Lockridge Homes: review sites never investigate

I have worked with this company in the past and can say that many of the complaints offered on this site are from people completely out of touch with the building process and apparently never bothered to read their warranty packet. First of all, Lockridge Homes is a franchise.

Just like McDonalds has many individual branch owners, Lockridge has individual builders using their platform. When you got an overcooked batch of fries from McDonalds did you suddenly condemn the entire company from coast to coast? Why do it here? You should have been more diligent in checking out the individual builder who was going to build your home.

Shame on you for not doing your homework. Lockridge Homes is not out of business....obviously, but it's possible one of their franchisees went out of business. Even a McDonalds closes from time to time. People complaining about work not getting done....Really??

When the ground is saturated and you can't drive heavy equipment on your lot without destroying it, things can slow down. But, does the complainant care? Apparently not. I'm sure the complaints would have been quite abundant had Lockridge destroyed their drain field area and made the lot unbuildable.

Warranty issues....apparently some folks think they get a 10 yr. bumper to bumper warranty on the house. No builder offers this!! You get a 10 yr.

structural warranty. People...read your warranty, Lockridge offers the same standard warranties that 90% of the building industry provides.

All I can say is check out the individual builder under the Lockridge platform and then decide it it's a smart choice. Painting a broad brush on issues you didn't understand is counterproductive.

My problem is that my 10 year structural warranty ran out after one year because the 'franchisee' went out of business and Lockridge will not honor it. I have recurring wall cracks and have jacks under the home holding up beams. I did a video for pissedconsumer

Lockridge hires these contractors. It is up to them to make sure they do good work and not the responsibility of the customer to investigate who Lockridge hires.

Out of touch and ignorant is ok because they should get a home built right and not have to worry about a warranty. If you pay a builder they are responsible to turn over a well built home PERIOD

And even with the one year warranty, they won’t honor it. We built a home in North Carolina in 2012.

Every time it rained there was a puddle of water inside my house at the front entrance and the breakfast nook door. Within 3 months the walls had cracks in them, when I called the contractor, who was out of Raleigh, no, they wouldn’t return my calls. The warranty company has no direct phone number and when you email them with pictures and , they want you to send a $250 non refundable fee before they send someone out and even with that, the warranty company(ABS), does not guarantee that they will do any repairs. My entire floor in my breakfast nook around the door became rotten and they said that was not a structural issue.

Of course this repair was never fixed and we had to pay someone out of pocket to repair our floor. As for the cracks in the wall, they waited until the one year mark to repair them and three months later they were back and even worse than before, so we had to pay out of pocket to get the walls repaired. Now I’m having issues with my cabinets. The wall oven cabinet began to split apart from the wall.

I couldn’t get in contact with anyone who would return my calls, so to keep the whole oven from hitting the floor, we had to pay someone to fix that also. Lockridge builds beautiful homes, but watch out, because once you move in, you will have lots of problems and nobody from their company wants to help.

My floors are squeaking and nails popping up in the ceiling. Prices are attractive but dealing with them is not worth the headache and extra money you have to spend on a brand new house.

Googled your address "2799 W 3rd St, Farmville, VA 23901, USA". When using Google's street view it shows the address as belonging to Ferguson Plumbing in Farmville, VA.

If I am not mistaken, Ferguson is a supplier to Lockridge. Also, there is a Lockridge Model Home/ Sales Office beside Ferguson. I am sure your review is unbiased. Just so there is no misunderstanding as to who I was dealing with, Gene McDonald signed all my paperwork.

Rod Martinko was the build superintendent. I understand builders making mistakes. I do not understand their refusal to correct them. I have my phone number (336-599-****) published in my review posted on this site.

Anyone can call and I will give them directions to my house. They can tour my house and then make an informed decision as to whether or not they want to choose Lockridge as their builder

I've been looking at Lockridge homes. I've visited the model in Rolesvilles, NC numerous times.

I was deciding to do with them, but after seeing your post it has made me doubt it. I've talked with Sandra and met with Gene at the model.

Do NOT use Lockridge!

After driving to VA to see the actual floor plan we liked we met with Sandra in the Statesville office...these offices are nothing more than used car salesman! We asked specific questions and have emails to show the answers before we signed and we have found that most of what we were told was a LIE!

From windows, to cabinets, to time frame to literally almost everything. Then the general contractor for the western NC area, Rod is the worst! He lied to us multiple times then spoke to me like garbage when he was called on it. Told my husband he didn't care what we thought, this was his project and he would do what he wanted.

There are MANY examples of his kind of business but the best is they didn't put in kitchen lights, they were on the plan, wired for but they just weren't installed. I asked and he said he'll check, after a while I asked if he checked, his answer was no. Then the electrician told us he had called them the day before and told them not to install them! So he lied to me and just didn't install the lights.

Luckily, the electrician does better business than that and said they would do it because they know it is the right thing. This is just ONE of the many examples of bad business. Don't think the main company cares, the only contact is for Gene McDonald, supposedly the owner, it is an email that never gets a response..ever! I posted in their FB page and my comments get deleted.

The reason you don't see the bad everywhere is because they spend their time cleaning up their social media presence. We have to fix SO much just to move in! We have to repaint the ENTIRE house. They didn't wipe the walls after sanding so the walls have a grit under the paint and they just didn't paint some walls and others there are strips of paint that they missed.

I am honest with everyone and you have not said one word to me so I don't even know what you are talking about.

Never responds or answers phone or returns calls. DO NOT GET THIS COMPANY OR MAN TO BUILD YOUR HOME. CHEAP QUALITY AND *** WORK. THEY MAY WORK 1 HOUR A WEEK ON 1 ITEM THEN IT IS MESSED UP.

TAKING HIS SWEET SORRY TIME! Paint all over cabinets. Sheetrock tape seperating from ceiling seams. Electric panel box on the main wall in between living and dining room.

Windows not caulked.

Porch railing loose. Do not go with lockridge Homes.

My brother is having Lockridge homes build his home. I go over there at different times of the day and week.

Noone is ever working. Broken window. The electrical panel box is in the middle of the wall , main wall in livingroom/dining area. Right in the middle of the wall.

Wth. Why couldn't they put it in the laundry room?. Makes me sick to my stomach. It has taken almost 9 mnths to build a 1400 simple vinyl siding house.

Nothing fancy. What idiots. The builder never responds to him. He is moving from oyt of state and my mom and I check on the house.

What idiots.! I've lived in trailer homes and they have sense enough not to put a electrical panel boxon the main long living room wall between dining in an open floor plan. Would you or they be happy.?? This is his hard earned money.

Cutting corners. I can betyou this, before he signs any papers to finalize it I will go over it with a fine tooth comb.

We are having similar issues. We have filed a complaint with the NC Licensing Board of General Contractors.

Please do the same. This is the only way we can stop this from happening to someone else.

Otherwise they just rename the company and continue screwing people!

I checked with the licensing board. Lockridge Homes has no valid complaints and has never had any disciplinary action of any type against them. Feel free to check for yourselves

I am very disappointed with Lockridge Home Builders. They put in a well wit Hall Well Drilling from Lovington, VA and the driller put in a defective housing unit and now when ever it rains red mud seeps into the plumbing and water system and we are left with red mud for drinking water. Both Lockridge and Hall Drilling should be put out of business.

Out of business, no warranties on homes.

Our house is only 1 1/2 yr.old. Our windows are leaking.

Submitted a claim with a check as required. Just got a letter saying LOCKRIDGE is no longer in business and for this reason the warranty people cannot honor the warranties of their homes because no one works their. SO ANY ONE WHO HAS HOME AND IS WARRANTIED FOR 10 YRS. It's time to get in touch with an attorney to see what our options are.

They are still responsible or Keystone Builders is liable because this is

where they generated from!!!!!

I have not been in my home for six months and everyday I notice things that are wrong with my home from squeaky floors to pushed nails, cracks in the walls,the vanity not connected to wall.. Everyday im discussed with the amount of money I will be paying over the next 30 years for the *** craftsmanship I have.

Lockridge employees in the summerville location is very disrespectfuland not helpful at all. If you are planning to use these builders in the future please don't. They will give you the worst deal of life. Oh I forgot all my vents were installed backwards and we had to switch them around since the house was not cooling off...

PLEASE DON'T USE THIS BUILDER! !!

With 20 years of education and experience, I suggest reading the warranty or manual for your house. It will tell you the performance standards for your region and how your house should perform under normal circumstances.

Drywall cracks, nail pops, cracks at the counters, floor pops are normal settlement within the first year of a house being built. Most builders do a 1 time courtesy repair on most or all you mentioned towards the end of your 1 year warranty period. The house has to go through all of the seasons and humidity levels to settle and adjust on its new ground properly. The materials used which is wood, concrete, drywall, caulk and other natural products need to expand and contract with each season.

Just like a new car engine must be broken in properly.

Do not assume it is faulty construction without the knowledge first. Vents should be pointed towards the windows NOT in to the room for proper airflow and circulation.

Our well pipes are cracked. Can't bathe in the master bath.

The water is brown. Will have to pay thousands to get that fixed. The home is three years old and the air conditioner was not working properly. Luckily it was still under warranty.

Had to pay $400 for labor. We were told it was not put in properly.

Bad custmore service and Horrible quality builders and supplies

Building a house in SC. This is the worst company I have ever dealt with.

It started from day one. The footing were poured and foundation built wrong and not to code, the inspector failed it. They started building the foundation and had to cut a layer of block off because it was too high. They have taken many shortcuts in the way they do things.

They hire the cheapest people they can find and half the time do not pay them anyway. We have a builder threatening to put a lean on our house for non- payment, because Lockridge refuses to pay them. They put cabinets up before painting and got pain on the cabinets, they never dusted after sanding and painted over the dust. There was a broken truss in the support for the roof and they nailed it together as a fix.

They laid linoleum and did not go into the closets, they left the closets bare sub flooring. They pieced the carpet together instead of laying one roll. There is paint and dust and compound all over the carpet because they laid that down before painting and sanding. Holes in the walls that they drilled because they were looking for wires.

Gaps in all the doors. The roof was not done correctly, we had to force them to replace the roof. They did not flash it, and inspector had to make them put flashing up. They come and look at all their mistakes and look at you and basically say sorry it is what it is.

Workers were drinking on the job and Lockridge/Keystone did nothing about it. These people should be ashamed of themselves for treating people this way. These people are nothing but SCAMMERS!! I can go on and on.

Bottom line is Please save yourself the aggravation and DO NOT USE KEYSTONE/LOCKRIDGE HOMES. I have included some pictures of the roof and flooding inside the house and the uneven flooring that was supposed to be fixed and never was.

I, too, have had issues with Lockridge Homes from day one....walls falling because they weren't braced, uneven tray ceiling (looked like an ocean wave).... I could go on and on!

But not enough room and time. I built my daughter her home....we began construction in Mar 2014, and so-called completed it in October!! I am still having problems that they have not corrected.....I've been going through ABS Warranty to get some things solved, but like today,5/27/14, they were to come review 2 problems I had. Did they show up?.......of course not, and I'm sure they will have a so-called excuse.

When I get these problems solved, and if I do, I'll be relieved. I'm certainly going to report them to the Better Business Bureau of SC. I built my son a house in the Columbia area using a different builder, and it's been like clock work with a few minor issues.....3 months total and in their house! So, my suggestion to all of you who are planning on using Lockridge Homes, DONT!!!!!

They talk a good game.....but quality and service is awful.

They will never get my services again nor will I recommend them to anyone. FINISHED WITH LOCKRIDGE HOMES,!!!

Lockridge is Keystone - don't use

Keystone was actually the builder of our house in the Steele Creek neighborhood in Charlotte but I saw a sign in the neighborhood for Lockridge Home. Same people.

I looked on their website and they have the same floorplans as Keystone. Took nine months to build in 2006. We like the floorplan and it fits our family. Upgraded from one ac unit to two.

They only put in one and had to cut walls out to go back and install the second. The one year walkthrough we still didn't have air/heat in two of the rooms downstairs. They came in and again had to cut holes in the wall to discover that the airducts was so bent and twisted that it restricted the air and heat. It's 2014 and we are still having trouble out of the ac/heating units along with about 10 other people on our street.

We believe they put defective units in all the houses. There's also an electrical problem because the power in the master bedroom goes out for no reason and we have to flip the breaker switch. If I had to do it again, I would not build with keystone/lockridge. They do horrible work and don't want to fix anything.

I didn't even mention the sideways window, no screens, no keys to the internal doors, bad paint job, noticable nails coming from sheetrock and shutters falling off the windows after a year. And lets not forget bathroom ceiling leaking after a hard rain or a soaking wet floor under the bedroom windows after any rain.

STAY AWAY FROM LOCKRIDGE HOMES/KEYSTONE BUILDERS

This is the worst company ever!! After the walk though we hand MANY issues that were never fixed.

We did get someone to come back and put caulking around a window that was leaking terribly. We had paint on the floors that we had to remove because they never came back to do it. Nails sticking out of trim, so many nails in the stairs under the carpet is unreal, we are thinking of removing the carpet because its so unsafe.

I have stepped on a couple and gotten pretty bad cuts because of them. Our garage has had to be fixed 3 times already and the hotwater heater has gone bad.......PLEASE DO NOT use this company!

DO NOT BUILD WITH THIS COMPANY!!!

If you are thinking about building with this company, I beg you not to. We signed a contract a year ago and were told that we would have a home in January. Well, January has come and gone and we just now have a completed home as of last week... Except when you walk inside you see missing trim, broken windows, the vinyl siding is warped, the porch steps are about to split apart, the paint looks like someone got messed up on acid and decided to *** up every single wall in the entire home.. almost all of the outlets have rough drywall, Oh and speaking of drywall, you can see almost every beam in the ceiling. Today we are officially out of contract with them. There is supposed to be someone here fixing all the last issues but as USUAL there is no one here. This company is ***. They promise quality and then hire some drunk *** bottom of the line cheap workers who will leave trash all over your yard and half fix everything so that someone else has to come back and do it again. And the builder Aimee Bills?!?!?! Don't even get me started on her. She is horrible. Doesn't give two craps what your issue is, and 99% of the time wont even talk to you. She has never even stepped foot onto the property and has no idea whats going on with the build, but will try and tell you like she knows whats going on. Long story short, if you want to build a home, DO NOT EVEN THINK ABOUT LOCKRIDGE!!!!!!!! They turned our dream into an absolute nightmare.

Horrible Experience

First off I cant even describe how frustrating this was for me and my family. This company is just full of excuses.

A 4 month home build turned into a year and a half. This company uses the bottom of the barrel subcontractors. I can write a book about how crapy the builder and the company is. They string you along the whole time thinking your an ***.

The regional manager Aimee Bills is the anti Christ. When the house was finished it was left a complete mess with over 50 different items needed to be fixed. And over a month since the house has been complete I am still getting the cold shoulder from the builder.

Crazy. This company should not be in business!

15 Months of excuses and still not in the house!!!!!

There is not enough room and I don't have the time to type all the issues we have had with this builder but would be more than happy to talk to anyone even thinking of dealing with these builders. (570)236-**** We are on our 15th month of construction and have filed a complaint with the NC Consumer Protection Bureau and still have no set closing date.

We were told by Lockridge's salesman Sam that the house would only take 3 months to build with 4 months being the worst case.

All I can say about him is get anything he says in writing. Better yet, run from this builder.

Sam also told us it would take 3 to 4 months and it has been 10 months. We bought a home that should have a 2 car garage however, Sam and the GC Greg Evans both failed to tell us that we needed to move the garage to the opposite side of the home. Now our 2 car garage is a 0 car garage because there is 3ft by 5ft deck in the garage.

Terrible craftsmanship

Concrete runs to the walls in garage... No warranty coverage period. I have contacted them multiple times, and missed work several times, and they didn't have the guts to just tell me they had no intentions of fixing their screw ups.. Sad. Do not use this builder. I can give names and references for much better quality and service. I'm building again next year, and I'm definitely not using these clowns. If you are using them, don't fall into the trap if waiting for the one year walk through. Their warranty site advises you to wait for the one year and turn everything in at once. When you do, Doug will not back anything cosmetic, even if it was discussed during the walk through. I would plan two hours for the walk through, and video tape it. This guy is a snake.
