I debated on leaving a review, but I really think prospective tenants deserve to know the truth. I lived at Pegasus Residential's Aster Buckhead Apts for 3 years.

I stayed because of convenience until I just couldn't anymore. I'd stay far away from a place with these malicious and fraudulent business practices. It is absolutely not worth it living here.

Here are a few reasons to not consider Aster Buckhead:

1. Lack of building maintenence (poor insulation, thin walls [I could hear the dog barking inside the unit at the end of my hall from my middle unit of the hall when working from home], seasonal critters [I had a mouse in the walls that the property owner Ariel did nothing about and bugs.

I'm attaching a note from my neighbor in the photos who had similar issues], the trash collection in the chutes and by the dumpsters would overflow (but you have required Valet Trash collection services costs, yet poor trash mgmt),

2. The amenities and property are just not competitive for the area comparatively to the cost for rent (small gym, subpar pool area, see #1),

3. They unfairly bill for utilities from Conservice. They bill tenants by averaging the total usage costs per building and not per your individual actual unit usage.

While it isn't illegal, not everywhere does this, and I learned the hard way that I could be absorbing costs from a neighbor's usage and/or family size. My current property does not bill this way,

4. I was around for the absolutely awful "construction" that lasted more than a year in the 1000 building, which was absolutely hazardous and embarrasing.

5. The entry gate for the first entrance did not work consistently and moving out and in is absolutely awful with a big U-Haul due to the layout if you're in the middle building.

Honorable mention: The leasing office mgmt is great to get you to move in. However, my move out experience has been absolutely unprofessional and predatory. In my instance, they not only violated state law by not notifying me via mail of my final bill within 30 days of me leaving, but also they reported an inaccurate final bill to my credit without allowing the legally alloted time to dispute any final charges. The apartment was not left in any condition outside of normal wear and tear and I paid for cleaning services for my move out.

Luckily, I still have my photos, receipts and videos of the condition when I left.

It is an abuse of power, fraudulent, deceptive and predatory to report inaccurate accounts to a prior tenant's credit report, especially without proper notice and good faith mitigation per state law. The first time I was notified was almost 3 months after leaving and was from a debt collector. I'm currently in the process of disputing this to the bureaus, their corporate/managing office, and the Consumer Financial Protection Bureau. However, the damage to my credit cannot be repaired.

It has been a terrible experience. I've now left two voicemails with Pegasus Residential's Corp office and they haven't returned my calls.

Stay far away.
