DO NOT ATTEMPT TO REFINANCE OR HAVE ANY DEALINGS WITH PACIFIC TRUST BANK. They are incompetent, they will waste your time, drag their feet, bombard you with confusing emails and calls requesting tons of tedious information that is provided over and over again, and in my case, we get to the actual SIGNING (I WAS ACTUALLY IN THE WAITING ROOM AFTER BEING TOLD TO GO AND CLOSE WHEN I RECEIVED AN EMAIL) and they realize THAT THEY FAILED TO CHECK IF MY APPLICATION AND LOAN WAS HPML COMPLIANT.
This is basic stuff and because of their egregious shortcomings, I wasted 6 weeks with these incompetent schmucks. Avoid David Racer, Lisa Simmons, and Patricia Restrepo.

Refinance terms a hoax
3 months ago i entered into a deal with PAC Trust with a 3.5% interest rate, a rebate that would cover all costs in closing and a promise of 30-45 closing. Received a good faith estimate and was told we were locked in.
Upon finally getting approval after a long time the loan officer stated by the way rebate is no longer available . I said what do you mean we were locked in.. She came back with you can't lock in until your approved. Then she stated the rates are much higher would I like to float?
I'm ready to walk?
I asked for them to put their best and final offer in email to me. Lets see what happens.
Pactrust bank is a piece of *** now even to its employees that should tell u something. They take advantage of the customers and play the employees while the CEO and his second hand man who sucks his balls spend all our and your money on laker games, extravagant vacations, and still treat even the customers like ***.
They used to be a small community bank that had loyalty and character now they are just ***. #irvinedickwads #iwearmysuitandimbetterthenyou

PacTrust Mortgage Applicant Abuses
PacTrust (via Lender's Direct) led me on for more than 3 months promising me a partuclar mortgage deal and dragging the whole process out then they changed the deal on me at the last minute, not being able to follow through on their many promises. I would avoid Lender's Direct and PacTrust like the plague unless you enjoy being mislead and having your time wasted.
You have been warned; avoid PacTrust and Lender's Direct! Question everything they say since they are really not knowledgeable about what actually is and is not possible regarding the various programs.
They will tell you anythign to get you to place a deposit and then you will sit around waiting for months while they lead you on and then try to foist a less than optimal deal on you at the last minute that suits them but not you. RUN AWAY!
Agree with all the other negative comments. Run and don't waste your time!
Do not deal with Michael Whitmarsh or Lisa Santos.
Highly unethical business practices and you will walk away without a re-finance and loss of money!
You WILL GET SCREWED!
