It has been several months and Morgan Taylor refuses to deal with me. They keep falling back on the excuse that they only have a 2 year warranty.

Morgan Taylor refuses to acknowledge their poor construction/installation of my roof despite inspections by three independent roofers as well as an inspection by a Tesla team - all demonstrated defects in the original roof installation.Arizona State law says that a homeowner has up to eight years after a project has been substantially completed to file a construction defect claim. See A.R.S. § 12-552. However, if the defect is discovered during the eighth year after completion, the claim may be made within the ninth year after the project has been substantially completed.Morgan Taylor refuses to obey Arizona State law.

The builder will not stand behind their product and their claims of quality ring hollow. All customers should be wary of Morgan Taylor.

Our Morgan Taylor home was bought October 2017 as future retirement home. We visited from New Jersey twice a year until we permanently moved in November 2021.
About 18 months after purchase, water stains on the front door foyer ceiling were seen which Morgan Taylor came by to paint over.

The Morgan Taylor roof subcontractor, Diversified Roofing didn't find the leak cause but did minor repairs.
A few months later on October 15, 2022 we experienced a massive water leak from front foyer ceiling, with water running into chandelier, overflowing into a bucket, further staining ceiling.
January 1, 2023 a new massive leak occurred in the master bedroom ceiling - significant staining of ceiling and walls in multiple areas where water was dripping into buckets.
Diversified Roofing blamed the bedroom leak on Tesla solar panels installed on November 15, 2021. They did not identify the cause of the front foyer leak but concluded that section was successfully repaired despite the massive front foyer ceiling leak occurring in October 2022 AFTER the July repair.
On January 23, 2023, Tesla inspected their installation and removed the solar panels over the master bedroom and found the leak was not due to their installation. Furthermore, they saw evidence of rotting underlayment due to incorrect roof installation by Diversified Roofing and this was causing leakage at points well away from the solar panel footings.
Tesla billed us $1,213.79 to inspect and remove their panels.
Diversified Roofing and Morgan Taylor continued to blame the Tesla installation for the roof leaks despite Tesla finding that water testing showed no leak at the Tesla solar footings and there were mistakes with the 2017 roof installation - batten placed at the original 2017 installation led to damming up of water, damage, and the leak.
Footings removed were well attached to the roofing material and is intact with no evidence of water intrusion seen. The glue or sealant around the footing is intact.

However the surrounding roof underlayment is rotted with evidence of extensive long standing water intrusion causing rust of the nails on the batten. Additionally, there are no solar panels over the front foyer roof - site of the massive leak October 2022. Tesla showed us that there are more solar panels on the west side roof which has no leak.
Tesla concluded that the roof leak at the front foyer and bedroom are at places where roof lines meet and is related to the original Diversified Roofing installation and due to inadequate flashing. Long-standing water damage is evident which long precedes the Tesla solar installation.
We spoke to Kelly Hunt, Manager of Diversified Roofing, who declined to help us.

The builder Morgan Taylor and Diversified Roofing insists that we are provided only a two year warranty but there are other AZ laws that extend the period of coverage that the builder and roofer should be following.
A correctly installed roof should last 10+ years.
The second problem is with the incorrect installation of our gas cooktop. When Morgan Taylor built our home in 2017, they installed a buried propane tank and a line to my house to feed propane to the fireplace and my gas cooktop.
We have the gas cooktop frequently and noticed that the bottoms of our pots were sooty and black.
On September 2 2022 a propane expert came to my house to install a propane line to my BBQ so I asked him to inspect our kitchen propane cooktop - he discovered that my cooktop was natural gas and needed a propane gas adapter but Morgan Taylor did not do this correctly. He found the propane adapters taped under the cooktop. He told me that Morgan Taylor should have installed the propane adapters and it was dangerous to use the cooktop which causes high levels of carbon monoxide - potentially lethal.

Our propane expert called his interior propane expert who advised us NOT to use the cooktop because of the danger.
The interior expert came to install the proper propane adapters.

Finally the gas flame is not high and no longer caused the burn marks on our pots.
More importantly, the propane cooktop is now operating safely and we are no longer in risk of carbon monoxide poisoning and death.
This is an important safety issue and Morgan Taylor is obligated to inspect the gas cooktops off all their homes and the homeowners should be notified as they are at risk of carbon monoxide poisoning.
It is likely that Morgan Taylor will fall back on the excuse that they only have a 2 year warranty BUT carbon monoxide is a silent odorless killer. If Morgan Taylor was so careless as to install our cooktop incorrectly, that error is likely to exist in their other homes and could possibly lead to injury or death - this could be avoidable.

Preferred solution: Money I paid another roofer to fix the leak problem and money paid tomTesla to remove their solar panels and inspection to prove that the solar problem instillation was not at fault - the original 2017 Morgan Taylor installation was faulty.
