Consider your deposit lost if you rent from Property Frameworks. I had a similar experience with OneProp, now Propert Frameworks, as the majority of other tenants commenting here. Maintained the property above expectation. Even improved the condition of the yard and repaired holes in the walls that existed when we moved in. Had professionals clean and repair prior to moving out. They found ways to avoid the preliminary inspection they said they would complete. We have photos and receipts to prove what we completed and move in photos. They retained $904 of our $1,545 deposit. $590 was listed as for “paint”. We had the entire interior of the house painted 1 week prior to our departure. $125 for flower bed *** removal, even though I freshly mulched and weeded regulary. Weeds were also listed in the flower beds on our move in checklist. $64 to replace a door stop and air filters. Door stops were all accounted for and I replaced the filters the day before we left. $75 to paint exterior door that had no more issues than 4 years of sun and oklahoma weather wear and tear. $50 to replace screens that were listed as damaged on our move in checklist. I did not receive the portion they refunded within the 30 days mandated by OK state law. I reccomend that renters avoid signing with OneProp/PropertyFrameworks

They steal your security deposit

I rented from this company for 3 years and I was a very good tenant. I always paid my rent on time and took very good care of the property. This is not my first time renting. I had to give a double deposit because I was newly divorced and didn't show enough income, according to them, and I needed a place to live so I had no choice. When I moved out I was meticulous in leaving that place immaculate because I wanted all my money back. I repainted the entire house. I had my daughter come help me clean the bathrooms, scrub everything with a fine tooth comb. I cleaned the oven, the refrigerator, scrubbed the floors, the showers and toilets. Everything to have this place pristine. I read my lease and made sure I had changed all the air filters and made sure all the light bulbs matched and worked. I even worked on the yard, made sure to put down new mulch, trim trees you name it I did it to get my full deposit back. Well I have had issues in the past with other rental companies so I told my PM that I wanted to be there at the walk through. They absolutely refused, said that was not in the policy. I should have known something was wrong then. They would not let me be there. They took their sweet time sending me back my money. They held on to my money until July 5th, I moved out June 1, when I received it by registered mail. You can imagine my shock when I opened the check and it wasn't all there but there was a letter explaining how they "do not own the property and is not a party to the lease agreement, providing this final accounting represents the limits of our authority in this process." They charged me $100 painting fee, $75 to replace light bulbs and air filters and to secure smoke detectors, which the smoke detectors are attached to the ceiling and are tied into the home electrically and here's the kicker.....$175 to clean the kitchen and bathrooms. I almost had a heart attack. I got on the phone and of course had to leave a message for my PM who has not called me back after 4 days. I sent her an email and have yet to hear from her. THESE PEOPLE STEAL YOUR SECURITY DEPOSIT. If I didn't bust my butt cleaning and doing everything I was supposed to I wouldn't be this mad but I DID what I was supposed to do and they still KEPT MY MONEY. They are dishonest crooks. DO NOT RENT FROM THIS COMPANY.

Total Incompetance

They are now called Property Frameworks, a part of Coldwell banker, I think. Thank God our lease with these *** is coming to an end. Getting them to do service work is like pulling teeth. We have had an electrical problem since last Sat (6/24/2017) and no one has arrived to repair it. We were told an electrician would arrive today (6/30/2017) at 10:00 a.m. but no show. Wife contacted property manager again and she said she would check with electrician. Electrician calls and says he just got the message. He cannot come until tomorrow. We are looking at houses to buy and took time out of search to be here for an electrician who didn't show because the property manager's incompetence. We have given our move out notice and they seem to not want to address this problem.

One Prop is a Scam, Kickback artists, that will rip off 100% of your deposit

Sadly, the managing director and the branch managers all say to contact them to try and work through a solution. However, their solution is to try and prove you wrong, that they can validate all of their charges they claim, and to back up their property managers that they have apparently trained to all be the same rip off artists. Its kinda like the pyramid scheme, except they are all trained to find the exact amount to charge all of your deposit to fix the problems that are to make the property as it was when you moved in. For some reason, normal wear and tear does not apply to this management group, you should return the property in as good, or better condition than which you rented, being carpet, paint, trim, yard, roofing, pavement, smell, just about anything they can dream up. They will not resolve the problems to help you out, this Kevin *** claim that he will resolve the problem to make you satisfied is just as bogus as dealing with the property management idiots. This whole place is a scam, they have "certain certified" vendors that they approve to come clean and repair your home, which oddly seems like a kickback scheme,, because if you do not use their guys, they will come back and say the job was not done good enough, hire "their" guys, and charge you for the services anyway, even though you already paid someone. Which brings up another point, my neighbors had cameras and there were never any cleaning crews, paint crews, no one to show up at the house, which I was charged for..... we will see how their lying words hold up to this evidence.. Bunch of lying thieves they are. Don't ever trust One Prop, they are scammers, liers, and they will rip off all of your deposit. Which seems to be a consensus with about everyone that rents from this group.

Please consider before moving forward!

Incident 1: In September, my husband tried paying rent via the online portal using his bank information. About a week later, we received a notification stating that our payment failed, which was odd because we had the funds available. Within that time frame, I received both a phone call and mail notifications from my bank that One Prop tried to pull rent from my account. I gave One Prop NO permission to make that transaction. My husband called One Prop and a rep said that they couldn't give us any type of record for payment being made. We just got our refund deposit and report and it is actually DOCUMENTED that they attempted to pull money from my husband's account. That being said, sent up a huge red flag. I then emailed our PM and got no help what so ever other than "pay the late fee and mail the check to corporate". At this time, I did not know that once again, the PROPERTY MANAGER had the authority to waiver the late fee. Oh, and when I emailed them regarding what my bank had done, etc, etc, I have heard nothing back. After that occurred, that is when I really began keeping track of everything. Incident 2: Towards the beginning of October, we went to pay rent via the online portal only coming to find out that our account had been locked. Once again, NO notification of this. So I emailed our PM and her response was a suggestion to try on a laptop, which we always do. Then she suggests that our account may be locked if "there was a NSF transaction in the past", and I would need to overnight it to corporate. So now we had to pay a pretty good cost to ship it. Along with emailing our PM, I also called One Prop and was informed that because our account indeed was locked, and we would have to pay rent by certified check for 3 months. We were NOT informed of any of this. The failure on both our PM and One Prop to properly inform us of this information is negligent and clearly portrayed the lack of professionalism possessed. ** I just called One Prop and spoke with a rep (Louis) and he verified that the PM does have the ability to lock the portal account making the inability to pay. I will refrain on what I think, but please, let that SPEAK FOR ITSELF. Incident 3: In November, I noticed that a full month's rent was posted to our account. This amount was not correct, for it should have reflected a partial month payment of 16 days. I notified our PM within the allotted time frame in order to avoid any monetary penalty. Lo and behold, I did not get a response until the 7th. The PM stated that they had a lease pending, and once it was finalized, they would adjust the rent to reflect that. I then get a second email stating how the lease has now finalized and now we are responsible for 25 days of rent and the reflected total. Oh, AND A LATE FEE. So, due to ONE PROP's failure to correct an error in the first place and then wait a total of FOUR DAYS to respond, we are expected to pay a late fee? I think not. I tell her that we should be ORIGINALLY paying for the 16 days and then pay for the "vacancy period" later. I strongly believe that they intentionally waited so that they could tack on more fees. That's very unethical. So then, our PM asks me to call her so she can "further explain". I respond with a no, and that I want everything documented so please respond via the portal email. She then CALLS MY HUSBAND and leaves a VM explaining that if we don't pay, etc, an eviction process will begin. How can you legally evict someone if you have not given them sufficient time to pay, especially when its managements fault to begin with? When I tried to ask her, I received no explanation. I have all correspondence per this conversation. There are a few smaller incidents, but these are the main ones I feel portray how unethical and unprincipled this company and it's representatives are. I have never dealt with a more delusive team than I have with them. I strongly recommend to document everything as I have as it will serve as protection.

Former Employee Discriminated Against/ HIPPA Broke

I am a former employee of ONEPROP currently FrameWorks and thought I would keep my comments to myself however after seeing that not only was I mistreated, bullied, and discriminated against and all the compliant filed I had to chime in. I worked with this company when they first came to Charlotte, I got out the hospital on Saturday, meet with the Branch Manager Sunday disclosed I had a disability ONLY to her, was told this would not be repeated to anyone and it would not be used against me and started that Monday. In the beginning I everything was great, the Branch Manager took me to lunch my first day had several drinks with another co-worker (I did not participate) told me I did not have to come in the office everyday I could work remotely as a Property Manager and did not have to be in the office by 9 everyday. WOW I was thinking this is a great job..2 days later that changed, someone from upper management came in to town and I was scolded for not being in the office on time. Maybe it was the drinks from the day before that clouded her memory but I took it with a grain of salt and didn't let it bother me. Due to the company being new to the city they had no vendors and needed a better business model to run smoothly. I put that together in a week submitted it to Charles Riska and wow all my contractors were brought on and my business model was put into place with a new employee all the way from South Dakota to implement it and oversee it (but he was the nicest guy in the company) WOW another slap in the face. Not to mention prior to him starting I made contact with the vendors and set up maintenance request but once the BM stepped in had a refrigerator lost I was told I could not make any further contact with the vendor because she did not want to admit her mistake and knew if I got involved the truth would come out. I was required to inspect homes and be out of the office a majority of the time. The BM goes out of town and now I am given access to rent payments, filing evictions, etc but once she returned and I questioned why my privileges had been amended I was told by Mr. Riska it was because I couldn't drive. REALLY..where did that come from because I never stated that and that was a breach of HIPPA. So in trying to cover their *** I was told I needed to complete my real estate exam within 30 day....LMAO that is not feasible with any institution here in Charlotte and I was terminated due to that. NEVER have I been mistreated, discriminated and made to feel like my disability would hinder and impact my livelihood as Charles and Erika made me feel with ONEPROP.

I have lived in Lawrenceville for 3 years with Oneprop as my management company. I had no issues and when i did they was resolved so quickly that it didn't matter. I will be relocating this summer and hate that I will no longer be renting with them only because I cant locate a house that they have in the area I am relocating. I was highly satisfied with the service all 3 years. If I needed something fixed it was done immediately if I had a question it was answered quickly. Also when I renewed they assisted me in negotiating the increase to meet my budget. Everyone I have dealt with Matt Doyle only name I can remember off hand was was PROFESSIONAL and yes I am a African American that had decent credit with the process being easy. KEEP UP THE GOOD SERVICES AND WORK!!!

No my issues were never resolved. I couldn't get no one from the corporate office to assist with my complaint.

I had no other choice but to pay the $2600. Currently I'm in a financial crisis due to this.

One phone call could've solve this issue but they ignore you but I know I'm not the only tenant going through this same situation. They've changed their name 3 times and I've had 4 different property managers since 2014 which says a lot about this company

I'm a current tenant with OneProp. I've been inside the residence for almost 3 years. In the last 9 months I've received numerous HOA fees for my lawn and weeds. I had to find a new lawn service. I was charged $200 on December 16th. Upon paying my rent I asked my PM to call with or without HOA on the phone bc per their letter a citation was issued before I was fined. He never called me. I dropped off rent Jan 2nd I called my PM again requesting that he calls me but he never followed up with me. In the past my PM work with me on the HOA fees. My rent is $1850 so they will allow me to pay it before the month was out or add it to next month rent. Today I received a notification of $375 late fee. I panic I called my PM he went in about my previous HOA notices which I'm fully aware of but I made him aware I asked you to call me twice which you fail to do so. I also made him aware I had no idea I was being charge late fees on HOA fees bc it's separate from the rent even though I paid my rent on time. I spoke to his manager Richard he went in on my previous HOA fees as well but I made him aware had I known I was being charged late fees for the HOA fees I would've borrowed the money to pay the $200. No communication from the PM at all only emails about the HOA fees but never knew late fees were assessed until I saw the email today. I made Richard and Derek aware I had plans on paying the $200 on Wednesday. They're response was pay it or else. I felt bullied and now I'm at stand still. Their nonchalant attitude matches the reviews I read today. I'm unable to pay the additional $375 + $200 HOA fees + $1850 rent. My job just cut our pay so I'm trying to make it until my lease is up in May. I just want someone to respond. Thank you

Absolutely the worst property management company on the face of the earth. The only time we get a phone call is when they threaten to evict us although the rent has been paid. My rent is completely paid up and they are taking me to court for eviction on Feb 7. I have all receipts and proof that rent has been paid every month. I truly cannot wait for my day in court with these losers. They trump fake charges up and NEVER return calls even though I write a letter asking them to every month. Nice try changing the name to property frameworks, I still see terrible reviews for this company. The owner is a joke and everyone that works beneath him I feel sorry for. This place is a joke and if you are smart you will run for the hills when you hear their name. Absolute 100% joke of a company. My 8 year old could run this place better than the current management. Also, when a storm blew our fence down it took about 10 calls and two weeks for anything to happen. I cannot believe this place still exists. Completely worthless.

Oneprop / Framework is a fraud and should be closed down just because you changed the name you are still doing the same old fraudulent things . Late charges and HOA fees , threats I believe if the FBI would get involved they may find that there is more going on than just bullying your tenants and charging outrages late fees and HOA fees. And if I have anything to do with it you will be investigated by the FBI and I'm starting a class action lawsuit against you and your bullying staff. Surprised you guys are still around period . The homeowners must not know the criminals they are dealing with but remember every dog have their and some have two so Get ready. God will shut you down .. CROOKS!!!!!!

If the homeowners receive the treatment even great tenants do then I feel bad for them and would recommend they take their business somewhere else. As a tenant who keeps every email and piece of paperwork I have had issues with them since moving in the property I am leasing and now have been asked to pay a late fee that should never have been there.

I am willing to take this late fee to court because it is not about the fee it is about the morals of it all which they don't have any. Ask any owner or company I have ever rented from I am a owners dream.

I pay my rent ahead of time and pretty much leave the house in better condition then when I moved in so to be shammed like this by this company is an insult and disgrace. I would stand with someone in a class action suit.

You should send all of the complaints and documented evidence to the true property owners of all properties managed by OneProp/Framework. The owners of these properties need to know that the company they hired to manage their properties are a fraud.

One prop are predators and do not work with tenants or do what they are responsible for in the lease. I had a leak in the roof that everytime it ran it was leaking down the wall and coming out of the electrical socket. They sent someone to look at it but it was never fixed. Secondly. I sent me rent to them via mail it was sent back from their corporate office advising the don't take partial payments. After speaking with the property manager she advised to send a wire which I did which was also sent back. When I explained to her what happened she basically called me a lie. When I tried speaking with her supervisor I was told there was nothing he could do and now I needed to pay the sum of $3217. That's not going to happen. Ended up going to court had the money to pay which they would not accept and was given 7 days to move. Even after I have moved I Am being harassed by the property manager of when I'm moving and when I going to pay. If she was doing her job correctly she would know we were gone well before the seven days. Be very leery of this company. I would not recommend them to anyone.

ONEprop - Home Leasing Review

We leased a house in Little Elm, TX for a year. When we moved in the carpet was all ripped up, holes in all the kitchen and bathroom flooring. There was holes in the bottom of the shower, which was never fixed and holes in the garage walls. We took pictures and submitted them to OneProp. Nothing was ever fixed and now that we moved, they're refusing to give us our deposit back, all $3,000 of it. I wish we knew then what we know now. They are crooks. Run and Run fast!!!!! Lying, dishonest and corrupt company!!!

I have had issue after issue with this company. From the unprofessional property manager, Shanna Burgess, to the trumped up charges mysteriously appearing on my account and the months that it takes to get anything fixed, I am done with this company. The property was in horrible condition when we moved in. Toilet tissue was stuck down all the drainage pipes (probably disgruntle tenants before us) and we had to unclog them. They took to long to respond to our maintenance request. They are the absolute worst. Anyone who deals with them, please be very careful. They are nothing but common crooks!

Terrible Company

This is a very unprofessional and downright shady company whose business practices are questionable to say the least- please take my advice and do not rent from them!! If you do you will pay exorbitant move out fees for issues that existed prior to you moving in- it seems that they charge the resident moving out for repairs then don't actually do them, then charge the next resident and so on. My advice if you rent from them is to take pictures and document everything when you move in. When I moved out after only one year- with the house and lawn being professionally taken care of every two weeks the whole year I lived there, they tried to keep $2,000 of my deposit- they even tried to charge me for issues I had emailed them about when I first moved in- again, make sure you document everything! After complaining about the excessive fees and showing documentation, I finally got an additional $475 back, but their business is a racket and they will take advantage of you. I do want to provide some helpful information though- emailing the issue@***.com email address to contest your move out charges gets you nowhere- they just ignore those emails. The only way I found that you will receive a response from this company is by emailing Charles Riska, COO at criska@***.com- he is the one that typically responds to bad reviews online. However Charles doesn't respond if you just email him, you need to copy in a couple more people to actually get him to answer you- those other people are Richard Duval, Director, Property Management at rduval@***.com, Evelyn Bailey, CFO and HR at ebailey@***.com, and the most important person to copy in order to receive a response to your email is David Kadleck, CEO at dkadleck@***.com, David never actually responds but copying him in seems to generate a response from Charles. Also, if you don't keep following up they will disregard your emails so you have to stay on them about the time frames they quote to you or it seems like they want to just ignore you until you go away- it took 22 emails back and forth over the course of almost two months to resolve my issues, which were still not fully resolved. Best of luck to anyone who has rented from them and hopefully this review will keep others from making the same mistake I did.

Check the job history of former co-owners (supposedly) of ONEprop and see if they've changed professions, claimed to have been management-level elsewhere, relocated frequently and had noticeably short durations of employment. Dishonesty and incompetence will follow you everywhere and forever.

ONEprop - PLEASE DO NOT RENT FROM THIS COMPANY

This review is 100% correct. I have rented a total of six different places and know many people who are renters. This is by far one of the worst companies I have experienced for property management. I unfortunately did not read the entire lease before I signed, so I was unaware of how many things they do not do to maintain the property. Plus all of this information is in an odd place in the lease; it's not so upfront and obvious. They do not maintain the yards of the homes. We (all renters) received an email stating we are expected to upkeep the lawns and that they drive by periodically to make sure that we do. They do not provide pest control and will only send an exterminator for rodents. I have had ants and roaches that needed to be controlled with professional extermination because I keep my place clean and me spraying was not helping. The ants were burrowing in from the outside and huge cockroaches appeared only after there was some digging by the city outside. And even if a refrigerator, washing machine, dryer, and alarm is provided, they will not repair it if it breaks. And when I did report an appliance that they cover, they first gave me a long list of things I should do to repair it. When I informed them that did not work, they sent a repairman who confirmed the problem I was having. He told me how to use it until they replaced the part. But ONEprop did not fix it cause I could still use it. This is madness. The lease also states the renters are not allowed to be present during the final walk through when you move out. I have never experienced this. They can claim the tenants did anything charge us. They say it's for the safety of their staff. I am willing to come up with a mutual agreement so that I can be present. But we'll see how that goes. And though my lease states I have until the 2nd to make payment, by the 3rd one time, I had a letter in the mail demanding I move out. They had to have mailed it early to get to me so quickly. In over 2 years that was the only time I was late and I was still charged a late fee though payment was made on the 2nd. The late fee was not even added until after I paid the rent so it was in on time. When I called the branch manager about it, he was EXTREMELY rude and condescending. I even tried to explain I was on time and no extra fees had been added when I paid. He rudely stated the fees will be added. I pay online so if I was indeed late, the fees would have been already automatically added. I would move out today if I could but I have unfortunately experienced illnesses causing me to be on disability from work. So moving is difficult right now. But I will definitely be out of here as soon as I possibly can. So please anyone, DO NOT rent from this company. It is a terrible feeling to not live comfortably in a place you call home. I have also read other reviews with similar complaints on ONEprop. I have waited a while to write this one to try to give them chances. But they are just a bad business.
