Paying more for waterheater repair/replacement than ORHW
I am really confused and disgusted. i called ORHW in regards to my waterheater and they said that they would replace it but they would only pay the contractor $370 and if i got a cash out this is the amount that i would get(the cheapest waterheater is $269 and i know labor is not that cheap)and if i went with them doing the replacement i had to pay $598 out of pocket because they do not pay for code upgrades.
i asked what did the $598 include and they told me each item with a price and i told them i already have some of those things and they said that they can not use the old parts even if they are still good. i called different contractors and they said that you could still use them if nothing was wrong with them. i was like my waterheater now is already vented through my ceiling so why do i have to pay for a venting... there are other things like a shut off valve there is one there already so why would i need to purchase a new one.
things like that is what they call code upgrades that you must do other wise they will not install the waterheater......when this work is done i will check to see if they used any of my old parts and then i will personally deduct it from the pocket price. i feel that if it is required then it should be covered. you require me to pay ever year and never use the warranty but when it comes time to fix something there are always stipulations as to what you will cover and if you get a cash out they don't give you enough to ever cover half of the cost......then they want to charge you to have part of these things covered if you decide to renew with them......go figure......i just wanted to vent and to let others know please, please, read the very fine and almost unreadable print. Ask about the coverage of waterheaters, heating systems and AC's.
these are the things that cost the most unless you are a do it yourselfer. it has definitely been a learning experience for me because i am a 1st time home buyer and will let everyone that i new who buys a house to look into what their warranty covers from top to bottom.....spread the news

Yes, I have a complaint, but O.R. doesn't read these posts and neither does any government agency; i.e. people that can do something about O.R.'s foul business practices.
ARE YOU READY TO DO SOMETHING! Start taking notes. There is no statute of limitations, do not let them get away with taking our money!
Here are just some of your options:
1) Sue them in small claims court
2) Sue them in court under DTPA (Deceptive Trade Practices Act)
3) File a complaint with the BBB
4) File a complaint with your state's Attorney General's office
5) File a complaint with your state's Department of Insurance
6) File a complaint with your credit card company; if you paid O.R. with a credit card
If you really want to do something about O.R. screwing you over, then do something! They are laughing at you for doing nothing more than venting on some random website.
Any legal paperwork must be sent to O.R.'s "Registered Agent". This is different in each state, because O.R. is small and only operates out of CA. They pay a firm to represent them in other states; i.e. a Registered Agent. To find out who this is in your state, go to your state's Comptroller website and do a free corporate search. Most people who appear in small claims court do not have a lawyer but represent themselves. In small claims court, the amount you seek to recover cannot exceed $10,000. Old Republic Home Warrenty
Old Republic Home Protection located in San Ramon CA does not pay on the claims. I had a working A/C when I bought the property and I purchased the ORHP warranty.
Shortly after I closed on the bank loan for the property, the A/C failed. I had a Home Inspection report that indicated that the A/C was working but Old Republic still refused to pay the claim siting the claim as a pre-existing condition, Even though the policy clearly states that pre-existing conditions are covered.
The Old Republic Customer Service was contacted several times to discuss the warrenty. They used every item one the inspection report to get out of paying the claim, even the ones that were unrelated.

It's to bad that many people do not read their policy. Yes your inspector should have caught this problem.
I have seen many of poor inspection done, but they are getting better.
Also warranty companies do not cover secondary damage. Call you home owners policy for that issue.
I had a water leak and called OLd Republic, and they sent a plumber, and he fixed it,but he also called a company to dry out my place...and I did not know it was up to me the home owner to call for the dry out and not the plumber!!!!what can I do about this???I also would like to cancel my warrenty,please tell me how to do this???Do you cover any leaks outside of the home??In the yard???Thanks Diane Clark....480--807-****
They must get a lot of complaints, their customer service people seem like lawyers. There is no responsibility in this company: their sales are done by real estate agents so Old Republic can wash its hands of the the misinformation given to get one to buy the policy and all the on-the-ground work is done by contractors. All ld Republic does is collect money and tell people "No."
They refused to waive the $60 and I refused to pay it. They referred me to a way of quitting their policy but they charge lots of fees and I would probably walk away with very little so as it stands now, I would have to pay the $60 to get them to send another *** out to look at something.
I am just fixing everything myself--its cheaper and a lot less grief.
