Sales Team is good
Construction Team or whoever responsible for building the house are terrible not by in person just the quality of work is disastrous. They dont even care to rectify the issues that you tell them their common words are we will fix them but we will not promise you Im not talking about the minutes things Im talking about the cracks on the doors finishes on the walls and so on.
I moved from a 2 bedroom apartment which has much more better build quality on everything.
It looks like I almost spent half a million dollars on a house and had to take care of it like how you take care of a small kid. Im really really disappointed
Refused me as a customer
I was looking for a new home in Michigan and liked the Scio Township area. I stopped into the Trailwoods community and the two women there told me I was mistaken about the price point, that the homes started in the $600's.
Of course I had looked at the prices online before driving over so was not happy. I left and then reviewed the online info. Sure enough, the single family, large, homes are starting at that point but the townhomes were not. They would be in my price range of $450-$550.
I went back to look at them and the blond woman who did not introduce herself said she'd give me info but had her stuff all over the chair in her office (there were two but my daughter had come with me) and she made no attempt to clear the clutter away so we could sit down. I felt like she didn't want to talk to me about the homes, much less sell me one. Lombardo writes a good online piece about their company but on the ground that woman was absolutely screening customers.
I left there and visited Pulte Homes' Arbor Oaks in Pittsfield Township, Carolyn, and signed a contract to have one of their homes built. Thanks, Carolyn.

Bad service and very bad company rules when building a house
Bad company and very bad costumer service by their employee no help and they just dont care I got the lot on Ryan palm in Sterling hts Mi and everything but every day was some stupid rules I was building 600-700 k home and proved from my side on the money after I went through *** but they just keep messing with me so I just gave up on Stupid Lombardo!! They're charging top dollar and got *** service and homes look at the complaining from all ppl they got homes from Lombardo alot of not happy ppl .. Im glad Im out they make me stressed

Your questions, concerns and deadlines go right out the door and they do not care about them. Do yourself a favor and find a different builder!!!

Installation of bad air conditioner
I recently purchased a home in November of 2018 and noticed that they used Carrier as the furnace and air conditioner. So my naturally instinct was to research them because I've never had them.
The reviews were good for the furnace but the air conditioner I couldn't find from the serial number. I had to call carrier and ask them about the model I was getting and it took him several minutes looking it up to find it and when he did his reply was this is a builders grade and that I couldn't even register it because that serial number and model really don't exist as a consumer model. So I reached out to the builder through emails and calls and told them what I was told and they really in a sense blow me off. So fast forward to about June when it was time to finally cut it on, It did not work the first day I turned it on.
I was told to contact the ProHome warranty for the home. They acted like it was my fault and sent someone out two days later, by then we are baking in the house. He HVAC repairman said it was missing a part on the inside. He fixed it and it was fine, for a month.
Then in July I had to call again because the air was on to hold at 74 and the thermostat stayed at 84. I called ProHome again. Then sent someone out and I had to take off work to be there to let him in. So we go in the basement and it is water on the furnace and the floor.
He went outside and the pipe was cracked because he said it was not a good weld on it when it was installed. Now today, 9/11/2019 we turned the air on at 9am and the it was saying 79 in the house and throughout out the day it went up to 81.
This is the third time that this air conditioner has given me problems and now the home warranty is about to expire and I will be left to foot the repairs for this air conditioner that I have complained about since I could not warranty it. It truly sad that you spend all this money and then they put *** appliances in the home.

Major roof problems due to faulty construction. I am looking for others to join a class action lawsuit.

Cracking ceilings, outside caulking not applied correctly, basement lighting flickering when switched to on.
Ceiling repaired 3 times for cracking in same spot. Still cracked.
Caulk on all the outside windows cracked and split. Basement light circuit: Lights dim by 7 volts when switch is turned on. Ceiling was repaired under warranty 3 times. It left me, the customer, to sand and paint because the warranty said they it is up to the home owner to sand and paint.
Structural engineer was also onsite and "adjusted" things in the joists in the attic. Ceiling now cracked in the same spot. Was told there is no warranty now. Could be related to an earlier problem where roof was not properly attached to the joists.
Basement lighting: 1 circuit feeds 10 lights. When basement switch is turned on, lights going to the downstairs dim by 7 volts. Had switches replaced and still have a problem. Caulking on all the outside of the windows have cracked and split and yellowed.
No longer a sealed.
Caulking should last more than 2 years. Caulking was replaced under warranty on the slider door due to the same problem I see around all my windows.

Brand new house insufficiently built
My house is only 2 years old. Experienced nothing but bad experiences from day 1 of ownership in dealing with lombardo and pro home.
What a joke. Ceiling cracks that have been repaired 4 times for the same crack and now all of the caulk on the outside of the windows have to be re done. That only had a 1 year warranty. I have never been treated with such disrespect from the lombardo warranty company.
Every little thing was a major battle to get repaired. Most of the time the trades who were assigned to the warranty fix never showed up and pro home said they did. Really. And everyone in the lombardo corporate side of things have little care and show no respect once the home is out of their hands.
Even my electrical circuit for my basement is incorrect. Too many lights on 1 circuit. Their fix? They are telling me to stick new led bulbs into the circuit and remove the incandescent.
I still have cracks in my master bath ceiling. Outside caulking was initially applied in Cold and snowy November 2014. Now all split and cracked and yellow. Please think twice about buying anything from this shady company.
You will regret it. Your headaches will start from the minute that you move in.

Awful Experience
Worst Experience ever.. Do not build with lombardo homes. All it is excuse after excuse, we will tell you what you want to hear to make the buck. We purchased our home in June 2013. We were supposed to have completion date of November 2013. We didn't move in until February 2014. Lie after lie, missed deadline after missed deadline. They literally ruined my home building experience. Things installed wrong, things you pay upgrade fee for, they still install low grade items. Damaged items just "covered up"...
I didn't even live in my house 20 days before the family room ceiling came down in my living room due to the master shower leaking. Was told by their own trades that it was leaking from the time it was installed and had been leaking for the whole 20 day period.
Our salesperson is a weasel, and a liar. Says he never said things he indeed did say. Work not completed. It's april and they are saying July before final grades because of frost laws which is inaccurate information. There is no reason why they cannot be grading right now.. cement is understandable.. but the grading it's just an excuse.
The construction manager is a liar, doesn't do his job, our yard was left with piles and piles of garbage. He could care less about quality or cleanliness.. he likes to lie his way out of every situation and talk in circles.
Now that we have moved in.... The trades that are working on the lot next door... were throwing their trash everywhere.. and I mean everywhere.. the street, the lawn, even on our "lawn". They show up to do work (first the insulation guys, then the concrete guys) They pull up with their mcdonalds breakfast bags and other bottles of stuff.. finish drinking it or eating it and then toss it all over the yard.. our "yard". Which then my dogs want to go through our electric fence to get the containers that are blowing everywhere.. the dogs keep getting zapped and its because the trades next door just throw whatever they want where ever they want. Not to mention the yard is just covered in garbage. They are forgetting that people live in all the houses surrounding the area they are working in and it looks.
There's pop bottles, cigarette buds, bricks, wood, siding, nails, drywall, just garbage ALL OVER. The dogs have had to go to the vet from stepping on stuff in the yard. It's crazy how careless the preliminary cleanup was prior to us moving in. I understand there was snow.. but the garbage and rubble is just piling up. If they cleaned as they went, it was way before the snow flew. There should not be huge piles of bricks and *** left over when your trades are done. It is now costing us money and time to try to get it all cleaned up because of the lack of care prior to us taking ownership.
They don't care about their customers, they don't care about following through with quality work, they promise rainbows and butterflies and you get dirt, garbage, and false hope. It was the worst experience of my life. oh and the home warranty offered for 30 day walk is a joke.. unless it's electrical, gas, or water related.. you're screwed.
I would sell this home tomorrow if i hadn't waited so long to get it.. or if i could because my spring work was done. I'm posting photos of all the trash and damages.
