I've been here since 6/30/25, and it's been the biggest regret of my life. Let's start with the fact that the apartment I was moved into looks nothing like the pictures or model I was shown online or in person.

A few of the main issues are: it has a bad paint job, the doors were painted shut, so all the entryways are already peeling from being pried open. All the windows are mildewed and rusted shut, so I can't even open them for fresh air, but it doesn't matter since most are missing screens anyway. There are no racks in the freezer to properly store food. The blinds for the kitchen, bedrooms, and living room are all broken.

The padlock on the door was busted, like someone broke it to enter. The tub and bathroom sink were painted, so the drains are weird. The toilet didn't flush properly. I informed the property manager, and so far only the padlock and toilet have been fixed.

I had to super glue the blinds in the bedroom so we can have privacy, but the living room is still exposed, and we have no privacy there.

Because the application process was so time-consuming and vigorous, I was willing to settle with the way the place looks and figure out a way to make it decent enough for now. That was a mistake because the worst was yet to come.

On night 1, my son and I started hearing a knocking noise coming from the apartment next door. At first, I thought it was the AC in our unit but we later found out it is the unit next door. It went on all night and all the next day, only stopping for short breaks.

I notified the property manager, Alejandra, who said she would take care of it. The noise never stopped. I went to her again and played recordings of the noise. She said she would issue a notice to the neighbors.

The noise still continued. By our 3rd week living here we still had not had a full night of sleep. I work from home, so I also can't sufficiently do my job that requires training fellow employees via Zoom and making outbound calls. The knocking gets extremely loud at times and interferes with our lives daily.

My son and I have to sleep in the room together, furthest away from the noise, to drown it out the best way we could. I have continued to send messages and go to the office to make complaints and have been gaslit and/or ignored every step of the way. I've sent messages and left voicemails for corporate and have not gotten a response. I have asked to be moved to another apartment and was told there were none available, even though I see the advertisements for available apartments in the same complex on several different rental sites.

I went to the property manager again.

She said she would come to my apartment and never did. She only said it because a potential resident was there to see the place and she wanted to shut me up in front of them.

Finally on the 22nd of July, Alejandra and her supervisor came to investigate the noise. It was concluded that it was definitely the AC next door and the knocking noise doesn't affect the neighbor because the AC is loud in their apartment. I was told they would have maintenance fix or replace the old AC.

The maintenance guy came during a time the neighbor had their AC off so the noise wasnt happening and i giess conclusions it was fixed. A full week later and the noise continued. I reach out again and was basically told the issue isn't a priority and they have emergencies that need to be tended to. Things that come up suddenly when though I have been notifying them for nearly a month now.

Also, Alejandra had the audacity to tell me to break the lease knowing the penalties I'd suffer from doing so.

Now I feel like they are counting on that for a money grab.

Corporate has not returned any calls or emails I've sent, and Alejandra picks and choses when to answer my calls or respond to text and the office is always locked now when I go.

I now have to seek legal advice on how to handle this.

I do not recommend this place at all! It's a nightmare!

Terrible Communication, Rent not worth.

WARNING: DO NOT LIVE HERE. There are hidden issues EVERYWHERE and they are quick to sign you on and lock you into a contract, and slow to fix any issues. I'd give zero stars if I could, and I'll explain why. I'll include a summarized version of the paragraphs in all caps at the end of each paragraph so you can skim if needed.

First, ants and roaches are to be expected. There's ants everywhere in my unit right now, actually, and I live on the SECOND floor. I've had roach traps laying around for months now (i switch them out as needed). Imagine how bad it is on the first. THERE'S BUGS EVERYWHERE.

Secondly, I moved into my unit in the summer of 2024. I was in my unit for about one week until the A.C. broke down. I submitted a maintenance request, and it was pretty much nothing from the complex or maintenance in terms of communication or repairs, maybe a halfhearted visit from maintenance and empty promises from the leasing office. My unit reached a solid 88 degrees Fahrenheit in late July/early August, and only after TWO WEEKS of me constantly pestering them with photo evidence and demanding compensation did they finally add a little window unit. I submitted my request on July 25th of 2024, and it is now February 10th, 2025. They also screw you over in the contract, because they aren't required to do anything about broken A.C. units unless it's at/above 90 degrees Fahrenheit or at/below 60 degrees Fahrenheit. I tried pestering them EVERY DAY for a WHILE, but still, empty promises. Nothing. I'll give them that a few months back, one maintenance man (lovely guy, by the way) came by and fixed whatever issue seemed to be happening in the bathroom, but there's still apparently issues up top that, of course, still haven't been fixed. *** ridiculous. THEY WILL NOT FIX YOUR A.C., THEY WILL ONLY PROVIDE A BAND-AID WHICH WILL DRIVE UP YOUR UTILITY BILL.

Third, I'm not sure if this is a common thing across all units, but their maintenance and upkeep across tenants is shoddy at best. Instead of properly cleaning, resurfacing, and repainting the bathtub of my unit, they just painted many layers over it, and now there are flat spots in the tub, which causes water to sit. On top of this, the [tub] faucet leaks, and it's running HOT WATER, which means, unless they fix this soon, I'm gonna be demanding even more financial compensation due to the astronomical utility bills. Oh, and because all this water is sitting around, it grows mold. MOLD GROWS IN THE BATHROOM BECAUSE THEY DON'T FIX LEAKY THINGS. LEAKY THINGS ALSO DRIVE UP YOUR UTILITY BILL.

Fourth, this is just not the best area to live in. Break-ins and attempted break-ins happen frequently. Aside from calling the cops, the complex has refused to put in any kind of security system/cameras, nor have they expressed interest in putting up any kind of fencing or gating to let only residents in. THE COMPLEX IS OPEN FOR ANYONE TO WALK INTO AND ATTEMPTED BREAK-INS ARE COMMON.

Lastly, the reason for most of this: The word around the grapevine is that the owners of this place do not properly pay their maintenance. The maintenance men are understaffed and overworked; I'm not a betting man, but it would be a safe bet that they are underpaid as well. I DO NOT BLAME THE MAINTENANCE WORKERS, AS I BELIEVE THE OWNERS DO NOT PROPERLY PAY THEIR REPAIRMEN FOR THEIR TIME OR REPLACEMENT PARTS/UNITS.

Barely livable. DO NOT sign here. The owners are not making sure this place is maintained, and by that virtue, they aren't worried about renter retention or turnover rate either. My situation doesn't seem like it's gonna improve and I'm moving out relatively soon, so PLEASE, heed my (as well as the many others') warnings. You can find literally any other place for the same price that doesn't include this host of issues.

Edit: I have pictures of the mold and the broken A.C.'s thermostat reading 88 degrees Fahrenheit, for those interested.There's also little things I didn't include, like the microwave turntable not working off the bat, or the freezer being broken and taking forever to fix despite my food spoiling. Fun!

My son and I looked at a unit over 2 weeks ago & he submitted the application. Everyone on-site was so kind and said it would take no more than 48 hours for a decision.

We still have not heard any decision (2 wks later). when we call back to check we are told it will be by the end of the day but it doesn't happen. after calling 3 different times finally, they said we just don't know it could be any time we can't tell you that. We move in 3 weeks so they pretty much lied to us and wasted 2 weeks of my time!!

We could have been looking for another place. I don't recommend this place at all!! their customer service and management skills are extremely poor!

they have no one at their Home Office Meadow Wood to ever answer the phone or talk to a human. This is a horrible experience and a horrible management team.

Still no response on resolving any hazards or issues

Within 12 hours of moving in my wifes as well as my own tires were slashed. Management didnt care.

It took one month and contacting corporate to get lights working in parking lot. The apartment is unsafe and management will not make the necessary repairs to make it safe. They do not reply to emails or phone calls. Good luck getting ahold of corporate, they also do not respond to urgent emails or phone calls.

We needed up having to go to the office to finally speak to someone. The manager advised us the work would get done. Its 2 weeks later and havent received as much as a phone call and they will not reply to us. Worst company Ive dealt with in 50 years.

Horrible customer service.

Extremely unsafe but management doesnt care and will advise you that its one of the safest communities with no problems. 100% false.

Company has a F BBB rating and a one star Google rating. If you find a company managed by these people I highly encourage you to read the reviews and BELIEVE what you read.

I filed a BBB complaint and they flat out lied on the company response. I'm sorry they treated a disabled veteran this way but it's not surprising in any way.

Very unsafe complex

Stay far away from the palms at cortez on Bradenton florida.since I have livedhere my car has been damaged several times by a mass of unsupervised children.recently some one has started supplying all the crack addict, and possibly supplying the manager with her drug of choice so its all good.there was a pregnant female killed here a few years ago so new management made sure to clean up.but now that meadow brooke management has taking over the place is back down in the gutter.if you are afraid of drug dealers and gun shots at night this isn't the place for you. Just as of 1/12/14 someone has been stabbed and run over in the complex.this place is a dump you will be a victim of property damage and management wont even put a notice out for parents to keep the children from play in on the cars. Angela the apt manager is a shameless, vile woman having no pride in herself or her community she lives on prop and still won't do anything to change the bad things that are happening
