ONEprop - Property Rental Review

One Prop is untruthful and u scruptulous. They tricked me into renting from them. This property was not ready to move into. I spent money to make it ready and they have not agreed to reimburse me. Every month they file on me to the court and charge me filing fees. I show and they dont. Case is dismissed. They refuse to accept payments. I take it to their office in Plano and they mail it back. They need to go back to California which is a seperate country to itself. These people have lost touch with reality. The Texas Real Estate Association will be hearing about their unfair and bullying practices.

Oneprop is a terrible company to rent from if you can stay far away. They charge late fee even if your payment has a postmark before the first and they won't waive the late fees. Good luck on trying to get them to fix anything in the home I have water damage from in raining in the home to where it's coming through the electrical socket which is a fire hazard. When speaking with they keep saying their sending someone but no one comes. There are some many hidden charges they tack on to your ledger. Stay away from them.

I HAD THE SAME PROBLEMS WITH THEM. THEY JUST WANT TO TAKE YOUR MONEY, WE HAVE MOVED OUT BUT HAVE YET TO RECEIVE ANY OF OUR DEPOSIT BACK AND I DONT EXPECT TOO EITHER. THEY CHANGED PROPERT MANAGERS ON US SEVERAL TIMES WITHOUT ANY NOTICE THE LAST ONE WE HAD WAS NAMED NIKKEL AND THAT *** NEW NOTHING AND WAS ALWAYS GETTING SMART.

Current tenant.And check returned. I called their office to let them know that it was returned and what do i need to do to get my rent paid. Someone in the office told me to that i could only send certified funds via USPS. Went to USPS they cant get it there next day but fedex can. I called them and told them that i can send it via fedex because USPS will not get it there next day. I pleaded with these people asking can i use fedex they said no exceptions USPS only. This is costing me more late fees. I emailed the property manager, he tells me i can send using any carrier. Now im pissed. I told him that the 2 reps that i spoke with were liers!!! I guess that set him off. He says there is no proof of the conversation and how do he know that im not lying. It took everything for me to not lose it on him. Why do i need to lie?!? Frustrated...i begin to read the reviews online about one prop. And lord, i have experienced some of the same treatment. I am not a late paying, damaging property mad tenant. Im concerned about how they handle their tenants. I have rented for my entire life and im 50 plus, and never have experienced so much rudeness from property managers. Ms. *** has the best customer service. I spoke with her once when i 1st moved in. I misunderstood the rent due date. Im use to rent being due on the 1st late if not paid on the 3rd. Again been renting a LONG time and they are the 1st to not do it this way. But thanks to Ms. *** for explaining and understanding me. Next time i phone in to ask for repairs or have any questions i will be sure to record and doc everything. And i pray they dont take my deposit like they have done to other tenants. I tend to not go off online reviews because i run a business as well and know some people will try to destroy you because they cant get their way. This is not the case. I have experienced some of the same problems that have been reported. Im just choosing not to say anything. Other tenants have complained and the issue is still the same.Doesnt seem like they are making any plans on changing.

I rented from OneProp 5 yrs. I kept the property according to my lease. I disputed several charges on my move out, and they flat out are not moving. Theyve accused me of basically stealing a garage remote. I lived there alone. I was only given one when i moved in. Now theyve charged me for a second one. Then i disputed the charges for tough up painting, (after 5 yrs anyone needs to paint somewhere and should be the owners who pay) and also also they have said i didnt mow. I did mow. I didnt scalp the lawn, which i assume is what they expected since they said it was 4 inches tall. There wasnt much grass in the back when i moved in, not the case after 5 years of work, and then had the gall to say i did not mow, when i fact i did. Every person viewing that rental property said the lawn was nice for a rent house. So my response is, youre out of line on these charges. You scalp people, whether its the owners decision or yours. Dont rent from these people.

WARNING: PREDATORY LEASORS I had a medical emergency which caused me to be financially strained, I was often late with rent but never thirty days late. I always payed my rent and late fees but I was still evicted. If you take a chance and rent from oneprop make sure you are healthy and don't get sick and pray nothing physically happens even if by chance. WE'RE NOT MAKING THIS UP!!!!!!

I would never rent another home from this company. They gouge you on the pet deposits and good luck on ever getting a human on the phone. Our lease expired in June and we wanted to sign a 6 month lease while our home was being built, they refused and raised our rent from $1,750 to $1,925 a month without giving us any notice. Then of course going back to the no human help side. I could not change my autopayment due to there system issues and they are charging me a late fee of $25.00 a day. I will make sure everyone is aware to stay away from renting homes through Oneprop Tulsa and my other Oneprop entities throughout the country!

OneProp Nightmare

We just finished a two year lease with one prop in dfw area, and it was two years of ***. The house was a dump and worse than any other they had on their website. Foundation issues plumbing issues you name it it had it. I have not received my deposit back yet and I am so worried they are going to keep the double deposit which they already got a whole month of free rent as the new place we rented was ready to move in before our move out date. This company takes every opportunity to over charge during our tenancy and I'm sure they will not stop with the deposit. We shall see.

I would NOT recommend this property management company for anyone to rent from due to their very unprofessional business procedures and tactics. There have been several breach of contract situations, during the submission of a maintenance request, the property management would make an attempt to charge the tenant for the repairs when repairs are apart of the lease. The leasing agents are simply aiming to increase their quota of rentals in their individual books of business, however, will not inform a potential tenant of the community (sect 8, etc.) There have been several situations in which I had to speak with the Vice President of the property management company in order for results to be presented. When working with this company, you must know what is in your contract and the laws which apply to you as a tenant. If one is unaware or unknowledgeable about these laws or the verbiage within their contract, and you will have charges that will be a surprise to you. There is no accountability from the property management to the tenant, however, the property management holds the tenant responsible by the letter of the contract. I'm still awaiting my security deposit which is to be remitted after thirty (30) days of moving out according to the lease. However, it has been almost fifty (50) days since the day of move out and releasing the property back to the management company. I am grateful for the time in which I resided in the property, however, unless there is a sense of urgency to increase the level of professionalism and customer service, this company will continue to receive reviews such as this and will no longer be in existence.

Sorry to inform you but one Prop will not return your deposit you will get a bogus invoice saiding they have charge you for all these made up damages been trying to get together with people who had bad dealing with this company to start a class action lawsuit against the company they will rip you off like that have already done to every tenant that used there services go on yely.com and read the reviews that didn't make the cut not the one's that the company putting out themselves.

The most important thing I would like to address is the security deposit, please send an email to issue@oneprop.com, and if you do not get a response in the same day please call our emergency line. There is no reason you should have not received your accounting of your deposit.

All are mailed via regular mail, and we process 300-400/month, usually without any delays.

They left a person who just had surgery without water, and would not even try to resolve the situation...they stated that the main person in charge was with his family..well I hope he never has a sick person and they leave him hanging.

Oneprop gives you a list of people to use to clean your home after you move out and then still charges you for it and takes it out of your deposit. They also do not do the maintenance request and come back and charge you for things that you told them needed to be done before moving out. The company ended up keeping all of my $2025.00 deposit except for $135.00. The cleaning company that they recommended on the move out instruction request you pay cash for a cheaper rate but does not provide a receipt so then Oneprop charges you again for cleaning the house. SCAM???? I think so.

Awful Property Management Company

We were told very specifically, what to do when we moved out of the home regarding patching and painting of the walls. The property manager for the home that we were renting, said that we needed to remove a patch of paint from the walls to have it matched and cover minor holes where photos were hung, etc. After we moved out, the PM took $800 out of our deposit in order to repaint the home. This was not covered in the lease, nor was the lawn maintenance (i.e. poison ivy removal) that we were charged $300 for. Never again will I choose to work with this company much less offer a referral.

I'm so disappointed with OneProp. Last night (2/16/16) our heat went out in the house we rent from OneProp. I reported the problem early this morning before 9 am. OneProp's customer service rep, Trung (based in Dallas), responded and asked me to check several different things to insure the repair needed a professional. I checked the items and confirmed the furnace wasn't working. All this was via their online system. I waited until around 3 pm and called Trung back to find out when the repair company was coming. He told me I was on his list to call. My concern was that it was getting late in the day and we wouldn't have the furnace repaired before freezing temps settled in for the night. Trung assigned the repair to an HVAC company. I called them immediately to find out when they were coming. They told me it was too late in the day to come. All their technicians already left for the day, and it would be tomorrow at the earliest they could come out. I called Trung back at OneProp and asked him to help. He put me on hold while he contacted another repair company. When he returned he told me they couldn't come out until next week. He said he didn't have anymore options. When I told him that was unacceptable because of freezing winter temps, Trung told me I could hire an HVAC company myself to make the repair, but wouldn't be reimbursed. I then asked to speak to Trung's manager. Derrick picked up and I explained my problem. He apologized and said he would try to get a company out after hours. He called me back a little later and said the local OneProp manager, Erica, approved the after hours repair. A little later the HVAC company called and told me they were booked up and couldn't come until tomorrow morning. My family and I are sleeping in the cold tonight. I'm so disappointed with OneProp and their shoddy service. No heat in the winter with freezing temps is not considered an emergency. Shame on you for not handling this in a timely manner today. I reported the issue early enough that a repair company could have come today. Also, shame on you for telling me I can fix it at my own expense if I think it needs to be done quicker.

Update - Becasue we knew that the temperatures were scheduled to drop until the low 30's (below freezing) ONEprop worked with a repair company to get someone out the same day. The assigned company called late in the afternoon to explain that they could not get there that day because the jobs there were already working on took longer than expected.

A different company was assigned.

Still, the new company could not get there until the next morning at which time the heater was fixed. It is unfortunate we could not get the heater repaired the same day, but even when we use all the tools at our disposal we cannot always achieve the results we desire.

Perfect for class action lawsuit. Anybody consider that option? I am considering different legal options and if find enough people can consider it. Very very bad. They just try to make money by charging false things to you. They want to do all the house updates on falsely collected renters money. Stay away unless you want to pay thousands of dollars which are false and ridiculous. If you request any fixes in the house (things which are broken before you move in) like broken windows, missing screens, fence, anything they will give you only one answer that owner did not approve this expense! And when you move out they will charge you every thing which they can think of on fixing house and charge you for that! Negative things go on and on…Check all the negative reviews and they are all 100% true!

You should send all of the complaints and documented evidence to the true property owners of all properties managed by OneProp/Framework. The owners of these properties need to know that the company they hired to manage their properties are a fraud.

I have a friend who lives in one of their managed properties, she's constantly hounded for late fees that she truly does not owe. She has obtained a lawyer and I'm sure she is interested in a class action.

Yes, looks like we may now have enough evidence now for a class action lawsuit against ONEProp. We are currently working with our local TV affiliate here in OKC on a story to expose their unlawful practice. Once the story airs, we can work on getting a suit in line and reaching out to those that would like to share their story and be a part of the suit.

Yes very interested in a class action lawsuit against this company been trying to get together with other who been rip off by this company they took 700.00 hard earn dollars from me and my husband for a bogus invoice they made up we still have the before pictures in after pictures when we move out 2 years ago the house was left and better conditions them when we move in I know they feel us small people don't have nothing better to do but let them rip us off will I have been following this company for the last two years and I will fight them until the return my money they stolen from me my next step is to use social media sites until I can get them in court I will go on a campaign against this company they really put us in a hardship when they stole our money we just getting back on track and I know they feel once they take your money we small people will just complain in let it go will not me I don't care how long it take we will get our money back they stolen from us feel free to email me at mailmansellers@***o if you like.

I keep getting billed late fees after my payment was made. Each day the rate is $75.00 I'm almost at $200.00 extra dollars on top of my 1495.00 rent.
