These are just not good people that run this company, if I can save one person for making the mistake that my family made by writing this review then I won't feel so bad about being ripped off by Kim and Terry. First off my wife and I are excellent tenants, we are both neat freaks, take pride in our home, pay our bills on time, and have good credit. So don't listen to all of the naysayers on here (most likely Kim herself or friendsfamily of her and Terry). I had a very bad feeling about Kim from the very start when we were discussing us renting the place. I chalked it up to me being judgemental though, which I can be at times. In this case however I should've went with my gut feeling. When we were originally looking at the house there was some slight superficial damage in the house, beat up trim, bathroom ceiling was peeling a little bit, some of the doors didn't close right, just small normal wear and tear for any house that's lived in. I brought it to Kim's attention and she assured me that she knew that I didn't cause it and that it was there before I moved in. While living there we had a few issues mostly minor one major. We called Kim and Terry to let them know and they always try to take the cheapest route possible to fix the problem, always. I figured whatever though it's not my house it's theirs they can do it they want. However they should've clued me in to the type of people they were and I totally missed it. Fast forward to us moving out and we did everything we could to make the place better than when we moved in. We shampooed the carpets, did touch up paint, scrubbed the counters sinks and bathtub, more than most people would do. We had no doubt that we would get our security deposit back. However when I called Kim she brought up those same issues they were there when we moved in and decided she was going to keep our deposit. My jaw dropped I was so surprised, but looking back I should've seen it coming. It was my fault for not getting something in writing from her so I will consider it a lesson learned, but I would recommend anybody else stay completely away from these people. They buy houses that have been foreclosed and sitting empty for years and do the minimal amount of work to get tenants in them. There's no doubt in my mind that they've ever given all of the security deposit back to anybody who's ever rented from them regardless of what all the fake accounts on here state, that's just the type of people they are. They make their money by screwing over decent and honest people just trying to get by.

LIED to us, Did NOT KEEP WORD, JUST OVERALL BAD PEOPLE and I suggest not renting from them Kim and terry did nothing and lied and tried to cheat my family out of money. These people were awful to us and do not care about you at all They only want money and will suck whatever they can out of you Please do not trust these people i Have talked to a lot of people who agree with me and who have also complained on the net about the same things i am again do not trust these people because they in my opinion and as well as other with *** in the duration of you renting and try to even after the fact

Lighter Properties of Madison County Indiana Managed and Owned by Kim and Terry Goodwin is the worst and most non professional people I have ever dealt with. They lied and deceive us throughout the duration of renting a house from them. I would strongly advise to re consider renting or buying any properties from them. Lighter Properties would have to get better for them to even be awful. Do not take their word on anything, to them they are just words and they do not stand by what they tell you.
