel and dime tenants. It's no wonder their property-owner clients love them seeing as how they probably don't have to pay a thing!
I rented a nice townhome from PSA starting 12/1/15. I was very excited about getting my first place in the Atlanta metro area for myself and my sons (an 8 year old and twin 1 year olds). This excitement probably played into my signing a lease that was not really in my best interest as far as fees fees fees! As a former law student and 2 time previous renter (Florida apartments), I always read anything I sign, but definitely misinterpreted PSA's provision regarding painting.
In my previous experiences, paint was considered normal wear and tear outside of extreme destruction or drastically altering (ie. painting a white wall blue, spray painting, stickers, tearing, etc.). No, not for PSA, they want your paint to essentially look like no one lived there. LOL.
Especially not 3 children. My youngest twin took up wall writing, only in pencil. I used a Mr. Clean Magic Eraser to get most of it (forgot the living room..blame my brain studying for the bar exam :-)), but left some in the living room, again PENCIL.
Also, there were normal living smudges and marks as they used a flat paint that absorbed everything that touched it (literally if you sneezed you'd see the droplets from the sneeze spray on the wall). During my move out walk through I was told they used a formula to calculate that they should not have to repaint a place for 5 years (EWW..germ alert!!) and if they do, they divide that "cost" by 5 and give you a credit for your length of stay. Based on them needing to repaint from eye level down according to them, I owed $704.00!! Had I clearly known the paint needed to be perfect I could have bought the paint that I'm sure is less than $100 and painted it myself.
The kicker however is this: I hired a lady to come clean before my walk through (she wasn't that good..lesson learned), but apparently, she tried to scrape some magnet residue off of the fridge and scratched it (several scratches bunched no larger than the palm of a woman's hand), they charged me $45 for this!! I googled "appliance paint/pens" and they're $3.00!! LOL. You live and you learn.
Turns out I had a sharpie in my purse that I could have colored those scratches in with and called it a day. Oh well. There was also a time in my tenancy that a toilet was leaking and they sent a guy out and tried to charge me $85 and say it was my fault. I challenged them and finally got a correct assessment of the problem and a credit.
They also keep $200 of your deposit off top as an administrative fee. None of these things were hidden, though the perfect paint thing could have been made clearer. My point is this: this company will nickel and dime tenants. Remember that you are only subject to applicable state property laws UNLESS you contract (ie.
lease agreement) above that. Keep records, be perfect, and don't actually live in the property you rent and you should be ok.
After $749.00 in charges, and paying $625.00 in security, I owed PSA $124.00. I quickly paid that and say GOOD RIDDANCE!!

Worst Property Management

My family had the worst experience with these people. Very unprofessional, rude, never fix problems, untrustworthy, I was forced to live 9 months with out getting my garbage disposal fixed, washing machine, mildew issue all because I gave them a letter letting them know I was going to terminate my lease.
Called several times to do final walk through, never came out to do one charging me things that was broken prior to us moving in. The list goes on, NIGHTMARE!!!!!!!!!!! Please run the other direction. Another problem is they rent houses out in Covington, GA.
The office is in Marietta, GA a very far drive. They will not come out immediately you have to wait at least 1 week out for everything. The overnight emergency maintenance Joke! Fix it yourself.
RUN!!!!! the address I have for them is 2619 Sandy Plains RD Marietta, GA. You can find great homes with other property management. They only collect rent.
Spare yourself the trouble. RUN!!!!!!!!

I just want to warn everyone in Georgia about this inspection company World Class Home Inspections LLC. They literally cost me over $100k in damages… TLDR: Never use ‘World Class Home Inspections LLC’.
Their poor inspection literally cost me over $100k and caused me to buy a home with myriad of structural, flooring and foundational issues. Their efforts at rectifying the situation made it even worse! I hired this World Class Home Inspections LLC to inspect a home before purchasing it. It was done by the owner's (Brett) sons-in-law, who did a terrible job.
They missed so many defects, and to make matters worse, Brett himself assured me that the foundation, crawlspace and overall structure were 'just fine' and 'all good' during a long phone conversation with him after the inspection (without ever having set foot in the crawlspace or foundation himself!). I made a huge deal about this before purchasing the house and only proceeded to put the earnest money due to his multiple assurances about the condition. To reiterate, I never would have bought the house had I known about these issues. Later on, after realizing what terrible of a job this was, Brett of ‘World Class Home Inspections LLC’ said he felt very guilty and 'so very' bad and admitted the inspection was poorly done by his sons-in-law.
He kept verbally promising repairs to the foundation and other issues for SIX MONTHS. I have waited for almost six month and been given excuse after lame excuse why the repairs are getting delayed. Brett insisted on a structural engineer's report and hired one himself (to 'cover himself' with any repairs he did to the crawlspace and support beams and foundation), but it appears that he didn't like what was in the report so backtracked on the promised repairs after six months. To make matter even worse, when Brett first realized how bad the job was and he was freaking out, he and his sons-in-law hastily installed a new vapor barrier over the old one at the home.
I was warned by other contractors that this goes against industry standards and that you're not supposed to do this. Sure enough, after 5 months, a horrible stench started to permeate through my crawlspace and finally into the downstairs living area. I had to pay $1,800 to have another company remove both vapor barriers (along with all the trash/cardboard boxes Brett left under the new vapor barrier). Moisture gets trapped between the two vapor barriers, along with wet trash that begins to produce mold and stink!
I cannot believe Brett did this to me! His company treats mold but they caused mold to produce in my crawlspace!
