- HVAC not registered, voiding warranty; $11,000.
- Paint quality is poor; repaint after seven years.
Buyer beware when using Patrick Malloy as a builder. I purchased a home build by his company in the Stonebridge Community in Newnan, Ga 2018.
This company didn't bother to register my HVAC system. My central air and heating have gone bad and have to be replaced after 8 years. If he would have registered my Carrier ac& heating system it would still be under warranty. He didn't bother so I'm going to be out of pocket $11,000.00 for a new unit.
They also use cheap paint on their homes. I had to repaint our home after only seven years.
Do yourself a favor don't use this builder. You have been warned!

Deterioration of slope
PM rep came out and looked at the slope deterioration in record time. We are waiting for his response to the problem. Hoping that we will hear something soon

Any requests for upgrades to avoid costly rehabs are the buyers choice AFTER the sale. Warranty items (paint peeling, yard drainage,irrigation system,missing shutters,etc.) may take 12 months of emails.Do not close until ALL items are corrected.
Ask a neighbor to help you with your walk thru. Or better yet hire a construction consultant.
