Unbelievable and disappointing
We had similar problems where Northcutt simply did not ensure important things were done during construction of our home. These led to serious problems within a few months.
At first he tried to talk his way out of responsibilty, then argue about them then lastly he refused to fix them. The experience was unbelievable. A client should never be treated this way.
Examine the contract and warranty closley. Pay attention to warranty exclusions.
Send your builder an temized list of problems in a certified letter, before the warranty expires.
Have an attorney send if possible.

File a complaint with the state agency that manages his license.

Include text messages, transcripts of phone conversations, 3rd party paper work such as estimates to correct the problems.
Thier legal council will determine if there is cause to suspend his license until he corrects the problems.
Be reasonable.
Houses settle some minor changes can occur. Defects like poor or no foundation grading, moisture and mold in your basement or crawlspace, problems with plumbing, electric and septic are serious and should be escalated as soon as they are observed.
In my case i worked with state and private companies due to the seriousness and complexity of the problems we had.
I have since worked with another builder who understands his responsibility and fixed every problem that was real without a fight.

My husband and I have built four homes, but never was the experience more pleasurable than it was while working with Vaden and Sarah Northcutt of Northcutt Custom Homes. Their passion and enthusiasm for what they do is evident in every detail of the home. Pride in their work and a genuine desire to make your home everything you dreamed makes Northcutt Custom Homes exceptional. Their sub contractors were the very best we have ever worked with. Everyone that helped build our home worked diligently on our behalf. They were all artisans. The sub contractors had great pride in their work and they worked on our home as if it were their own. It was heartwarming to watch these professionals at work excelling in their craft, making everything perfect. From the ground up, the excavation gentleman who gave me a view that is awe inspiring, the men who set the form, framers, brick layers, plumbers, the incredible electricians, the painters who worked with me for hours to find the perfect paint color, the cabinet designers took my ideas and made my cabinetry artwork, the young man with the roofing company who drove me all around the Nashville area to help me find the perfect roof material and color for the home, the young men who installed the tile, the men who installed the molding and helped design my perfect shutters, the men who payed the pavers, everyone that helped build this home was exceptional and the most exceptional of all are Vaden and Sarah Northcutt. Northcutt Custom Homes, lack of accountability, DO NOT TRUST
Northcutt Custom Homes has not completely resolved the flooding issue. NCH did NOT replace the vapor barrier as specified by a business hired by NCH. NCH simply tossed the old and mudcaked vapor barrier underneath the house. We paid to have proper vapor barrier installed ourselves.
The dirt also needed to be raised along the front of our house to prevent flooding. We paid for that ourselves. Based on the difficulties I had with Mr. Northcutt when he was "willing" to fix the issue I have decided to not seek reimbursement from the mentioned charges.
I also know for a fact that the sub floor in at least one town home in Park Place was only screwed in the corners and nailed down elsewhere. That means the owners must deal with a creaky floor in a home less than 3 years old. Mr. Northcutt claimed his orders were to "glue it and screw it". Obviously that didn't happen. Were the floors screwed down in the rest of the townhomes according to Mr. Northcutt's instructions? Did he hire the same contractors to work in other homes?
Northcutt Custom Homes has since worked with me in resolving my issue. Vaden has apologized multiple times and acknowledged that he was way being in repairing my crawl space. I have asked pissedoffconsumer.com multiple times to remove this review.
We bought our house new from Northcutt Custom Homes and since day 1, our crawl space has leaked and flooded with even the smallest amount of rain. This has caused our heating unit to fry several times since it is located in our crawl space. He was very quick to have the heating unit fixed, and eventually raised the unit so the water would not cause it to short out.
Essentially he fixed a symptom of the problem, but did not fix the problem itself which is the flooding. After most rains, I must straighten the tarp in our crawl space since the rainwater has disturbed. Sometimes I must actually clean the tarp if mud is caked on it and I may even have to replace the tarp.
In addition to that, the constant moisture will eventually lead to black mold and other deterioration problems. Vaden Northcutt is well aware of the situation, its consequences, and has had ample time to permanently solve the problem.
Rather than fix it, he has chosen to blame me. Northcutt claims that my failure to clean my gutters and spouts causes the flooding. This is not the case. I do not have a tree within 30 feet of my house and it is not possible for debris to clog my gutters or spouts in such a fashion. Moreover, if debris build up caused the flooding in my crawlspace, then why has my crawlspace flooded since day 1 when there should have been no debris to cause such a clog?
Northcutt claims he "stands by his houses". That may be, but not in my case.

The problem was caused due to the septic system design which is drawn up by the State of TN Environmental Department. We can only install these per their drawings with a certified septic installation contractor, which we did.
The State came out inspected and approved the system. After a few months, he noticed water on top of the ground and contacted the Environmental Dpt. The State then modified the septic system design to add a curtain drain around the perimeter.
It had nothing to do with our foundation grading or anything we did wrong. We tried to explain this to the homeowner but he thought we were to blame so we paid for the curtain drain to be installed.
