Verified Reviewer |Bad landlord, bad apartment
We lived in 1 Montgomery apartments, owned by Marks & co., for 4 years (2020-****). This landlord raises your rent significantly every year.
Recently they have been raising rents by $500/mth. The apartment is very old, poorly maintained, and overpriced. Expect to wait a long time for repairs. The apartments have a problem with roaches and mice.
Monthly exterminator visits do not eliminate the pests. These apartments are extremely noisy. They have paper thin walls, floors, and ceilings with no sound proofing. You will hear everything your surrounding neighbors say and do.
Hope your neighbors are not noisy. If you do have noisy neighbors, Marks and co will provide absolutely no help with noise. They will tell you Noise is what you get for living in an apartment. This apartment building has security issues.
All tenants, all ex-tenants, all vendors, all package delivery services and all food delivery drivers etc. know the access code for the front door of this apartment building. Additionally, many tenants prop open the front door of this building for their friends during Sabbath religious restriction times on Friday nights and all day on Saturdays. This compromises security.
Packages have been stolen. This apartment building is captive to Comcast for internet and cable. Comcast will increase your rates by 100% or more once their promo period ends and you will have no recourse. Also, this apartment building stinks of marijuana.
The smell of marijuana permeates this buildings hallways and often penetrates the apartments of non-users. This smell is offensive. In response to complaints, rather than prohibit drug use, Marks and co. sends emails to tenants suggesting that drug users place towels under their doors while smoking.
Marks and co allows tenants to keep multiple, unregistered, uninsured junk cars in the buildings parking lots. Some tenants also run an unlicensed and uninsured auto repair business out of this buildings parking garages and lots. Read google, Better Business Bureau and Yelp reviews for marks and co. Read your lease carefully before signing.
All marks and co. leases contain a clause that allows them to take 1/2 of your security deposit for apartment repainting if you stay less than 2 years. They will remove this unfair clause from your lease upon request before signing. Their leases also require 90 days notice to terminate.
90 days notice is excessive as the industry standard is 30- or 60-days notice. Requiring 90 days notice limits your ability to search for a new property because new landlords prefer to rent properties only 15 to 45 days in advance. Requiring 90 days notice also allows marks & co to show your apartment many times over 3 months disrupting your quiet enjoyment. Imagine Marks & co showing your apartment every Saturday morning at 9am for 3 months once you give notice.
Do you want them to potentially hijack your weekends for 3 months?
So, ask yourself. Do you want to take a chance on this bad landlord and move into their apartment building where over 10 of their unhappy tenants just recently moved out?
