I have lived in Pleasant View MHP for the past 10 years. Trust me if I could have left I would have.
Upon moving in we noted many faults with the property and repairs were requested. Of the repairs that were made they were substandard at best. Oddly our documented faults of the property disappeared from the file only to find a replacement copy without our signatures. Moving along, I requested several times to have a tree cut back and or removed.
Nothing was done until a storm caused it to fall onto a live wire that almost caught fire. The person they sent to cut it allowed it to fall and busted my main water line. My line was not restored to it's previous state leaving me without an outside water spicket. It became evident over time that the resident was poorly repaired.
Floors began to sink in, paint peeled, we noticed there were no floor boards installed when the carpet was replaced prior to us moving in. It was clear that it was a quick fix up to get people moved in. It took several years (about 9) to get sure mailboxes installed (I've been renting a PO Box). The roads have only been partially repaired yet they put seal coating on them.
Parking is ridiculous, the spots they paved at each resident barely fits 2 vehicles, and they will tow your vehicle if the tires touch the grass. And there is no parking on the streets or you get towed. They nickel and dime you on everything. Lot rent covers nothing.
You have to mow your own grass, no improvements have been done to the park, it's dark (lighting is horrible), empty lots are overgrown but they will force mow your lot and charge you $50-$75. The maintenance men rarely do anything. They subcontract the mowers, the men who build the porches, the men that do the siding, the men that do the paving, tree trimmers...So why have maintenance staff. The office staff is only available from 0700-4pm, like normal people don't have jobs.
The current overall area manager is not very helpful. Using the payment portal they have set up does not allow you to view how your water, trash etc is calculated and the area manager can not answer how it's calculated. I'm supposed to be done with my tll lease payments according the the property manager but the area manager is claiming I still owe 2 more months. I'm not happy and have expressed my concerns over and over to deaf ears.
Save you money and move somewhere else. Financially I'm stuck here now.

Preferred solution: I would like the confirmation that my TLL contract is paid in full as the Ms Hatton explained and Mr Dordan confirmed by email when I made my Final payment. If it was an error on their part then they take the loss.

It's sad when there are so many issues and all corporate does is hide. You don't hide when you take out money though.
I will have a lawyer get ahold of corporate then since out of the last 10 residential complaints not a one of us got a call back.
Our community could and would be better if corporate would hire within the community. Bringing in an outsider who thinks we're all trash isn't acceptable..

Tired of being harassed
I need a phone call asap. I've lived here for 14 years and patty is the worst and now you added her son who is even worse.
I've had nothing but problems and I want to speak with someone about all the issues she has caused me and neglected to deal with like a tree grew into my roof and I've yet to get anything from corporate about it etc. Thank you anne

Place is a shothole
Houses that need to be condemned, half the street lights out or on 24/7 since Parkland took over. Streets flooded, GLWA and city of Westland claim its the parks sewer system needs replacing.
Garbage all over. Roads in disrepair, pot holes everywhere and they just did repaving. Plus poor customer service. Jack and Oralanna are running this place into the ground.
Top management needs to do a surprise visit. The reviews are posted by employees, no one in this community would give this place a + review

No AC all summer, and other problems
I live in the Country Club Manor Mobile Home Community in Imperial Mo. I am in a rental.
I moved in last summer in August. I have been here for roughly a year. I have contacted the office multiple times about my AC and heat not working.
Someone was supposed to show up today and have yet to do so. Yet they have the nerve to fine for violations and harass people.What
Preferred solution: Fix my damn AC, I have four kids one who is two. Im tired of sweating my *** off.

Water is always off! 15 managers in 7 years!
Latest is a notice Nazi! All she does is knit pick ...been her 7 years and not one notice on my door...in one month 8!!! My grass is always cut...rained and so it’s not been cut yet...8 days since grass cut...got a notice and a threat. Was bedridden and a day late getting rent to office...eviction notice!
Neighbor’s dog *** on my property got a write up! Their plumber left a mess in my yard...I got wrote up...supposed to get a free month rent for being her so long ...now it’s not a thing they are doing anymore...and yet they gave me a paper that says they do! They are SHADY!!!!!
Never keep their word, never fix anything they say that they will! Stay away from here unless you like abuse and frustration and harassment for being a good tenant!

Unfair to current residents - HIdden Lake Estates/Parkland Ventures
So i referred a resident to where I live, he bought a house, pays his rent and i was told by Jason the park manager that my referral was eligible for the resident referral of half off for 2 months. it was denied by "corporate" and now i have to come up with my entire rent of $400.
i am so over where i live. they moved me in and damaged my house and didnt replace the damage, told me we would be back in the house in a week - it took 3 weeks. They promised me a free month of lot rent - havent seen that and now this. the manager told the guy that moved in, his gf and myself that this house was eligible for the referral and then corporate denied it.
They wont approve it even tho we were told it was eligible. i am so sick of being screwed and yanked around by this park. if i could just walk away from my house i SO WOULD!!!! but its also in my dad's name and i still owe about $8000.
i cant sell it for what i owe.
i am physically sick about this. Parkland Ventures in Glen Allen VA and Hidden Lakes Estates are unfair to the people that already live there and lie to those that wanna move in to get them to move in
