NO I'M NOT BEHIND ON MY RENT !!!! BUT DIAMOND GRANT NEEDS TO BE FIRED TODAY NOW !!!!!

Original review updated Feb 26, 2026
I've been in this apartment for almost 12 years, and I'm disabled. I had a stroke and was in a coma for 4 months.

The past 2 managers have stressed and harassed me, and {{Redacted}} is the manager now. She told me a week ago that I had 2 or 3 weeks to move! She needs to be fired because she smokes pot on the job and smokes pot until 2:00 AM in the morning. She never opens the office until 11:30 or noon!

You have to fire her today! I don't need to move because of a stupid manager. She is too young to be a manager, so you have to do something to help me, please?

And Devin the manatence man and her *** !!! And she needs to be FIRED NOW !!!???

Why would you have to be told to move? Are you not paid in full with the rent?

Dangerous environment

AI Highlights
  • - I like living here, but icy breezeway/parking after snow caused a bad slip; office visits didn't fix it, ice melt was out and I was told to handle it.
Peak Living - Dangerous environment

I generally enjoy living here, but have an issue now. My breezeway end and adjacent parking areaare a sheet of ice after a recent snow event.

I just slipped badly and was able to balance only because I was carry bags of food. Two visits to the office(there was a slip yesterday) were no help to alleviatec the problem. We were told they are out of ice melt; and we dont live on sunny side. I am not a law suit person, but I told them others might hold them liable if something happened. The final statement was to do what I see to be done.

I said I am to stay inside. Again, I was told to take it inmy own hands as how to handle.

User's recommendation: I guess you have to be prepared to care for your own snow removal.

You have ridiculous wait times to talk with someone. The hot water keeps failing, and only temporary fixes have been done.

I’m having problems with the property manager here in Georgia she’s targeting me

Peak Living - I’m having problems with the property manager here in Georgia... - Image 2

In the beginning of July, I reached out numerous times to the property management in Emerald Point Apartments. One of the property managers told me a lot of people are having problems, and he told me that he would change it, but he never did.

Ayana, the other property manager, I talked to, caused confusion because I had to sign my lease. I let her know and signed my lease, and she said she would adjust my rent on the 11th, but she never sent me the adjustments. I had to reach out to her. She finally sent it, and it was the same amount, and I was charged an eviction fee even after she adjusted my rent.

I feel like I'm being targeted. She never told me that it was an eviction fee on my rent and a move-in fee as well.

I have been living here over a year; this is not fair, and I will contact a lawyer. She lied to me, and I had to remind her by email to send me the adjusted rent amount.

Pros:
  • Good prices
Cons:
  • Fees and lack of communication

Preferred solution: Price reduction

User's recommendation: This place will add fees for no reason

Unsatisfied renter

AI Highlights
  • - Uninhabitable unit; no hot water, heat, or fridge; move by May 11; refunds in 30 days with a 6-month reapply ban; spent $3,000; no response.

I was approved for housing, but when I moved in, my unit had no hot water, no heat, the refrigerator didn't work, and the back sliding door had no lock at all. Those are just some of the things wrong.

I asked to move to another unit. I was told yes initially, and the unit would be ready May 11. Mind you, it's April 10, so I asked for my first funds back so I can get somewhere until the unit is ready. I was told I couldn't reapply for 6 months and it would take 30 days to get my money back.

I was treated like I did something wrong when the apartment was not habitable to live in. I was willing to wait until May 11, but I need funds because I just spent $3000 on the first month, the deposit, renting a U-Haul, and paying for help. They were not trying to accommodate me in any type of way. Instead, they tried to put me in another unit that was missing electrical coverings and needed painting, but she stated they could work around me; no ma'am.

No policies were followed before taking my money, but when it was time to give it back, they had to follow policy.

I would never recommend this company to anyone. I also reached out to corporate; no response.

User's recommendation: Do not rent

Complaint about move in and refund

AI Highlights
  • - -They show one thing, then give another.
  • - -Renovations claimed; only carpet/floors updated; cabinets old; bugs.
  • - -Spent over 5k to move in; no apartment.

Marissa in the office gives you the run around. They will show you one thing and give you something else.

They say apartments are renovated but they only put new carpet and floors. Cabinets are as old as the property. Bugs in the unit even the freezer, the odor of mildew and mold holes all in the cabinets slide doors has broken entry and they dont want to show you the unit you will have till after you sign then refuse to give you your money back. Ive had to contact legal services.

I asked for a better unit denied. Everything I asked for they didnt give me but after paying deposit and other fees they switch on you. I will never ever stay at a Peak Living property. Even the property assistant Michael asked that my money be returned because of all the broken promises and the regional Tasheki or whatever her name is denied him that.

They will not return my calls from corporate or my attorney. I spent over 5k to move in and I have no apartment. The pain and suffering is top tier. Had to ask my last apartment to give me 30 more days to find a new home and pay rent there again.

I had to get a storage. And sleep on the floor.

Its so sad. Its been a nightmare.

User's recommendation: I strongly suggest you go to another complex. They are bad business and keep your money.

The management team is horrible

stars-rating-full stars-rating-full stars-rating-full stars-rating-full stars-rating-full
AI Highlights
  • - Management blames tenants and argues rather than fix.
  • - Stove and thermostat remain unfixed for months.
  • - Property poorly maintained; siding falls off.

We have been lied too, blamed for the ants that we complained about a week after we moved in, and have been treated very poorly by management.

Rather than just fix an issue, they argue with you about it. We still don't have a fully functioning stove after 3 months of bringing it to their attention and it took 4 months and multiple arguments about who was at fault for a non-working thermostat.

We live in the Westview complex and the grounds are not taken care of at all.

The building is not kept up at all. The siding is falling off on the rooftop deck and they won't fix it.

It took 6 months of calling and sending emails to get the directory updated with our names, and then they spelled it incorrectly, and that is still not fixed.

They attempted to pull us into a smear campaign against one of the neighbors and have harassed her so much that she is leaving. They did this due to the low amount of her lease and the fact they couldn't raise it $1000 at one time to bring it up to what they say is fair market value.

It is Section 8 housing which we were not informed of, otherwise we would not have signed a lease, but it does explain the trash being left around by some of the other tennents and their less than social behavior. We did not know we were moving into a such a trashy building.

We know all about the mental and physical issues the person in charge of the building has when we shouldn't know anything about her personal life but that is how she excuses herself from her duties and responsibility.

When we have brought up any issue regarding anything, the manager goes right too, 'well you're welcome to leave and we will let you out of the lease'.

Seems like it would be easier to just fix the issues.

I would not recommend this management company to anyone who owns a property and wants it to be professionally managed.

We have been told by the manager that they can't keep employees and I understand why. These types of issues start with the leadership.

We love our view and the semi private rooftop deck but that is the only plus.

User's recommendation: Find something with better management unless you are able to deal with very poor customer service
