Verified Reviewer |Defective ceramic tile installation in multiple floor/shower areas
- - McSwan tiles cracked in Oct 2022 under warranty; 10–13 replaced.
- - By Nov 2023 there were 40+ loose tiles; back-buttering lacked; PM not responding.
Called and sent text messages to McSwains PM repeatedly over 20 days with no response. I also left messages on their stores recording system. They finally responded after I received 3 quotes for corrective work and called the PM that work was starting on Monday and you leave me with no other option but legal action.
In October, 2022 we noticed multiple ceramic floor tiles primarily in the master bathroom making a cracking noise and grout joints disintegrating. Because this was still in the one year warranty period McSwan came out with their installing subcontractor and replaced approximately 10 to 13 ceramic floor tiles. Unfortunately no photos were taken nor did we witness the actual removal or replacement work. The problem seemed to be resolved.
Fast forward to November, 2023 or one year later and now we have over 40 areas of ceramic floor tiles loose with cracked grout. We called McSwan. The PM for the Kemper Road location came out with their same installing subcontractor and myself reviewed several areas of damaged ceramic floor tiles loose. The persons present found that none of the ceramic floor tiles were back buttered for a proper ceramic floor tiles loose installation.
The same issues were found in all of the problem areas. This was a blatant floor tile installation by McSwans subcontractor that is also considered to be a latent defect. Photos were taken by the homeowner this time and McSwans subcontractor replaced all the loose tiles properly over a 2/3 day period of time and made a HUGH mess. At this point in time the persons present knew that the remaining ceramic floor tiles that have not been replaced were destined to eventually fail.
McSwan informed us that no more replacement tile work would be performed during this period in 2023. McSwan told my wife to call him if any future ceramic floor tile issues arise. Its now November, 2025 and we have at least 20 to 30 more ceramic floor tiles loose plus tile/grout failure in the master shower.
we have called/texted and sent phots to McSwans PM multiple times with no RESPONSE! HELP!
