As a homeowner subjected to this management company, I am very displeased with the representation. The acting attorney Michael Shapiro who has stated he is not an official board member, nor a resident- has an uncomfortable amount of influence over the board, that govern this small residential community. His practices are extremely questionable concerning the operation of the property, and the homeowners fear they don't have a voice. Being a concerned homeowner for over four years, it would please me to have this management company move in a different direction. The first step would be to release the current legal representative, Mr. Michael Shapiro, and his unnecessary fees, and find a better fit for this hardworking community.

Never use them unless you have money to burn

I would not recommend this company at all. To put it plainly this is what happened. As per their contract if any work at all is being done on your home they have contact you with three quotes. From there you can choose to go with their people or your own people to do the work. Several times they did the work ahead of time and gave me a bill in the mail. In fact during the time I was waiting for a tenant I went by my rental home and mowed the lawn and cut back the hedges. I then got a bill for lawn care saying that they did the work. Once I had tenants in the home they broke several things in the home and the property managers pushed me to repair it at my expense even though it was proven that what was broke was damaged because of abuse. They did say "by law you can charge them for it but if they sue you that is your problem.". Other times I would notice my draw check be short and was told it was to cover "unforeseen expenses". Then at the end of the three months before the end of the lease I told them that I would like to the house back and to let the tenants know the lease will not be renewed. They then waited 2 weeks before the lease was up to call the tenant and tell them if they want to complain to talk to me personally and gave them my personal information. I then had to field several calls from them about this issue. I would say that to their credit they said that the year I was with them was a bad year and they planned on fixing the problems but I lost to much time and money to want to risk one more year with them.

OUR ASSOCIATION IS IN GREAT SHAPE

PMOTS was brought on by the Board five years ago. We are a 55+ gated community. In that time we have significantly improved the appearance of the community, have had our delinquencies tremendously reduced and have reached our capital reserves goal. The owner may not be an attorney, but the firm does our paralegal work as part of management, keeping our legal costs way down. We have never had a budget which was not balanced and in the black at the end of the year. There is always someone in the office to handle my calls. Even though I serve on the Board, a member survey showed us that they were very responsive and professional to non Boards members. That survey showed an 84% approval rating with them, so we have no intention of looking elsewhere in the immediate future for professional management.

PMOTS Really bad property management. incorrect reports and owner is not an attorney.

Property Management of the South, Lilburn, GA is the worst group of people I have ever worked with as a Board member. The reports that were supplied to us were always ineligible and incorrect. Numbers were always wrong. The owner claims to be an attorney. He is not! Never passed the BAR.He is also rude and difficult to deal with as a professional. This company cannot retain a staff for more than a year. The ones that are good always leave. The maintenance part of this company is no better. The work is shoddy at best and 9 times out of 10 will need to be redone or repaired.

What a totally unprofessional and unethical manager. Simple bookkeeping skills appear too advanced for PMOTS to get!!!!

Allege they havbe never been the plaintiff in a lawsuit, nor have they had judgements against them, LIE, LIE, Lie. Check the court records for yourselves.

I worked as a property manager at PMOTS. I would like to say that the office is disorganized and difficult to work in but I don't believe the owner to be dishonest when it comes to money.

I truly believe that the company is careful when it comes to finances. The reports are sometimes ineligible but I believe that the owner truly makes an attempt to make them as correct as he can.

I don't know why this person said this, but our Association has been using PMOTS for six years. They have put us in really good financial condition, and I don't believe we were in that great financial shape when they first came aboard. When we have work to be done, they have always sent out contractors quickly and we have heard no complaints from any of our members.
