I contacted Nations Lending while seeking a HELOC as a veteran. Agent Justin Swartz assured me I qualified, even after I explained I lived out of state and my son occupied the home.
However, I was later sent refinance documents instead of HELOC paperwork. When questioned, the agent casually stated I didn't qualify for a HELOC and this was the best option. I promptly submitted all requested documents, and despite a recent appraisal, was told a new one was required. I agreed.
The process continued into underwriting, where I again explained my out-of-state income and home situation. I was repeatedly told the loan would work. When the appraisal was completed, it contained errors. Over two weeks, I received multiple revised versions, none resolved.
After multiple follow-ups, I was informed late in the day that the loan was denied, with appraisal issues cited among the reasons. I contacted the appraisal company directly, who offered to fix the errors immediately. Yet, more vague reasons for disqualification emerged. I requested to speak to a manager, Martin Wilson, who left a vague voicemail and then never responded to my follow-up calls or emails.
This experience was unprofessional and lacked transparency.
Nations Lending ran my credit, mishandled my application, and left me with no clear explanation, damaging my credit in the process. I strongly caution others—especially veterans—against using Nations Lending for HELOC services.

Just to Verify One point. When the title company had me sign and I state I didn't turn the page over.
I asked about the $10.27 and asked if that was from escrow account on old mortgage. I was told yes.
That is one reason I didn't think that it was the Cash out. Hope this clarifies.
I went through Nations Lending in March 2020 for a mortgage Refi. It is the worst experience I've had dealing with a mortgage.
Here are the facts:
John E K was person I dealt with. I told him exactly what I was looking for. By phone and by email. these Call was recorded, so I was told, and I have all copies of emails.
I said I was not sure of the timing as I am working on getting my credit score above 680 to 700 for better options.
I was completely transparent to what I was needing XXX XXXX and 10,000 cash out and that I didn't want to get a line of credit, I wanted 1 payment. John assured me that if everything was what I said that he could help and get my home refi for me.
I disclosed everything sent all documentation that was needed. I didn't hear back from him, so I sent a couple emails asking about how it was going. He apologized said he'd been sick and that he would check and make sure all was good.
I even sent an offer letter from another company offering me low interest and cash out. He explained Nations Lending would be better cause lower fees etc. So I trusted his word. My first mistake.
I didn't hear anything for about a week, so I emailed and John said it was in underwriting.
I then receive doc's to sign etc. I am looking at bottom Line XXX XXX that is what we talked about.
Title company comes out to have me sign. Its rushed due To Covid-19. I see pay off old mortgage the 2 bills XXX XXX and loan amount XXX XXX My second mistake is I signed without turning the page over and seeing that the 10,000 cash out had been used for all the fee's.
Never, once did I get an email or call explaining this to me from anyone.
I would never had agreed. I need the money to replace my flooring. I could have gone with other lender and gotten cash out which is better than $10.27 I ended up with.
Called John immediately (twice) because he didn't answer, so I emailed after receiving this check $10.2. He finally emailed me back saying he didn't know what was happening at that he was in a meeting, I waited, he didn't call or email me back like he said he would, until I kept reaching out 2 more times by email How dare John and the underwriter make the decision to go forward without a call or email.
All because I didn't qualify for more!!! WHAT REALLY? I qualified for what I asked for. But It was paid to John commission and Nations Lending loan fees.
None of this was discussed with me. If it had been, I would not have done it and went with the other company. You can see it wasn't discussed cause John admitted he didn't know what was going on. Which he states in 2 different emails.
This is very bad business!
Nations Lending has Financially crippled me! I can't go refi my house with someone else now it would cost me to much!!!. I feel financially violated as a single woman taking care of a disabled adult child. I take responsibility for trusting that john and the underwriter were working with me.
I have discussed this with VP Tony V.
He said that he would have another loan office fix this. I would need an appraisal of my home.
I did this and loan office comes back a month later and says that can not be fixed! He shouldn't have even been give my file cause once a loan over 3 days you have to wait 6 months and I now don't qualify.
This could have all been avoided if John E K had been honest and ethical.

What does being a veteran have to do with obtaining a HELOC? And I don’t know what all transpired but I do know one inquiry on your credit lowers your score up to only five points. If you are now claiming it “damaged” your score, you are mischaracterizing the issue.
