Huge ripoff maintenance fee is very very pricey

I have been an owner for years. Not only will TMCNY give me a small extension on the number of days I still have for this year, but they also never sent me a bill, but decided that my payment was late, charged me a 16% interest fee and decided to now charge me over 3,900 in fees.

I am so disappointed in the way I am treated and although I am sure that a place that loves to strong arm their guest will care less that I plan to publish what a scam this is.

I would gladly sell this back, but they expect me to just give it back after I have paid over 74,000 in fees and ownership. If you work there, you should be embarrassed on how the company treats owners.

I too have joined the Zimmerman suit as well as I own 2 penthouse weeks with annual assessments for each of over $3700. The owners were scammed.

O.PARK CENTRAL, LLC-MANHATTAN CLUB SCAM

In November 2013 I stayed at the MANHATTAN CLUB, One bedroom-two bath unit 1516. This unit possessed all of the 'boutique' features: broken closets handle and kitchen light, a sofa that had marks all over it, cracked granite tile in the bathroom, peeling wallpaper, and the need for a portable heater due to insufficient heat from the built-in room unit. I called maintenance and the gentlemen informed me that all of the sofas are in similar condition, and that the closet handle and light fixture required an engineer to fix them. Of course, the engineer never showed up.

Being an owner at The Manhattan Club, I am paying around $ 2,300 plus taxes for a 6 night stay one certainly should not be subjected to such horrible room conditions. I could have booked a room online for $ 199 a night and had a more reasonable and less costly stay. It is obvious that the management company is unable to care for the property in an acceptable manner to properly ensure that the guest enjoys their stay. I believe that the management company’s fees of 20% be revised downward until they care for the property in an appropriate manner, or better yet, they should be replaced by a capable management company.

As per my knowledge, there are many TMC owners who are distressed with your reservation practices and misinformation provided by the licensed personnel in your sales department. In my case, I experienced all aspects of violations of an Owner’s rights by O. Park central, LLC: fraudulent mortgage assignment without timely satisfaction upon payment of said mortgage, wrongful registration, many errors and discrepancies in documentation, unauthorized credit card charges, unlawful change of the Event that resulted in mistaken charges, failed reservations, poor room conditions, and misinformation provided by all of those associated with TMC (Customer service, the Board, Financial department). Some of these issues have been previously addresses to TMC, however, O. Park central, LLC. and TMC continue to breach the Purchase Agreement, Offering Plan, By-Laws, and TMC and Condominium Powers of Attorney.

THE MANHATTAN CLUB: A TOTAL SCAM OPERATION

from initial ownership until the present moment: reservations are almost always per a friggin wait list, never at the moment for owners. non owners can rent at almost anytime of the year, and not pay the exorbitant maintenance fees imposed by the greedy MANHATTAN CLUB MANAGEMENT, upwards of $2,000++ PER WEEK OF OWNERSHIP depending on the type of accommodation, AND THAT'S ON TOP OF NYC REAL ESTATE TAX PER WEEK.

DON'T EVEN THINK ABOUT BUYING AT THE MANHATTAN CLUB, or get a consumers' education by attending one of their sales presentations; go prepared with so-called hard-to-answer questions like "are reservations easy to make with a reasonable (shorter than 9 months to one year) time period?"

watch for the bull-s***answers you'll get. later, tell the salesperson that you were warned prior to the sales presentation; they'll have both feet in their lying mouths.

for the thousands of MANHATTAN CLUB...TMC... (200 w 56 st, nyc, ny) owners, defrauded, lied to and scammed by TMC, and having had the former nys attorney win litigation against TMC and its developer, ian bruce eichner, with a totally bad SETTLEMENT, is a sham in itself against owners' rights.

maintenance fees are exorbitantly high, and desirable reservation time is very often not available. two owners have the developed a plan of action to combat these fraudulent actions of TMC. they have introduced the COALITION OF FINANCIALLY DESTRESSED TMC OWNERS. we invite all TMC owners TO JOIN THE COALITION, and we will work together to regain the equity and rights stolen by TMC and to substantially reduce maintenance fees and give owners their rights to claim desirable reservation time.

The Manhattan Club has MANY very satisfied members....I own two timeshares, and booking 9 mos in advance is standard in the industry....Most owners do it with no problem! If you misunderstood, or had an idea that it is "just like" a hotel, that is unfortunate....Points timeshare has enabled me (and my adult children with their families) to experience everything from St.

Maarten to Disney Orlando in great comfort at very reasonable cost. What happened to "caveat emptor"?

considering what current thousands of manhattan club (TMC) owners think about the operations of the club and its highly exorbitant maintence fees (and probably rising), your reply to "happy timeshare owner's" post is relatively accurate. however, i expect that there some people like him/her who have positive reactions due to fortunate experiences with TMC.

THERE ARE, FROM MY EXPERIENCE AND REACTION FROM OTHER TMC OWNERS, NOT TOO MANY OWNERS WOULD AGREE WITH THIS "HAPPY TIMESHARE OWNER" note my comments under the name "chefcristo". also, consider googling THE MANHATTAN CLUB and note the many dissatisfied owners. very rarely will you see positive comments. also go to the redweek.com website and find "the manhattan club lawsuit" forum with over 235 pages of complaints against TMC.

it's unbelievable. that's why the COALITION OF FINANCIALLY DISTRESSED TMC OWNERS was formed.

we have a substantial, and growing following. as a TMC owner who seems dissatisfied, we urge you the join us FEE-FREE.

Ripped off by dishonest timeshare company The Manhattan Club, NYC NY

We took our daughter and a friend here for their high school graduation trip. NYC was awesome and the proximity of the hotel was perfect.

That is where all the good about this ends! DO NOT BUY INTO THIS TIMESHARE IF YOU ARE AN RCI POINTS OWNER ALREADY!!!! THEY TELL YOU ALL KINDS OF LIES TO BUY THEIR TIMESHARE AND NONE OF IT IS TRUE!! We were safer on the streets of NYC that with the sales people Tiffany and Arnie at the Manhattan where we basically were mugged out of $10,000 and now I get to be reminded of it every year with over $600 (which of course will just continue to increase) in maintenance fees at a place that I cannot even book at!!

We were told that the Manhattan was a premier timeshare and that they have access to places with RCI before anyone else and that the Manhattan has their own personal RCI rep that we would call and they would take care of booking all out future booking plans. I told Tiffany that we were already Platinum members and she stated that was just a "gimmick" for RCI to collect money from their members and that they had access to places that RCI doesn't even have listed! AGAIN A LIE!! Before we signed papers the next day after their sales pitch I clarified with Tiffany everything she told us to be sure we understood everything she had said the day before, and she verified all.

We purchased a floating week every three years and now have found out that we can't even book that!! We have been trying since November when we found out everything they told wasn't true to get this resolved, but we have gotten nothing but a run around from them. I CANNOT STATE LOUD ENOUGH TO NOT PUCHASE HERE!!

If you go on the BBB of NYC you will see they have many complaints for their dishonesty! I wish we would have thought to check this before purchasing, would have saved us a lot of headache and money!

Today We filed a complaint with the BBB of NYC. Will see if anything happens.

We arrived at The Manhattan Club on August 23, 2013 with the agreement to meet their sales team for a timeshare sales presentation the next morning on the 24th.

This would cover the cost of our maid fees if we took the time to listen. A sales women did her presentation (can’t remember her name) and we told her we would probably not be interested since we already owned a timeshare and didn’t need another, also since she was new to the job she couldn’t answer some of our questions we had, so she brought in another sales person named Tiffany, who at the time gave us the impression that she worked for RCI our timeshare clearing house. Tiffany went over things again and we told her we didn’t need another timeshare, we had more points than we could use with the timeshare we had. She went on to tell us that there were more benefits to owning a timeshare at the Manhattan Club.

I told her we were Points members in RCI would that change how things work if we were to buy into The Manhattan, she stated “No, we would call her or one of her other RCI agents for anything we needed to book.” She also told us all of our other RCI points would move under the Manhattan Club and they would be our primary timeshare since they are considered Gold Crown. “ I told her our previous timeshare was a Gold Crown and she stated “The Manhattan Club is above them.” Per Tiffany, besides being able to use The Manhattan Club, if you are the owner at the Manhattan Club you get:

1. The personal use of their RCI agents, again she gave us the impression that she was one of them and we would contact her or one of the other girls. Again she gave us the impression that we would /could contact her for all our future reservation needs.

Yet she doesn’t return phone calls or emails and we have since found out she isn’t affiliated with RCI and is not the contact person for the Manhattan Club. And we have since found out we cannot contact their RCI agent

2. Tiffany showed us a binder of all the cities that are unavailable to regular RCI members that she has access to, and that they can make reservations at particular resorts that other RCI members don’t have access to. I told her we were Platinum members in RCI and she stated that was just a “gimmick” for RCI to collect more money from their customers and that The Manhattan Club had first access before other RCI customers.

She stated she would usually only need a few months’ or possibly less notice. I asked her “What about properties like Worldmark booking” and she stated she might need 6 months for those. Again not true since we cannot book through their agent and have to book everything through the regular RCI number like everyone else.

3. Tiffany also told us if we can’t use all our points since we have so many we could also book hotels through “their” RCI agents again, pointing out herself and they could get us great options on top notch places because they are The Manhattan Club.

Again can’t use their RCI agent not an option for us.

After listening to her her sale pitch we thought this might be a nice option for us, we are very busy people and enjoy traveling and sharing our timeshare with our family, and it was nice to have the thought of calling and talking to one person all the time and the fact that she told us she had first access to all these hard to get resorts and some resorts not normally on the RCI list, so we were interested. We asked her what their least expensive option was, because again we didn’t really need any more points for our timeshare. So she had Arnie come over, the other sales person (who raved about Tiffany and her team of agents on their booking skills) and he told us the least expensive was the “every 3 years 1 week option” basically 7 floating days every three years that we could book anytime in a three year period. Again I asked “It doesn’t matter that we are a Points member with RCI correct?” and again Tiffany said ‘No, because we would be calling The Manhattan Club” to book, not RCI.

Again not true, and we since found out that our week just converts to points, and again we cannot call The Manhattan Club to book. As a matter of fact we basically have no more access to The Manhattan Club than any other non-owner in the RCI network and we have to use our other points to even book “IF” it’s even available, we have no priority even though we are an owner. So basically we bought a timeshare we have no access to. The only reason we bought in to The Manhattan Club was because of the perks that their sales team pitched to us.

We had no need for another timeshare, and only bought because of the benefits which they said they could offer. The next day before we signed papers and gave them $9995.00, I re-asked all the above questions to Tiffany and again asked to see the binder that she had shown us the previous day. I wanted to make sure we understood everything she told us. She stated all the same answers.

We signed papers with them in good faith that all the above was true and again the only reason we were buying into The Manhattan Club was the “benefits” they supposedly had being a NYC timeshare, which according to their sales people makes them above and beyond all other timeshares. Every reason we bought this timeshare is no not available to us. All of the above was not true. We paid them in again in good faith and also have paid on October 8, 2013 $665.38 for maintenance fees on a timeshare that we are not allowed to even use.

Their sales team is dishonest in every way possible. I would like to say we were sold goods we cannot use, but in all actuality we gave them $10660.38 for absolutely nothing in return.

Since finding all this out last October we have tried to contact The Manhattan Club directly but have just gotten the run around from them. Since they cannot/will not provide the service they sold us we would like our $10660.38 back and would like them to do a “deed back” and not be owners of The Manhattan Club.

Manhattan Club has mistreated its owners, exorbitant fees and terrible service

We are long time owners at the Manhattan Club and are very disgusted with its practices. Over the years the maintenance fees have skyrocketed to over $2500 per year and at the same time it has gotten more and more difficult to book nights.

You have to call 9 months in advance to book, and even then you are unlikely to succeed. The administration has completely ignored our feedback over the years, and is actually adversarial to its owners. At the same time, they continue to try to sell timeshares to new customers, when the current owners cannot use our time.

We tried to give back the timeshare, but the Manhattan Club wouldn't even take it back from us. We paid a lot of money for it, and it is now completely worthless

Outrageous Maintenance Fees

The yearly maintenance fees for The Manhattan Club have become outrageous. For the 1BR Executive Suite we own, we are paying over $2500.

I can certainly get a comfortable hotel room in NYC WHENEVER I want for $350.00/night. Not only are TMC owners being ripped off for the maintenance fees, we are not able to even get a reservation. In the 8+ years that we have been owners, we have gotten the exact reservation that we wanted ONCE!! All the other times, we had to compromise and accept another date or not use the days.

Of the 8 weeks we have had available to use, we have lost almost 4 weeks because of being unable to reserve the dates we wanted.

The Manhattan Club makes no provision for purchasing back the unit for a reasonable price nor will it help owners resell their units. Needless to say, the market for these units is non-existent so we are stuck with it unless we want to have a foreclosure on our credit record.

The maintenance fees and taxes are now more than $300/night. (Not factoring in the purchase of timeshare).

Availability is zero. In 8 years we have never been able to get any dates we wanted. The units themselves are great. I feel like they have stolen our money.

If you read the Manhattan Club budget, the owner gets an outrageous 20% fee of all the income--this is far, far above the industry standard.

Not sure if a class action lawsuit is possible but we owners need to complain and loudly. I think a complaint to the New York state attorney general would have some weight

Manhettan club scam

If you get a call and expect reservations, tickets to a show and money for food for about $250 you are dreaming. After making the reservations you'll get another call and you'll be told that for the date that you want to go you need to book 2 nights for over $500. They claim that they made a mistake biut do not believe them.

It is a regular scam.

So the bottom line it is a bait and switch and you the consumer should never responde to any call from the Manhettan club,

Manhattan Club

You buy a Timeshare at the Manhattan Club and you are told that it is perfect for visits after seeing a show, weekend trips etc. Well it has become increasingly difficult - actually impossible to book a room at all!! Yet they continue to market Time shares for sale!! They have oversold the available units and weeks, and continue to sell more. They hope that people either get disgusted and give up or trade their unit to RCI which they also advise.

This is a Low Life Organization that has NO REGARD for the Timeshare Owners.

Beware of the FRAUD by all of the Manhattan Club Employees!!

I was told the Maintenance fees rarely go up, mine have SKYROCKETED from $500 to almost $2,000!! You are told you have to make reservations almost a YEAR in ADVANCE, not what the salesman told us!!

Even then it is almost IMPOSSIBLE to book a stay!!!!! Hey would you like to BUY my unit - I will sell it to at the PRICE I PAID many years ago - a SWEET DEAL if it is so GOOD TO YOU!!

The entire industry needs close examination.

The cost of a used time share is a few hundred bucks as opposed to the many thousnds they cost new. You can trade a $300 time share as easily as a $50,000 dollar time share.

they all seem to be way over sold with your chances of getting a location you want next to nil unless you are capable of booking several years in advance.

For instanvce you can get Cape Cod in February if you like, or the Gulf Coast in August of 2020. The actual cost when you add in the extra charges for booking and trading etc is enough that you can combine that with your mortgage/insurance/maintenance etc payments on the thing and take a nice vacation without benefit of a time share.

Manhattan Club NYC Scam

If you happen to be pitched a fractional ownership in the Manhattan Club in NYC, throw it in the trash. I have been an "owner" for a decade, and in spite of promises from the sales group of availability of my unit anytime, even on short notice, it's obvious that the organizers have oversold the occupancy capacity.

We can't use our aprtment, regardeless of how early we try to book it. The place is always "sold out"

And resale value is next to zero so we are stuck paying ever increasing "maintenance" and tax bills.

I suspect the developers are purposely trying to wear out the investors so they can walk away with a free Manhattan building built with other people's scammed money.

This is a scam. DO NOT EVEN LOOK AT THE PLACE

What you see in the models suits "is not what you get".

Try to book time, its almost impossible.

The Manhattan Club has sold more timeshares than they have. Because of that, owners cannot get access to the units they own.

To make matters worse, the suites are being rented on the open market, making availability to owners ever harder. This is a disgraceful operation. I just sold mine, using an attorney. It only took a month.

If you try selling it on your own, it will take forever.

I dont even know how any of this can be legal, this timeshare takes and takes with nothing to give and also discloses nothing during there high pressure sales pitches, like you have "1 week a year" not telling you that you can never stay a Friday or Saturday night though. How do you get a week in?

This is the most assinine thing I have ever heard of!

We have been owners of the Manhattan Club for a decade. Management fees have skyrocketed and availability is zero.

Look at their offer on social living. The MC is offering accommodations for $197/nt. That is less than our one night stay when prorating our management fees.

Also if they have rooms for that why don't they have rooms for the owners. This is definitely a SCAM.
