Found a Tenant through MBO. Tenant vacated my property ( MilitaryTenant) left the property with a plethora of damages.

I kept the deposit which did not cover the damages which exceed $8000.I tried to go back online to activate my (pre-paid) ad on MBO and found my account was frozen. Called and spoke to the owner who said he had frozen my account due to a complaint(s) from the former Tenant. I asked him why he found it necessary to take a stand one way or another without hearing both sides of the complaint or why would he even take part in a Tenant/Landlord dispute? My understanding is MBO is a site to advertise your property whether it be for rent or for sale.

I never understood the site to have a "Tenant/Landlord dispute section " or did I read anything about freezing your accoutn becaus eof a Tenant complaint in their Disclaimer. The owner and I had a long conversation. He did not waiver and stood by his decsion to side with the Tenants. I felt discouraged and discriminated against because I was not in the military.

I have to question if the "business practices" of MBO are ethical and fair., atleast by my standards they are not. I have been a successful business owner for over 40 years . I have a stellar reputation within my community. I am retired now and depend on the income of my rental properties to live.

I find the owner od MBO actions unconscionable and his conduct cruel and mean spirited.

He certainly had no problem accepting my money over the years to advertise on MBO. I would warn all Landlords who use MBO to beware of Military Tenants who complain to MBO because they don't agree with their Landlord retaining the deposit for damages-you may find your ad kicked to the curb and your ability to collect your content impossible.

Preferred solution: I would hope the owner to take a hard look at his business practices. Blaming the client is nver a good strategy-especially when you are not privy to all the facts.

Worth the price

As a landlord, I thought $80 was expensive but it was worth the price. The interested renters who contacted me from this site are way better than Zillow & Craiglist.

They have better credit scores and a higher income. I found my tenant here and I am happy with the outcome.

Useful for rentals but Not for home sales

In Northern Virginia area: Rentals: Somewhat useful - garners a small number of replies relative to Zillow but better quality renters and less filtering. Home Sales: Not one genuine buyer and a ton of spamming realtors greedy to List your house - It was a total waste of money for an expensive ad.

I strongly feel MBO should proactively screen out unethical listing realtors.

And, if they do not have the technical web software expertise to do so they should shoulder the responsibility by removing Home Sales Ads or figure out how to filter Spam which has become critical in modern Internet days. I contacted MBO for a refund of the useless and time-consuming Ad but MBO said tough luck.

Militarybyowner Renting Review

Military by Owner is an organization that is only "military" in its title. It is not a military to military operation as one is lead to believe.

As an active duty military family, I find this a scary proposition to think that a terrorist operation could easily target military families through such a site. Is it a bad company? I cannot say. Are the misrepresenting who they are?

Absolutely. Why can't they come clean and call themselves a property listing organization and thus take the spotlight off of military families? If it walks like a duck, looks like a duck and smells like a duck, it's probably a duck. This organization is anything but "military to military" and instead preys upon unknowing military personnel.

Beware and be cautious. I suggest you simply go thru an agent or Trulia.

Yes, hopefully our younger service members see that this could could possibly be just another patriotic company (?!) that’s going to rip off and/or rope them in a contract for monitory gain that exceeds normal asking price for rent/purchase. Ask if agency has a finders fee%/sales%!

&or if renting% and compare to local relaters. God Bless

I see your point but I am a Landlord on this site and I greatly value being able to advertise to mostly military renters. It is a place the allows good landlords to find great tenants with all the qualities that the military has instilled in them without worrying about a non-paying renter.

Great Site for areas in demand by Military Families

I lease many homes in Northern VA and have found varying success with Military by Owner. The site is great for homes near Military Bases in neighborhoods that are known as good to rent by the Military.

Homes that are not as close get very little to no value from the site. It is a great site for its target market, though. Military families use this to find homes near where they get stationed. I have found it is well worth the money and the quality of tenants that I get through this site far exceed the average tenant.

I highly recommend the site. It has worked well for me.

I thought MBO would be tailored and supportive of military. They are over priced, ineffective, and have an out of date website that functions like it was built by a high schooler.

I own a few rentals and what you also can't do is switch addresses regardless of whether you are still in your subscription window.

For my last rental I received about 20 calls of interest...19 being from Zillow, trulia, and craigslist. 1 being from MBO which did not pan out.

Save your time and money and avoid MBO. They take advantage of the military angle, but have no interest in supporting members in uniform except to the extent they can make a buck.

As a realtor with 5 years of experience in the Newport, RI market I can personally attest that MBO.com works, and extremely well at that. Never once have I failed to receive inquiries or interest in any of the 20 plus properties I've advertised there.

I tried twice years ago to rent my home through this site with no success, 5 years later I tried again but this time to sell. Not sure how to tell how many hits i get (like you can on zillow) but it looks like, for the third time i have completely wasted my money.

No time have I shown poor picks or asked outlandish prices yet I get zero inquiries- for a busy place like the Va Beach area with much military no less. Save your dime an list elsewhere AND pay NO attention to the 100% fabulous testimonials they most likely put on their sight themselves.

Military By Owner - load of spam when trying to sell house

MBO.com has been great for rentals...not so good for home sales as all I have gotten is a ton of calls from very spammy realtors that only want to list my house and have not even read the ad on military by owner. Thank goodness I used a Google Voice number which is now totally trashed.

I suggest not using this site for home sales and definitely do not publish your telephone # in your ad under any circumstances. I am guessing that sleazy companies scrape phone numbers off military by owner and then sell the phone list to sleazy realtors like Keller Williams and Remax who hire sleazy teams of call center people to drive you nuts...

I had the same thing happen. I contacted customer service and all they said was that they don't restrict access, so you're actually advertising to the general public. Too bad it costs a heck of a lot more than Craigslist, as it turns out to be basically the same thing.

Played as fool by Future Landlord

My family and I drove from Ky to Ga to look at a house at 1006 Thistlewood in Kathleen Ga. They ran my credit and criminal check prior to our going there.

I explained my credit problem was due to a medical problem. She said she understood and that was acceptable. After we spent 250.00 on gas plus a motel bill they declined us based on credit. They should not be allowed to decline you on something they had prior knowledge of and said it was okay.

We wasted our money and weekend just to satisfy their curiosity about us.

I could have given them references showing an excellent rental record from B&B rentals in Albany GA but some people only look at paper not people. Good Luck to these future landlords on finding the perfect family.

A waste of money

I have listed my condo in the DC area two separate times on military by owner and never found a renter via this site. The traffic is low.

I just rented it again through Craigs list for free. I have had 104 hits in three weeks on this site and only 1 contact. My condo is appropriately priced for the market, well maintained, and three miles from the Pentagon.

I would tell potential landlords not to waste your money and just screen, screen, screen using Craigs list. You will get a LOT more traffic and depending on your location, find a military renter anyway.

I payed a fee to list my home on military by owner.com hoping to get a few leads and sell my home.What I received were numerous calls from realtors.I wouldn't of cared if the site had been free,but it wasn't.I was loosing my job and needed to sell.If I had wanted to list with a R.E.I would have done so.I think this web site is BOGUS, and set up by realtors as a source for leads.Don't waste your time or money with this Co.its not worth the grief.

I love MilitaryByOwner.com. I rented out and later sold my home to a Air Force captain who found my house on Military By Owner.

I also listed the home on craigslist. I received a bunch of inquiries from craigslist but mostly from people who couldn't qualify on credit.

I think it's odd that people complain about getting called by real estate agents after listing their home for sale. MBO doesn't sell the information, it's public. Anyone with a browser (including real estate agents) can see the ad and choose to contact the person who placed it.

If you would like to sell or rent your home in an area where there is a military base you should give this site a shot. It's really cheap (like $50) and the people who ultimately contact you are of really high quality (they are mostly active duty and retired military). I didn't want to rent out my home to just anyone. I felt good about renting it to an Air Force family and had good peace of mind because I knew they would take good care of it and be a good long-term tenant.

Although I feel MBO did begin with a terrific business plan of providing a realistic military forum for real estate buying and selling, it has over several years become just another vehicle for real estate agents to generate leads and hawk their listings. I have bought and sold properties from this site, and would have highly recommended the service in years past, but just take a look at any one current page of listings, regardless of the location, and you will see that for every true FSBO listing there are three listed with a real estate agent.

I used this service specifically because I did not want to interact with any realtor during the buying or selling process, but now it is really no different than any other MLS online service. As this site seems to have “sold out” to the realty industry I doubt I will utilize the service again.

Currently have house listed on site, with 812 hits and counting you would think that we would get at least one semi interested person other than realtors, mortgage companies and other "house chasers" that I wouldn't entertain if they were the last company on earth. If you would like to spend your money to provide David Gran with more millions and participate in just being a free "mailing list" for anyone in the housing industry then your money will be well spent.

I’m extremely unhappy with the militarybyowner.com Website. It was a complete waste of money and a huge annoyance.

The only calls I got was from realtors and other unknown businesses.

I can understand if no one was interested in my home with a down economy but I did not pay money to be solicited. DON’T WASTE YOUR MONEY ON THIS SITE!

I'm a previous member, and have listed my home with Militarybyowner.com a few years ago. I have never had this kind of problem.

I don't think that it is the sites fault, since Realtors can do whatever they want to get information. They can check out any other sites like FORSALEBYOWNER.COM for example. It is just unfortunatate that they called you.

I personally think that MILITARYTBYOWNER.COM is a great site for Military members to list their homes. It reaches many people and best of all, Military people.
