Horrible Service

Nationwide is hands down the worst AMC I have worked with. We have a file that has taken 2 months for a normal appraisal. You go to VM and they say they will call back, but they NEVER call back. Order an appraisal from anyone OTHER than Nationwide.

I FOUND SEVERAL ERRORS IN THE APPRAISAL RECORDS SENT TO ME REGARDING SALE OF OUR HOME IN LOCATED IN NEW YORK NEW YORK

NATIONWIDE REPRESENTED THE BANK WHICH WAS SUPPLYING THE MORTGAGE TO THE PERSON WHO WAS PURCHASING OUR HOME. IN REVIEWING THE APPRAISAL REPORT, I NOTICED SEVERAL ERRORS, AND NO MENTION OF SOME OF OUR HOME IMPROVEMENTS, ESPECIALLY IN CALLING OUR NEWLY DONE KITCHEN AS 14 YEARS OLD.

Nationwide Property And Appraisal Quality

Although the crack appraiser assigned by Nationwide for my property is challenged by spelling and grammar, he has an aptitude for math. Except for the measuring and multiplying part. He missed measuring a bedroom. But in all fairness the bedroom door was closed which would throw anyone off. He didn’t correctly multiply the rent probably because he learned multiplication from defective flash cards. The appraiser was creative with the numbers. He determined there were, not one, but three different gross rent multipliers for my investment property. It’s sort of like assigning someone three different ages. To be fair, the appraiser was very forthcoming in admitting these errors were NOT his fault and entirely due to the software and the layout of the building. Normally you would use recent sales of similar properties within 3 or 4 blocks to value property. But, in a stroke of pure genius, he used last year’s sales which were over 10 blocks away. For the sake of consistency, he also based current rent on what was charged more than a year ago. Although you pay for and use the appraisal, Nationwide will helpful remind you that you are not the client. However, they do offer a quality assurance program that includes cashing your check. In addition, they went the extra mile by offering to have a call and clarify and explain the appraisal. But they didn’t actually intend to have a call, they just offered.

I have just found out that they split the fees with the appraisers. So these appraisers went from making $550-$600 in 2005 to making half of $385/$520 in 2016.

This is why the appraisals take so long now & the appraisers are doing horrible jobs. Yes there were appraisers taking bribes which is why these management companies were able to take over that industry but when someone tells you the appraisal is inaccurate and your choice is to let it stand & stand behind that inaccuracy, then you become the problem.

Nationwide took our money for appraisal services and then did the worst job around. The description of our property was not correct. The property is located in Queens NY, 90% completed and they valued it as a shell. Then when we sent pictures showing that the appraiser was inept it took weeks to get it corrected. This was on a time is of the essence refinance. The lender told us we can just hire an independent appraiser so we asked nationwide for our money back and they refused. Now we have to go to court over this. I am really pissed and want to know if anyone has had similar problems with nationwide undervaluing their properties. Maybe a class action lawsuit is possible because their stupidity is on the brink of costing us more than half a million dollars.
