Nicklin property mgmt

Nicklin property mgmt makes you jump through hoops to rent one of their properties but when it comes to returning your security deposit they find a million reasons to deduct money from your refund. They also engage in practices that seem less than legal. I rented a home from them, paid $1650/ mo for eighteen months only to be given a 30 day notice to move out. My rent was never late and the property was returned in excellent condition. The homeowners wanted the property back and thus I was treated like a criminal. I came home from work one day to find an eviction notice on the front gate like I was some low life *** worthy of being evicted. I found a new place to rent ( 10 times nicer ) and moved out in 3 weeks. The geniuses at nicklin then charged me an additional $200 rent for 4 days after I had vacated the home and turned in the keys. The field agents they employ don't even know who they are talking to on the phone and leave voicemail meant for other clients. You're better off renting from a private party.

Speaking of being thrashed, they call themselves acting "legally" with regard to window replacement/repair even if they weren't broken by you, pointing out that "it's in the lease that you signed". Isnt that illegal?

Landlords shouldnt be able to lawfully transfer such a thing to a tenant. More than that, if you notify them that the windows are broken, they dont tell you that you will have to pay for the board-up as well, it just gets added to your rent! So not only am i going to be out nearly $800 for windows(that i didnt break), but now i have another $250 for the boards! What a rip off!

Suffice to say i wont be living under their thumb any longer, not while being treated like a hooligan. This is the price you pay for being a good tenant under nicklin.

It wont surpise me if they find some reason to keep my deposit when i leave. *distressed*


Nicklin does not send certified letters as required in our HOA community. They fraudulently get your account into collections o try and steal your home.

They make my life ***, they make everyone's life *** here.

Nicklin is a completely unceccessary evil.


Nicklin is a dirty underhanded and corrupt entity when it comes to HOA management. They collude with Nevada Association Services (their evil collection agent in partnership) in order to extort fees from frivolous fines. When you miss am hoa payment, a few hundred quickly turns into a few thousand with a lien on your house with aggressive action to forclose without mercy.

Especially if you have decent equity.


Nicklin are crooks, worst HOA ran communities in Nevada. They employ collection tactics that are illegal without consequence while neglecting needed repairs in the community. I wish I looked them up before getting involved in a community they run!


I completely understand your concerns and I would like to clarify a few items. As a property manger, we act as an intermediary between the tenant and owner of the property.

Nicklin Property Management does not initiate a notice to vacate or charges against the tenant’s security deposit unless the homeowner requests/authorizes these actions. The notice you received most likely was not an eviction notice, but rather the 30 day notice for you to vacate the property.

These are sent via certified mail and also posted by a process server to ensure that a tenant receives notice. If you have questions or concerns, you can always contact our office and we would be more then happy to go over your concerns and present any requests that you have to the property owner.
