662 Pacific Parade, Tugun Qld. MADONNA DELANEY I think MsDelaney think buyers are all fools and will take her word without question. Very dishonest agent tells big porky lies looking you straight in the eye. I was interested in 662 Pacific Parade, Tugun. Madonna's she went on about how the owners paid $4 million dollars for the land and then spent $4.5 million dollars to build the house ( complete bullshit, as a quick google search shows that this is a very problematic site and sold for only $995k here is the link to the last sale on this property in 2014 https://www.auhouseprices.com/sold/view/QLD/37191****/662+Pacific+Parade%2C+Tugun+QLD/ ), she just lies to your face! " it cost them over $4.5 million to build the home"she told me... and "it took them 4 years to build it: ..like thats just so amazing! Well truth which a 10 year old can find on the internet is that they bought the land for $995k, it was a problematic site and it took then years and a ton of engineering reports &;;;; submissions to get the plans approved through council.Because its a pokey tiny 400sqm block of land surrounded by 6 other houses- with alot of issues... its not remotely a beachfront as stated in the advert so false information- there are two houses infront of it looking onto the beach. The straight out lies. I had initially liked it and asked our building inspector to give me a report as to issues and replacement cost for the construction of 662 Pacific Parade, Tugun. My builder is a local builder came back with a list of future issues and a replacement value on the building of the house at $1.69 million - when I told him Madonna had said it cost over $4.5million dollars to build he laughed at me and said ' and you believed her thats like $1.15 million per floor! Not possible:)' so the LIES in order to fool you are shocking. She quotes the owners cost at 8.5 million when infact we knows its really a total cost of $2.5 million TOTAL! So this agent was misleading us to the tune of $6 million dollar difference!!! I wouldnt touch it because this woman is a scammer looking for the biggest fool in the world to walk in:)! Buyer beware. This property's real value is $3 to 3.5 .million maximum

This person obviously has absolutely no idea as to how to value a property. This property sold for $9.1m by way of public Auction.

Much of what is said was complete nonsense. Build costs for a home of this type average $5000/m2. At 800m2 that is $4m plus. The land value for this property would be $4m to 5m.

Obviously, this person could not afford the property and was bitterly disappointed to find this out when advised by the agent of the truth.

Clearly, this person thought they could buy the property cheap and rip the Seller off, however, Madonna put a stop to that. Why else would a buyer be so upset to write such a vexatious and ignorant comment.
