Southern Homes a Complete Rip Off

A young guy without a real estate license gave us prices and told us anyone can buy a home when I told him we had some credit problems. We gave him $500 and they cashed the check in 2 days. After we signed the contract we never heard from the kid. We kept calling and the office girl was rude and told us our loan would be on hold for months until we paid some bills. No one called or cared about us, except the lender who kept asking for more financial information. After 20 phone calls, we were told the company could keep our deposit because we actually didn't qualify for a loan after all. Then, some lady called and said she could rewrite the contract at a lower price and we could qualify. The floor plan was less than 1200 sf and would cost $800 a month, even though the advertising quoted less than $500. We visited the neighborhood again and saw it was not kept up, weeds everywhere and trucks and boats parked in vacant lots and on the street. It looked like a slum dump. We tried to talk to some big guy who promised to call back, but he never did. Is this customer service? Give them the money, ignore us, and then keep our deposit? If they are this bad, what kind of home do they build? Do not buy Southern Homes. They are cheap and are built too fast. The quality is terrible and everything is low budget. We may lose our deposit, but we learned the hard way.

Southern homes does bad busines all around i worked as a sub contractor and they have yet to pay for work completed this company needs to be shut down from crooked walls to slopy paint and tile work my grandmother could of done better i would not buy a house from Southern Homes shabby workmanship

Mysouthernhomes.com is an ruthless Predator home builder that specializes in preying on the poor, naive, and people with bad credit(these people are highly unlikely to have the finances to take legal action). Their goal is to get you to place a down payment (red flags)prior to an loan approval.

They know that your loan will not be approve and will stall the loan process for up to 7 months before informing you that the loan was denied. In a majority of the cases they will claim that your loan was denied when in fact they never initiated loan processing. They will also go as far as telling you your loan was denied when in fact it was approved and then tell you they can get you approve if you accept an house other than the one you wanted. 100% of the time this house will be of significantly less square feet and at an inflated price.

They will lie to you stating that you did not qualify for an lower interest rate when in fact you did. Make sure to ask them whom their preferred lenders are and do a thorough research on them. Same actions should be taken on all parties involved in the building process. Get your own inspector, lawyer,etc because the ones they deal with are on their payroll.

Highly suggest you use your bank for the loan. You will lose their paid closing cost but it's worth the effort.

At all times try to have an hidden video recorder or an audio recorder of some kind. This might come handy if it's admissible in legal proceedings, for posting on social networks,or for submitting to an major TV network.

Go and look at house built by this company that are only Two years old .

You will find they used the cheapest paint products they could find , Houses are chalking and fading fast !

The plumbing products installed are very low grade .And the So called inspection process is a JOKE.

I cant wait till a nice big hurricane rips off those roofs that are not tied to the walls with required strappings.

Go in any new under construction house being built and you will find the interior walls are not even close to making contact with the roof structure.

Many of the interior walls are not secured to the slab by more than three nails per wall section.

So you better have anchor bolts installed in the slab to hold onto because that is all that will be left when the storms come and they will come !
