Im confused on why does it say Ive been a member since June 8,2022 and I have not tried this . Please contact me as soon as possible
Been downhill since the 3rd year passed.
The Residential manager when we first moved in actually cared about us and the service was on point. Matinance was always on the ball, and inspections felt friendly and check-up like.
This was aprox 7-8years ago.
However since then we have had at the triple crown altoona location:
Many different residential managers.
Matinance has thinned and is overworked.
Inspections feel invasive and very judgemental, less about making sure everything is secure and safe and more looking to get rid of us.
At current I have been now, threatened with eviction once now. Via 3 different methods of contact, and no stated follow up inspection was performed.
And policies appear to continue changing without a length of notice.
We will be moving from our townhouse as soon as possible.

Dont move to Newbury at 501 brady st if your a low income person management there targeted these residents over others done badd disgrimative things to them
a female resident claimed she experienced management repeatedly entering in their apartments when residents leave,taking personal items and searching and re- arranging their belongings without notices,and was targeted by management with notices that,other residence wasnt receiving it was said management or sitting manager targeted all the low income residents with harassment to move out. this happened at site 501 brady st davenport ia

We pay more than any other park and yet the roads are worst than a junk yard. DANGEROUS BIG POTHOLES.

Newbury Management - Customer Care Review from Platte City, Missouri
Edwardsville Mobile Home Community was recently acquired by RHP. Previous office staff has been replaced with the exception of 1 maintenance person & the former receptionist which was promoted to community manager.
She's a nice enough person, limited experience. The other 2 ladies are not experienced in property management. No one ever returns calls. Entire office staff leaves on the golf cart, closing office during normal business hours.
They can be seen riding through the community taking selfies, giggling like high school girls. Driving by community rule violations left & right yet never addressing them. Place has gone downhill. Staff lives on site.
Their homes are in violation of one rule or another at all times. In disrepair, overgrown lawns, junk overflowing at the maintenance persons home/lot. They do NOT set any type of example of what the standards should be. They do, however, single out & intimidate selected individuals.
Like little vigilantes with a bone to pick. Very discriminatory, not applying fair housing laws. Everyone is NOT held to the same standards. It's most unprofessional & troubling.
There needs to be better oversight of property staff. Better training. Every year , I pay my increase with no complaints, but tenants DO expect a little something in return. I'd be happy with a professional office staff.
Not a bunch of dramatic high schoolers. What's good for one, is good for all. And it needs to be enforced as such.
Not because you like someone better. It's a lawsuit in the making- dare we say discrimination?

This is the company that manages our mobile home park. If a nurse ( who comes to provide care for a resident ) gets her car tire a little bit on the grass the resident's phone is ringing from the office but a woman next door parks her golf cart on the grass between the trailers everyday all day long and the manager does absolutely nothing about it.
All the rest of us residents have to obey this rule to the extreme with the exception of the woman who has no disability. She runs and participates in all the activities. The nurses have pictures and we have pictures and videos. You might not want to come to Country Village Mobile Home Park Orange City Florida 32763.
My new neighbors got a big taste of it last winter. Rules are enforced on a pick and choose basis my the park manager.

I agree with everyone that lives here at Vance's Mobile Home Park in Marion, Ohio, 1639 Marion Waldo Road, Marion, OHIO 43302 - in that we are being financially and emotionally abused, taken advantage of as Senior Citizens on fixed incomes, and being discriminated against by the Property Owner, or Owners, Newberry Management, Bayshore Home Sales, & R H Properties!
First, we are being ripped off by our lot rent price, with them offering NO Benefits or Updates in return! 2nd, I am FORCED to pay for water, that I do NOT have, a tap in fee monthly, for water that I do NOT have and I'm billed a flat water amount, for water that I do NOT have, ( as my water pipes burst in December)!
I have asked these fees to be removed until I can get the pipes repaired, and Kary, the onsite manager told me Newberry Management will NOT remove these fees, ( yet they do, she told me, if I go to Florida for the winter) What's the difference? * I'm NOT using the water!
* I had to FORCE them by threatening to file a law suit to even make them turn the water off from the street, to unplug the meter that was continually billing as water was running all over the ground outside, * Non-stop!
And, if you all notice, they changed our water meters and placed them on the other side of our homes and before our shut off valves, not after the valve to our homes; this way, if their pipes burst in the winter, the meter will keep on billing, even before it would get to our pipes.. ( a Plumber pointed this out to me in December )
And, we * ALL should go to my Son, Joel Spitzer, who is a local Attorney in Marion, OHIO and Sue the Property Owner or Owners, Their Statutory Agent & The Entire Management for lack of, and improper, maintenance and fraud, for taking our money and not upholding their end of the lease!
They not only refuse to fix the roads, and it's tearing our cars up, they won't clean the yard drains, and our homes sit in water like a lake! * The lawn can't even be mowed, yet we get wrote up for NOT mowing the lawn in water over our ankles!
And, I might add, no doubt breathing mold bacteria and mildew fumes which no doubt is growing under our homes and inside our walls, from our homes sitting in a continued lake!
The Attorney's # is: Attorney Joel Spitzer 740 223 **** * WE ( All ) should file a class action suit against them, with each resident submitting their complaints in writing and requesting relief from the court! * This has gone on long enough!
... And, furthermore, * this has gone on long enough with us NOT doing something! Therefore, I'm filing a complaint TODAY with the OHIO Attorney General's Office to do an investigation! And, you * All should do the same! *Go online and file your complaint! * And, Let's Roll! ( Barbara Pocisk # 75 )

I live in marion ohio ,at vances residence with newbury mang. So many people here are so pissed .
Four beautiful months have gone by. Not one hole patched these roads are worst than our local junkyard. They owe everyone here a front end iliment . someone has got to fix these roads.
We pay more than any other trailor park in this town. And we have the worst roads. And sparkling pool my ***. 6 years not one day open.
Unbelievable... Please fix our roads. And fix our pool.
Then this would be a nice place to live. Help in marion
Poor Maintenance Practice
I was a resident at one of the "Luxury Townhomes" in West Des Moines and quickly found there was nothing "luxury" about them. The contractors who were paid to cut the grass moved so quickly nothing was done.
The leaves were only ever cleaned off the street and driveways, never out of the yards which, in turn, killed our grass. in the 1.5 years I lived there the gutters were never cleaned out. A previous maintenance man entered my unit on 2 separate occasions without the 24-hr notice as stated in the lease.
There was a rule that a parent must be outside with his/her child; I seemed to be the only one outside with several of the neighborhood children. The back patio had a large crack in it and the yard off the patio was destroyed by a previous tenants dog and there was no grass growing at all.
They should change the advertising for this complex from "Luxury Living" to "We don't care what it looks like, as long as the rent is paid on time Living." Since Newbury did not live up to their end of the lease, we left and told them to just keep the deposit and not to ask for anything more from us.
Lease Agreement Violation Review
Very disappointed with maintenance. We have lived at Ashworth Pointe for 9 + years and there is a lack of communications and violation of the lease agreement in terms of general property upkeep. Over the last 2 years it has gotten worse.
Worst management company for compassion
Was late on rent so they took me to a mediator and I had the money to pay the back rent. Sharon refused to accept my rent and she wanted me out without having another place to live with my children.
It was a couple weeks before Christmas and it was agreed I could stay until the end of the month against Sharon's wishes. Mediator even told her that she needed to show a little compassion and she glared them down. I found a place but couldn't get in until Jan 5th and so my manager asked if I could stay until then and she said no. She rent straight up to the courthouse and put and eviction on my record even though I was out when I was supposed to be.
It was just asked if I could stay.
Now I have that eviction on my record and so I can't find a place for me and my children to live because of this. This place is supposed to be for low income and I was being made to pay full amount because a had a back pay for child support and so they included that in and then when I tried to get my rent lowered where I could afford it I was denied.

This company is the worst place i have ever leased from. In a nutshell ill break it down for you.
We had a guy fall through our ceiling, my gf was verbally assaulted, verbally sexually assaulted by the people they hire. In 13 months we have had people in our unit over 12x. Our ac broke. The repairmen destroyed our carpet.
They trashed out unit fixing the whole from the guy who fell through. They schdeule inspections and dont show up or show up before inspections are supposed to start. Management has no communication. You can ask one person one thing and get a totally different answer from another.
They left our unit one time and did not lock it. They turned my ac on and left my sliding glass door open wjen it was80degrees our and ac set to 68.
I wont even get into the issues of the construction. If you planned at ever living in a property owned by this company i would second guess it.

Maintenance let himself in without permission. They lie, lie,lie. Don't bother to call DesMoines because they are just as viscous and unprofessional. They don't believe they are accountable for anything, including breaking the law.
The queen of section 8,(heather ridge apts) came to the bridges and 2 other buildings and things went to crap.
These people are unethical and thief's and lies. STAY VERY FAR AWAY.
