The home was promised to be 3,000sf with high quality products and workmanship. The builder, tom neidermeyer from lawndale construction management or blue line investment included the basement and what they call the pilot house both added about 800SF , so homes are really about 2200sf. The home is less than quality and products are below quality. workers are substandard. For starters, the tyvek tore off the homes and was never replaced - they stuccoed and placed bricks to OSB, the metal straps for the front brick-work were never installed, the rear stucco is two different colors, front and rear steps are incorrect, pex is not secured in walls and splices occur frequently rather than home-run runs, red and blue pex were run together in the same channel along with the gas line tied to water lines with zip ties, HVAC is undersized, joist cracked and headers not flush, house was open for about 4 months, exposing the interior wood to water, mold was seen on some of the wood that is now drywalled in, OSB in walls collapsed in some spots because of over exposure to water, floor is OSB that has been over exposed to water;speak with any builder or read manufacturer specs for OSB (Georgia pacific) and they will tell you to replace as 2-3 water exposures is max-these homes saw 25-30 exposures over these wet months. Also, view the front and rear of home, the cement pads are horrible and the railings are secured to the stone on steps, which will crack stone in no time. Some homes have seen pops to their hardwood floors, as the OSB is drying. DONT BELEIVE THEY HYPE AS THEY ARE ASKING 1/2 MILLION FOR THESE HOMES, WHICH ARE PREMIUM PRICES FOR LESS THAN SUBSTANDARD HOMES. Do your homework, go to the vendors before placing down payment; as you will see that kitchen cabinets and granite will cost you an additional 25-30k for decent items.
