Ace Preferred Inspections - Dangerous mix of Arrogance and Incompetance

I bought a new home in January. It was built (in 2008) for personal occupancy by a well known builder, and tenant occupied at the time of the sale. Everyone associated with the sale knew that the tenant would be there indefinitely. We were able to negotiate a minimal adjustment for the few issues our ACE Preferred Inspections professional was able to identify.... but the report said several things were not looked at thoroughly because stuff was in the way, or "it couldn't be determined". Nine months later, imagine my surprise when some water dripped on my head while delivering a few boxes to the screened porch. With complete access to our new home, we discovered several problems that were apparently "hiding in plain sight" at the time of the inspection. Looking out the third floor office window with my "roofer" was an "OMG" moment, even before we stepped outside to remove years of debris for a closer look. One section of the roof had "cratered", with no solid wood to be found.... $6,000 and several rafters later, the roof was fixed. One would think that a 20 year experienced professional would have seen the problem as readily as I did... but then he had missed the stained wood on the screened porch and the rotted-out trim on the door, no longer capable of holding the screen in place. Oh, that's right, he missed that too and a four inch hole in the screen along the outside of the room. Jeffrey Donaldson, of ACE, has offered me a free Home Check Up as compensation for this and the other problems I brought to his attention.... like the closet door handle that came off in my hand the other day, or the buried downspouts that probably led to the roof problems in the first place. I suppose the two warped and unclosable doors in the basement were in perfect condition at inspection time as well. Since then, I've had to fix two other interior doors and discovered that the upstairs shower door is out of alignment. All of these problems, including the rafter repairs in the roof, are being blamed on an inconsequential storm the caused no evacuations, and in our community, not even a power outage. How hard would it be to simply say... wow, we made a mistake, we should have seen all of the things you've mentioned. And also, knowing that the new owner won't be able to "experience" the building for many months, wouldn't a different type of warranty be appropriate from a business stand point. Why not reinspect after 100 days instead of flipping the bird. Wouldn't that turn a potential complaint like this into a profit center? Think twice before you hire these people to do your home inspection.

Atlantic Pest And Termite Management - "We're just not qualified" to do our job, sir.

I was an Atlantic termite management customer for more than ten years, secure in the expectation that the $500 per year I was paying for bonded protection would serve me well when the time came to sell my property.... perhaps I was being a bit naive. Atlantic had charged about $1,500 (plus or minus) for the original termite treatment and inspection, and provided an annual "bond" that I assumed would be transferable to the new owners. Wrong again, they stiffed me for the seven months remaining on the bond... and so much as admitted that they would recharge the new owners for both an inspection and their annual bond on the same property! So when you sell a house in SC, you need to get a CL100 inspection for termites, a $100 dollar expense that one would expect you could count on as part of the service (termite bond!) provided by the company you've paid $5,000 to for protection. The form pretty much attests to the fact that they have been doing their job since you hired them. Nope. You have to pay them another $100 for a ten minute walk through, and a report that says nothing about either the structural integrity of the buildings or the absence of termites and other wood eating critters for the past ten years.... well there's 5 grand down the drain, and we're not done yet. So the buyers bank doesn't seem to trust Atlantic very much either, and with 48 hours 'till closing decides that it better get a "Clearance Letter" to make sure the building isn't about to crumble into the dust. You guessed it, Atlantic (Hunter Ford, to be precise) told me: "We're not qualified to prepare a Clearance Letter". Go figure, the company you've paid thousands to over the years is admittedly "unqualified" to attest to the effectiveness of their work... another $150 to an outside contractor for the clearance letter (do you think Atlantic gets a kickback?) Caveat Emptor! Think twice about using this outfit... they're just not qualified.

Atlantic came through on the warranty period refund, but made no refund of the CL 100 fee or the "we're not qualified" $150 payment to the Clearance letter contractor.

I had my receipt and uhaul just refused me. Wanted me to take store credit.

Store credit not needed.

I just moved here. Not moving again
